As a resident of Horizon for 39 months it gets 1star. NOISE: In 1 BR only building, just adults, upstairs above bed/bath/garage is so intentionally loud. Washer/dryer units are loud & even w/getting a new one, the dryer door is loud. Our normal noises set off a chain of events upstairs where they stomp, pound, slam things, dog barks/romps around, etc. It really is unlivable & goes against the right to quiet enjoyment for us. We complained about a guest of theirs parking in our driveway (people block/park garages/drives a lot), dumping dirty water over balcony & called “night security” late one night while they were building something. Who knows if contact was made, but I did get an email & spoke w/mgmt about ongoing issues w/noise w/them. Next door has always been quiet w/3 sets of neighbors in 39 mos. Upstairs living/kitchen noise isn’t bad, usually just normal living sounds. The washer/dryers are loud everywhere. COMMUNITY GROUNDS: are dirty & unkempt. I recently asked about new mulch & they stated there wasn’t authorization for it (last time was 2023 maybe 2022). Trash is piled in plants/shrubs/inside fenced AC compressor area & vines are wrapped around units. Wrappers/napkins/food packaging in near dead plants all around buildings that’s been there months. Landscape is only fully maintained at the office & main stretch, & enough to make it okay. Gardens are just dirt. Dogs poop/urinate & there’s nothing but dirt to absorb the smell. Palm fronds still dangling from getting nicked & not removed. Outside of buildings are dirty/never cleaned & gates are broken, a lot; still use old/outdated fobs not smart device apps. Non residents come use the pool/car wash. Doors/gates propped open either there or mailroom. Speaking of the mailroom, this summer it was hot in there for quite a long time. One day it was hot & smelled rotten. I emailed mgmt & was told someone left food in the locker & they’re working on the AC. It was fixed, but it’s right back to being hot in there again; yesterday someone placed dog poop in the trash can inside. It was hot, stuffy, & smelled like dog poop. MANAGEMENT/MAINTENANCE: I had a water leak from upstairs that maint. “fixed” w/kilz spray paint. Of course that didn’t work. It got worse & had to cut out the ceiling & redo it. The spray paint mist got all over our things that we cleaned up. When the washer/dryer got installed the maintenance guy said, “oh, I don’t have a towel to clean up this water.” AND LEFT! I had to clean up not only water, but trash/dirt/debris left. Had to call him back because he didn’t turn the water on. The new unit came about when the old dryer would overheat/shut off. Told maintenance outside vent needs cleaned. Wouldn’t do it. Did the inside & didn’t work. They called their “professional” company & show up w/out a ladder. We told them we’d get ours from storage to get up there & clean it! Nope. They did the inside again. Didn’t work, then got a new one. Our “renewal offer” for good standing, never been complained on, paid on time, current residents, was the usual increased base monthly rent. We didn’t renew, & our apt is now (maybe it rented since yesterday?) offered FOR MUCH LESS to a new resident up to $409.00 PER MO. BASE RENT LOWER THAN WHAT THEY OFFERED US. Lastly, terms in the contract they overlook, don’t proactively address, or pacify w/empty email “reminders”: Nothing hanging off balconies, no commercial vehicles…I did inquire & was told this is now allowed if it fits into a parking space. When is this going to be updated w/all residents that signed a legal binding contract stating no commercial vehicles? No trailers, one was parked well over a year & when I inquired they told me they had to find the owner to remove it. Number of guests/parties at pool per resident, no maintenance on vehicles…hood up, tires off, …still happening, no washing vehicles in driveways, no animals in mailroom/amenities…this happens every day…no wonder it stinks, & residents not picking up after dogs. Read moreAs current residents: We moved back to Horizon Wiregrass Ranch (previously owned/managed by Altis) after having a wonderful living experience years ago. We did not think the change in ownership or management when the grounds were sold would change the experience living here. We were very wrong. We have had several issues while living here. This review would be far too long to list all of them but our top two are "being charged late fees & the recent apartment fire". Late fees accrued due to access to the rent portal only being available on the day rent is due. Our rent has been taken out of an un-authorized account several times and we get the $300 late fee due to their technological error. We have proved sufficient funds in the correct account, yet still had to pay these fees. Concerns always falling on deaf ears with unprofessional, degrading responses from management. We no longer can do electronic payments due to lack of trust in their system and certainly with management. We have to go out of our way every month to get a money order. Secondly, we experienced a fire here below us in November that was concerningly never addressed to the community. There was no courtesy or concern