I came out in July and it was a great tour and friendly staff so I applied that day with a move-in of Sept. After my visit, I could not get a hold of my agent. It was 2 weeks before my lease was supposed to start in Sept and Angela, the manager, said my leasing agent will reply on Mon. That didn't happen so I emailed Angela again and she added 3 of her team to the email and said her or one of her team members would get my documents to me tomorrow. Nothing. I still had no idea my move-in cost, utilities setup...and I was supposed to move in about 7 days. I finally walked in and they had trouble getting my documents to have the right move-in date but sent me the welcome letter with my move-in cost and utility info. My agent quit before my move-in but Dave helped me and reached out to me as he caught my welcome letter with move-in cost that was sent previously was wrong and I was being overcharged so he fixed it.
Since move-in: 1.) When I moved in, you could park anywhere as they didn't get numbers on the carport yet. We received an email 10/3 that carport assignment was ready. I emailed Angela right back when I got the email that I needed one. Angela said she would let her staff know and that I should go into the office tomorrow. I went in the next morning and gave my unit# to the lady sitting at desk who said I would get an email. No email after a few days so I replied back to Angela asking for an update. No response from her. A few days later, I went in to inquire and Dave was there so I was hoping I would get it done as he has been the most helpful since move-in. He said I would get a call....Nothing....There seems to be a pattern here. I went in on Sunday, 10/15, and the Assistant Manager was in - she took my unit # and said there is only 1 person that handles it and it's not her. She told me I should come back tomorrow and ask about it again! I never went back in but I emailed Angela and Dave one more time on 10/20 and yep, NOTHING. As of today, 10/26, no phone call or email of my carport even though I have seen people who recently move-in get a carport assigned. The building is 4-story and they were out of garages already when I came in July which was disappointing. 2.) My water heater was broken, rattling and very loud and was reported on my move-in form (I see someone reviewed a broken water heater). I could only turn it on before washing the dishes, before laundry or before taking a shower. I had to turn it off when I went to bed as it woke me up. People could hear it outside from the sidewalk. After 3 weeks, 6 visits and staying home from work a few days to accommodate the workers, it has been fixed. The fix had to have the heating company come the last few times as it was not something the maintenance team handled. 3.) There are kids from the neighborhood that ride their bikes into the community and drop them on the sidewalk to play the games outside 4.) Having packages and food delivery is a hassle until delivery drivers get familiar with the property. I wouldn't request Amazon's over night or early morning delivery as they can't get inside the mail room as it's locked. Dave, who has been mentioned many times in reviews, walked with me through 2 buildings to help me look for my package. I have found my packages in other buildings or missing as Amazon sent a photo of it laying on the sidewalk in front of the door.
The team encourages feedback from guests and residents so hopefully, there is more residents who gives feedback so I know that my issues are not normal. There is only 2 buildings up and they are not fully occupied. I'm worried about customer service when they get the 3rd and 4th building ready for move-in. It is the most beautiful apartment complex and has the most amenities but you are paying for it through the high rent. Community events are a great thing to have as well. I'm sure this will be the best place to live in Daybreak once they can provide the service to accommodate CURRENT and potential future residents. They need a few more people...
Ā Ā Ā Read moreMy time at Novel has had it's pros and cons. My apartment is mostly quiet, though sometimes I can hear outside noises, but overall, the sound levels are good. I love the look of the unit, but there are some areas in my unit where the construction was rushed or corners were cut. Some things seem unfinished, like the paint on the doors, which was done quickly with only one coat, causing it to peel off. Perhaps that's just the way things are done in 2024.
Parking is great. There's so much parking space. Maintenance is great and timely. The community events, such as movie night, are a nice touch and while The Hunger Games prequel is not my taste, it's nice that they offer events for others.
The leasing office people are beyond amazing, aside from one person. He's newer, I don't know his name, but he could be more enthusiastic and helpful. He offered no help when I asked for clarity, often repeating the same information as if he rehearsed it from a book. Everyone else is great and helpful, but the new kid struggles with social interactions. Perhaps he just didn't like me, I'm not sure.
I enjoy access to the lake and Daybreak's various amenities. I also like the amenities here at Novel. The pool is nice, but it can be frustrating when you're trying to relax, and rambunctious children are jumping and splashing around. The complex said something about a new wristband policy to prevent overcrowding in the pool. While I have yet to see the pool get too crowded, I hope this new policy will deter unsupervised or poorly behaved children.
