I lived here for several years, but the last 2yrs were horrible. New and current management, GreyStar is an absolute joke. This company is only focused on collecting money and doesn't bother to properly maintain the exterior. Landscaping is a joke, the hallways are disgusting, the pool water is always cloudy and the staircases are beyond filthy. Painting doors or adding new parking paint is just a way for them to keep the basics looking nice but with no real intention of having the groundskeeper clean the areas that have been neglected not for weeks or months but years. You pay a ridiculous amount of rent to live here because the area is nice and the schools are great but you're going to live in a disgusting complex if you choose to reside here. And as far as the physical apartment goes, well that too is a joke. There is ZERO insulation so this means you will hear everything, I mean everything your neighbor is doing. When it gets hot out or cold expect to waste money cooling and heating your space because the windows are crap, the doors are metal and the open hallways were a horrible idea by the builder. From the photos you'll see that the landscapers dump yard debris behind the fence, too lazy to haul away or place in the 4 dumpsters available. Mold has been spreading on the exterior for years and not once has it been power washed. Hallway stains that never get treated. There's more but if you take the time to properly tour the premises, you'll see it for yourself. Don't let management fool you because they will pick the shortest route to the apt you're interested in looking at, that's by design. As for specific personnel at the office, well let's just say I've encountered all 4, and none of them have ever left me thinking anything positive. So renters beware!

Love the location. Raul and Catherine are great. However, my experience so far hasn’t been what I would expect for the price we pay. Communication is definitely lacking. I’ve communicated that the upstairs neighbors are super loud from 6am until about 1am. Literally sounds like they drag furniture all day. I got no response from the front. I’m continuously needing pest control out bc of roaches & gnats 🤢(not tree roaches but the dirty ones). I’m assuming I have a dirty neighbor bc we keep our home pretty dang clean considering we have a newborn. The ā€œgrassā€ in our ā€œyardā€ is a muddy mess. Maintenance accidentally broke a cake stand (truly by accident) and I was told they were going to replace it- that was in the first 2 weeks of living here. It’s been 3 months and still not replaced. Raul and Catherine are the kindest people and the unit itself is nice. The amenities are very nice. Maybe I just got the one off experience. But It definitely makes me regret moving from a house into here. I pay the same for more inconveniences. (Loud upstairs neighbors, yucky yard, occasional German roach buddies, gnats like crazy - I’ve attached photos of the gnat traps)

I am writing about the worst apartment community in Creekside Park, The Woodlands. I could have done with out these things after changing from Dinerstein to Greystar property management. I Was tired of getting treated poorly by this community This community is not what it used to be 5 years ago because: The care for residents is gone leasing office team is no longer caring. Do not call regional manger she will tell you. "Rent is rent" after speaking to Kara to assist with getting out of my leasing for having to relocate for work. Renting to people who don't care ie: posting their apartment's on Air B and B. New residents applying fraudulently and getting accepted Black mold in the apartments mine and a few others Do not Communicate major changes as in a Management take over Complex has had cars stolen, fights, neighbors who are discriminatory to others that aren't in their nationality groups. Don't like homosexuals. ie: myself

Update #2: Conservice came out to check the meter system in October. It is now December and I have yet to receive a report. The physical meter is working but the data being transmitted was creating 'phantom pulses'. Although, like at a gas pump, the actual meter (dial) is considered accurate BY LAW, management still has yet to acknowledge a correction and reimbursement. After 'limited data' was provided, (a daily consumption spreadsheet NOT including 6 months previous to JULY 2020) I estimated that over 67,000 gallons of water were overcharged. This is NOT a minor discrepancy, it is an outright wrong act of providing fair market value cost for WATER. Other neighbours have suspected discrepancies and I have advised them to come forward.

I have lived with a daily log of activities and have felt extreme frustration for 2 years in a LUXURY Apartment Complex?? I have no choice but to seek legal support. DON'T COME LIVE HERE! Management does not take complaints, concerns or your happiness into consideration. The more turnover there is the more commission the sales people make. They are only nice when selling to you. Sad to say the least, it could be a wonderful COMMUNITY but they don't really understand what that truly means.