after this fire and considering we're the ones who contacted authorities after hearing a very faint beeping noise from somewhere inside the apartments because the alarms did not trigger any immediate response we expected more. The experience and how it was handled was extremely concerning and we no longer feel safe living here. There was no system set in place for this emergency. We have never been checked on after the fire, considering our entire unit was filled with smoke (couldn’t leave windows open due to how strong the fumes were even outside) and breathing was difficult for almost a week post-fire. This was not a small fire. Everything in the apartment below us was completely destroyed, floors, walls, appliances, counter tops etc. This was SERIOUS. There has been no notice of construction starting or when it would end. Being the tenants directly upstairs from where the fire occurred, we should have been notified of this from the beginning. We still have not had notice but have listened to construction all hours of the day, starting as early as 8am. There’s constant drilling, banging, yelling profanities as well as there are consistently workers outside smoking on the grounds (being this is a smoke free community). We listen to the dying fire alarm downstairs every day due to batteries not being properly replaced, after the fire. Above all else we have continued to live with these inconveniences since the fire. We have communicated several times to all levels of management with no empathy or resolution. We simply wanted them to do what is right and let us leave without having to pay a ridiculous amount of money after feeling forced out of here. They would prefer the money rather than do what is ethical. We are being forced to live out the remainder of our lease due to lack of empathy or concern from management. Their solution has been relocation (no thank you). Never addressing or apologizing for what has occurred. Zero ownership or accountability, simply copy and pasted responses. We wouldn't even be considering relocating or much less writing this review if we felt safe living here. If there is one review you actually take into consideration, let it be this one. Keep looking, there are many other more appealing apartments in the Wesley Chapel area. We have approximately 345 days left and counting each and every day. Read moreI recently moved out after living at [Horizon Wiregrass Ranch] for two years, and overall, my experience was positive.
Pros: Location: The location is one of the best features of the complex. It's close to Wiregrass Ranch Mall, 20-minutes away from Epperson Lagoon, and shops/restaurants in close proximity. A backroad away from Walmart and the krates. Making it very convenient for daily errands or a fun night out.
Quiet & Safe: The neighborhood is generally quiet. Gated-community so It made my family and I feel safely nestled.
Maintenance Staff: The maintenance team was always responsive and quick to address any issues. Friendly of course, they try their best to wave and chat in between responding to other maintenance runs. Typically, things were fixed within 24-48 hours each time.
Amenities: The amenities I especially enjoyed were the pool and car wash station.
Cons:
Parking: Parking can be tricky, especially in the evenings. If you don't have a reserved spot, you may need to park further away or wait for a space.
Amenities: The common areas were poorly maintained throughout my stay. The outdoor pool table was in rough shape, with the pool sticks being noticeably worn down. The movie theater room was unreliable, often malfunctioning on multiple occasions when I tried to use it. In the gym, a broken mirror wall remained unfixed for quite some time before finally being repaired. The pinball machine was out of order both times I attempted to play. Coffee was only available during office hours, which was inconvenient. As for the dog park, while its location near the preserve was nice, the grass was frequently overgrown, and on one occasion, a snake disrupted what should have been a fun play day with my dogs.
Front Office Staff- Staff turnover at the front office was frequent, which sometimes made communication inconsistent. However, Kystine was the exception—she was amazing at resolving any issue and was always proactive in keeping me informed. Her helpfulness and dedication were a highlight during my stay.
Monthly Community Events: The monthly activities at Wiregrass were inconsistent. While there were occasional food trucks, other community-building events were lacking. Activities like movie nights at the clubhouse, poolside yoga classes, or events designed to bring residents together were noticeably absent, which could have greatly enhanced the sense of community.
Overall: I highly recommend Wiregrass to anyone seeking a convenient and family-friendly place to live. The community is close to top-rated schools and the Advent Health Sports Complex, which offers a scenic walking path with views of cows, lakes, and nature preserves—all in a low-traffic area right behind the complex. Additionally, popular spots like Culver's and Cooper's Hawk are just a short walk away, adding to the convenience.
