TJ Maxx Is Opening A 40K-Square-Foot Store—Its First New NYC Location In Over 10 Years

TJ Maxx just signed a lease for a massive new Manhattan store, marking the retailer’s first new NYC location in over a decade. According to RIPCO Real Estate, the discount chain will take over a 40,000-square-foot space inside Herald Towers on Broadway between West 33rd and West 34th Streets. The store will sit next to an upcoming 55,000-square-foot Old Navy. Herald Towers, once the McAlpin Hotel, was converted into rental apartments by JEMB Realty and features more than 100,000 square feet of retail space at street level. The corner storefront many New Yorkers remember as Gap has been largely empty since 2020, aside from temporary pop-ups. Landlord principal Jacob Jerome said the lease helps accelerate the resurgence of Herald Square retail, reinforcing the area’s status as one of the country’s most important shopping districts. TJ Maxx is expected to open on the ground and lower levels by the end of the year. The deal represents the brand’s eighth Manhattan location and is reportedly the largest lease for a new retail store signed in New York over the past two years, according to the NY Post. The opening is also a rare bright spot in a retail landscape that’s struggled with vacancies and turnover since the pandemic. While neighborhoods like SoHo have rebounded faster, Herald Square has faced some of the city’s highest retail availability rates. Major brands including Uniqlo, Forever 21, and Kay Jewelers have exited the area in recent years, making a large-scale commitment from a national retailer especially notable.
