Northfield Townhouses — Local services in West Orange

Have lived here for over 20 years and I don’t know why I never thought to leave a review…I do know why I’m leaving a positive review now…We recently had some back to back issues that reminded me of just how lucky we are to live here. Most recently Tim(who is meticulous and a master of his craft) replaced our basement sink. It was quite possibly original to the building, a classic but it was time to move on. His diagnosis of our plumbing issue and the initiative he took with finding a suitable replacement that made us feel like we were getting an “upgrade” were typical of how professional and beyond competent Tim is when he approaches our needs as a tenant. While on the case he reminded us of some minor things that he could do for us we had forgotten to ask about and also educated on on the reasoning behind some of his decisions how to handle them that would lead to less frequent need to address maintenance issues by being proactive. He’s the consummate professional everyone needs and most people don’t realize or appreciate until they don’t have them anymore! Thank you Tim you are the best! Having lived here so long I feel I have to also tip my hat to Jay while I’m posting, just the other day when we had rainwater come through the basement window(I did say back to back issues) Jay was over in an instant with a wet vac and some fans, he also diagnosed the why and how to fix and I felt the need to insist repeatedly that it was ok to wait until the next day so he didn’t hold a giant pole in a lightning storm outside our place. I’m sure he wouldn’t have, but he made me feel like a priority and that he wanted to fix it asap. Next morning someone was on the roof and the issue is resolved safely and completely. These two back to back issues and how expertly they were handled are typical of why we feel confident recommending the townhouses as long as they keep providing this highest standard of care for their tenants. I lived here for two years and really enjoyed it. We got one of the remodeled units and were happy with the finishes. There is minimal noise from neighbors but nothing out of the ordinary. I never heard anyone's TV or music playing. Being a townhouse you won't have any upstairs/downstairs neighbors to worry about so that's a plus. Bathrooms are small but nice.

Jeff and Jay work in the office and take care of the place. They were excellent! Friendly and hard-working. Anytime we had an issue it was taken care of ASAP and done well.

All the neighbors I met were really nice. Some people had kids, some were retired, some were just starting families. There's a playground, pool, and dog park on the property. The area is wooded so you'll have lots of squirrel neighbors too.

Location is great, right across from Turtle Back and South Mountain Reservation. If you like to walk or run, you can use the paved path they have at the Orange Reservoir. Lots of hiking trails around there too. 10 minute drive to the movies, restaurants, and shopping.

The neighborhood is quiet with a few walkable food options. It has three lots to park in and I never had an issue finding a spot. The driveways can be a little tricky to find so be patient if you're getting delivery, the drivers might have trouble finding the entrance. If you're going to the office use the one off Northfield Ave right after McDonald's.

We had a little trouble figuring out the best way to pay rent since no one on site handles that. Eventually we just decided to pay online but I wasn't a real fan of the website K&S uses. It takes a little figuring out and didn't always display our correct rent price (only by a few dollars or so). Had to call and work it out a few times but they always corrected it. Overall not a big deal. Definitely recommend this...

We loved Northfield townhomes for the few years we lived there. Having a full finished basement was a lifesaver during COVID to create more play space indoors. The first thing we noticed when we found this location was that it was tucked away. Surrounded by trees you feel as if it is a private development even though you are on Northfield ave with access to everything you need.

Being across the street from the zoo, playground and park space is ideal with young children. Pet friendly and very flexible with move in and out schedules.

The neighborhood is full of friendly caring people who have either lived there for decades or are new additions.

I cannot say nearly enough about the staff and company behind Northfield Townhomes. Jay and Frederico are the two current day to day managers as I write this and you couldn’t find two people who care more about others. They are always ready and willing to help and know all of their residents by name and check in when they see you walking about in the event you have any needs.

Having had some not so ideal interactions in the past with leasing companies I didn’t know what to expect, but the Kriegman&Smith staff are honest and fair in all of their dealings. Certainly did not have any poor interactions and they always did right by us.