Update: As per my original post, the management continues to place blame on consumption saying that they have tried everything. NOT TRUE!!!! After doing my own research on how a faulty transmitter could cause such readings, they have not once changed it out and the reasoning that Conservice is giving them is absolutely incorrect as how water transmitters work. Who else is receiving a bill for $67-$102 for water? 1 bedroom, 1 person, (not OCD) HOW IS THIS POSSIBLE? It simply is not. Get it fixed! If its not the meter, change out the appliances but don't say that you have tried everything to test it! BS

If you believe that you are being dismissed for any concerns you know are wrong, poor customer service, etc. make your complaints known. You are not the only one.

I have also directed this matter the corporation regarding Creekside The Residences located at 26700 Kuykendahl Road. I tried to work with the property management with no answers, no resolution and no lease renewal requested in October. My renewal is mid December. I am dealing with 2 major issues.

  1. I was charged for 7000 gallons of water costing me $102. When I asked about the charges, everyone agreed it is not possible for me living in a 1 bedroom, 1 bath apartment to consume that much water. My water bill started fluctuating May. My charges have been as low as $10 with a high of $20 before May when things started fluctuating. For the last 4 months charges have skyrocketed to impossible amounts for consumptions. When asked for answers as to why, no one has been able to give me any. They sent me to the MUD district that sent me back. They sent me to Conservice, the company that submits the charges. I have asked to see exactly what water consumption I was charged for. Katie, Property Manager, offered a 1 time credit of half the amount to $52. This does not address the past months nor is it a satisfactory solution because I have been over charged for months with no proper record of consumption. They have not provided me with any documentation to support the charges nor do they seem to be investigating the matter but simply giving up on finding one. I have asked neighbours with 2 bedroom apartments and 2-3 tenants and their water bill is approximately $38. Something is very wrong here. 2)They have not renewed my lease after I requested it without the guarantor. I have provided all paper work they requested as proof of income and I have still not received a renewed lease. It is now 2nd of December and I still do not have an amount nor a lease to sign. Penalties for late payment are charged on the 3rd. How is this ok? I hope the corporation steps in. The management has not been able to solve the problems they face nor is their attentiveness to the needs of the ...

I have lived in these apartments for almost a year and have signed a lease for a second year. The following is a breakdown of both the positive and not so positive experiences we have had to date: Positive: • Complex is 2 years old with great appliances, creative floorplans, excellent amenities. • Maintaince staff is prompt, friendly and does a good job. • Leasing personal is friendly and works with you through the leasing process. • The property is in an ideal area with restaurants, grocery store, shops, parks, walking trails and entertainment. Not So Positive: • There are adequate rules and regulations within the lease, but they are not always enforced which has led to the decline in the overall living experience and quality of the property. • Balconies in several units have become storage areas for whatever will not fit inside and are often an assortment of piles of toys, bicycles, pool rafts, furniture or a place to store trash. • We were told that there would be on sight security. That has not happened. The pool area has become a place where loud music with lyrics that are certainly not kid friendly take place without anyone of authority to intervene. With no security the residents either tolerate it or take it upon themselves to try and reason with the individuals playing the music. Not a good situation for anyone. This occurred twice this past week. Kids wander in from the surrounding neighborhoods and do what groups of unsupervised kids do. They use the facilities in ways that causes danger to themselves and destruction to property. On one occation they even came to my door and said they didn’t like me watching the group of 20 plus teens in the common area with voices raised loudly at 11:00pm. None of them lived here. • Garbage is often left in the hallways at all times of the day and night weather there is pick up that day or not. Above the 1st floor garbage stains are prevalent throughout the complex. 1st floor is randomly power washed. Loose trash, food debris and discarded items such as masks, surgical gloves and random items are left scattered about for weeks. Especially above the 1st floor. • We were told that landscaping would transition from construction quality to a more appropriate quality. Nothing has changed. Large areas of bare plant beds. You can get away with this in a newly constructed complex but sooner rather than later it gives the appearance of neglect. • They offer a referral fee if you recommend someone to move in. We did and it took 6 months after the family move in to receive and that was only after many phone calls, many unreturned phone calls, dates given when to expect only to have to repeat the cycle of aggravation again. Absolutely not worth the effort. • Management- because of the above-mentioned items have led to a rapid decline of the property, the kindest way to describe the Management is immature. I was given the impression that the residents were problems, not people. • I attempted to contact the management company about the referral issue mentioned above and never received a return call or email. The complex was marketed as a premier property and charges rent prices accordingly. I re-signed for a second year because I am hopeful that the ā€œpost-opening dipā€ is temporary. We will see. I’ll post an updated review...
