I have lived at Campus Side Apartments (University Commons) for 5 years now. Prior to the new owners, I could not have praised this complex more. With the old owners, I never had any issues with maintenance, office staff, the gym or packages. However with these new owners and staff, I have had nothing but aggravation and disappointment. Below are only some of the issues I have faced with the new owners:
Office staff: Extremely unprofessional, rude, inaccessible, and inconsiderate of their tenants Office staff illegally smokes Marijuana in the office, along with in and around tenants rooms
Maintenance: One man came in without permission (or knocking) when I was in the shower and my roommate was sleeping in which we complained and never received an apology from staff. They don’t clean up after themselves after a job, leaving messed everywhere that you have to special request be cleaned
Mold issues: Countless unaddressed issues regarding mold that arose from an apartment above mine whose pipe burst Several other apartments got mold as well Over a year and a half later, there are still holes in my bathroom and kitchen from the unfinished patch job they did to "seal the pipe" Only “completed” the maintenance after I threatened to get a lawyer involved Office staff and manager did not allow the maintenance men to buy the equipment in order to resolve the problem.
Not addressing serious incidents: There were a few break-ins this past year (2022) and the office staff swept it under the rug by only telling tenants that “Before you go away, please make sure your windows and doors are properly secured.” and “We have recently had some disruptive and destructive actions occur in our community.” NOTHING in the email stated that apartments were broken into and is deceptive to the tenants.
New office policy: Used to be that the office was open 24/7 to go to the gym, play pool, grab packages, and to hang out with friends Now the packages are locked in a back room and only available to get during the hours of 8-4:30. I am in graduate school and my classes go from 8-4:30, so I have no way to retrieve my packages unless I leave classes early The clubhouse is also locked now and was never locked in the past making it impossible to hang out with friends to play pool in the evening or getting a larger group together to watch a show or a big game (superbowl, stanley cup, world cup…)
Rent: Rent increased by about $100 without any increase in benefits to the complex If paying online, there is an additional “convenience” fee BUT is paying with check they don't cash it for 2+ weeks so lose lose situation Gym No way of knowing if the equipment will be broken or working No bathroom available after 4:30 Laundry New staff raised the price of each load ($1.50 min wash and $1.50 min dry) )and you can only do laundry with an app Almost always one or more machines broken
As stated above, these are only some of the issues I have encountered since the new owners and staff arrived. This list is already lengthy and I tried my best to narrow it down as much as I could. However, I want people looking into apartments to get a glimpse of what they might experience here at University Commons. Read moreThis place is probably the exact thing you would think of when picturing a college apartment. The staff try their best, and it's an incredibly average place to live. The particular building I was in always had parking available and it was located directly behind Ginger's. However, there are some major flaws when it comes to the North Building. When I moved in, the manager claimed that someone had lived in my particular apartment recently, but that was obviously not the case. Carpets caked in dirt, an awful mildew stench, cobwebs everywhere, and it was very dirty. Not to mention that there was a terrible yellow jacket infestation I dealt with until late November.
The apartment is a one bedroom, but they had outdoor-strength fire alarms in EVERY room (of a 400 sq. foot apartment) and the sound was deafening. My cat was traumatized from how loud it was. The maintenance guy is nice, but they do not leave a note when they come into your apartment at-will, and only about 50% of the time I got a 24 hour notice they would be coming in. Also, the entire staff smokes, so when they work on your apartment it will smell like smoke. Jenn, the manager, is very accommodating and usually is easy to get ahold of.
Overall, it was not a terrible place to live, but I did also have some major issues.

Remember how I said the place was nasty when I first moved in? After cleaning that apartment with our own carpet cleaner and scrubbing things for an hour, we were still charged and didn’t get our whole security deposit back. When I moved in we cleaned the carpet and the water was black (after 3 times!), the ceiling had mold, there was mold behind the fridge, there was a stench in the apartment the entire time I lived there that I could never get rid of. While the staff are polite 1 on 1, professionally I did have several problems. First, the water from tap is disgusting. It tastes terrible, and smells like rotten eggs. When I complained they said there was nothing wrong and they never got any complaints before. Well I asked some of my neighbors and they told me they also complained about the water. If it was just a local problem I could have forgiven it, but the fact that they lied to me about it, is a problem.
Another issue, the fire alarms became ridiculously sensitive about a year and half into my stay. Several times they went off and summoned the fire department when all I was making was some chicken or a steak. Of course the staff told me it was my fault, even though I've been cooking the same food from day 1. I basically never cooked again out of fear off my fire alarm.
There were many maintenance issues, but every time I complained they would tell me either A it's not the facilities it's me, or B to fix it myself. Eventually I just stopped putting in maintenance requests.
They also stretch the truth about the gym. It's like 3 machines but they advertise it as if it's a full workout room.