Additionally, the hot tub needs some TLC. The walls of the pool are very dirty, if you look at the numbered pool depth marker, you can see just how much it would benefit from the walls being cleaned.
The gym is super nice. It's quiet and has a lot of options for a good workout. However, some gym patrons use the equipment, leave their sweat all over it, and don't wipe it down. This is not great gym etiquette and it's unpleasant for others.
The micro offices are nice too. Game lounge has been fun to hang out in too. Overall, I really enjoy the public spaces.
An issue that needs urgent attention is the dog waste around Building 2 (or Building B, whichever it is). The building facing the TRAX has a lot of dog waste in the back and around the sides. It's actually disgusting how much there is. While I've seen a cleanup crew during the weekdays, it often seems like the back side gets missed, and on weekends, it's overwhelming. Piles of dog waste in the wood chips make it look like a dumping ground, which is rude and inconsiderate to other residents. The leasing office needs to find a lasting solution because just having someone clean up after irresponsible dog owners is not enough. I feel embarrassed to have friends and family come over and see this mess. A lasting solution is crucial to maintaining the cleanliness and appeal of our community.
Additionally, some residents let their dogs run off-leash near the seating area by the volleyball court. It's not fair to those who don't want dogs running around them while they're trying to enjoy the space. I also see owners letting their dogs use the bathroom near the pool and gym entrances, as well as near the staircase doors. The smell of urine can be overwhelming, especially in the hot sun. Perhaps management could use a natural pee deterrent in these areas.
Another issue is with Level 1 of Building 2/B. Some neighbors put their trash out before the pickup window or on non-pickup days and leave their trash cans out. This results in a stinky hallway, and management could better enforce rules to prevent this. No one wants to smell trash in a windowless hallway.
Overall, I really enjoy living at Novel, but these issues need to be addressed to improve the living experience. I hope management will take these concerns seriously and implement...

I'll start with saying this property opened in October of 2023 and they ARE ON THEIR THIRD PROPERTY MANAGER. THIRD!!! In less than a year?! what does that tell you?
Here we go: There are SO many "little" things that add up to my frustration. FIRST EXAMPLE: the light to the guest bathroom is on the other side of the bathroom, not by the doorway. WTF? the only other one is in the bedroom. so if you come in from the living room, you're going in blind unless the light is already on. good job, geniuses. SECOND -- They give you a cabinet for trash cans (that you CAN'T remove), but do they give you trash cans that fit there? NOPE. so it's a complete WASTE of space that is needed because THERE IS NO PANTRY!!! THIRD -- The bathroom sinks? Water splashes everywhere. The sinks are too shallow for the faucet and water gets everywhere no matter what pressure it's on. FOURTH: the side door to the mail room doesn't work so you have to walk around the mail room and go from the front. You guys are so money hungry, just use the extra money you're overcharging residents and get the freaking door fixed?! FIFTH: the treadmills in the fitness room are constantly not working. The chargers and the fans don't work on any of them either. Music in the gym? They play god awful music. I go through there to get my mail sometimes and it's always boring slow music so I workout at a different gym that doesn't play elevator music. SIXTH: no one picks up dog poop. it's all over the property and is disgusting. I don't even have a dog so dealing with this is SOOO frustrating. Parking is ridiculous. You have the option to get a car port, which I did for the first 2 months but it's not close to my apartment, so I got rid of it as it's a waste of $50. GARAGES ARE $200 AND THEY'RE NOT CONNECTED TO YOUR APARTMENT. are you kidding? I met another resident at the pool and talked about how ridiculous this is, so I know I'm not the only person. If you have an apartment that faces lake run road, expect to have cars parked right in front of your apartment constantly. Thankfully, I'm on a top level so I don't have to deal with this, but that is the only close parking to the bottom floor apartments facing this direction. THIS IS RIGHT NEXT TO THE TRAX. EXPECT HOMELESS PEOPLE TO BE WALKING AROUND. Customer Service - They will respond to you when they see fit unless you owe THEM money. It took me almost 3 1/2 weeks to get the lease signed and overwith because NO ONE WAS REPLYING?! Also, everyone shares the same email!!! so you are constantly reexplaining yourself, getting incorrect information, etc. It's so unprofessional. OVER PRICED OVER PRICED OVER PRICEDDDDDD.
