Ogemaw Title handled a sale for us on a vacant property. The people were very nice during the closing and had all the necessary paperwork in order. We did not go through a realtor, so the title company emailed us a long list of items they needed from us before they would set up the closing date. There was absolutely NO DIRECTION on what some of the items were and I felt like I was bothering them by asking questions. There wasn't even anything written in the email that had the attachment on it. I honestly thought it was spam at first and didn't do anything with it for a few days. They requested documents that we would never have access to and did not even exist! They wanted us to prove the Trust that we purchased the property from - 7 YEARS PRIOR - was a certified trust and was in existence at the time of the closing. How the heck were we supposed to know????? We never even met the people we purchased the property from. The prior title company would have done their due diligence, so that request was ridiculous. Another week was wasted and I finally told them that we could not provide that information. I had to threaten to move to another closing company if they kept asking for it and they finally dropped the requirement. At the closing, we were given 2 checks, but they were made out to our Trust names and the bank would not cash them. Here we were with $121,000 and had nowhere to deposit it. The title company never gave us an option to do a wire transfer and they absolutely refused to change how the check was made out. I get it. We owned it in a Trust, but it was a LIVING TRUST and the checks should have been made out to us as TRUSTEE, so we could sign the checks over to our personal accounts. That would have satisfied us both, but they were very bitchy when I asked and they flat out refused to discuss it any further. Luckily, I work closely with a private bank in Toledo that was able to accept the funds.
I owned an accounting business for over 20 years and my father bought & sold many properties over the years, so I have worked with lots of different title companies and I was not that impressed with Ogemaw Title. I will never us Ogemaw Title again. I'd rather leave the county than have to work with them again.
I will end on a positive note and say that they were very friendly AT THE CLOSING. The lady at the front desk was ALWAYS friendly. Their building is easy to find and was pretty clean. I hope this helps anyone who has a choice of...

On this occasion we had a property that was paid off for a year, the lending company had difficulty and changed names. When we ask for the deed the property was placed in a trust, their was no way to speak with the lending company but some way they found a way to get the title commitment and get the company to sign off the trust work.
I would recommend this group 1000% and would encourage you to do business here.
