Checking in at 2pm we expected the cafe linked to the rooms to be open so we could get the key. It was closed so had to ring Thomas who arrived within 10 minutes to provide key to Room 2. Room was functional with a sink, kettle with tea coffee etc. Bed was comfortable. Sink was cracked.|The room was at the front, noise from busy road and raucous public with window open but we were ok with this.| Thomas explained that the| ' continental breakfast' was provided in the room with a fridge. This included porridge pots, pain au chocolate, yoghurt, fruit juice, bottles of water, fruit, couple of single portions of spread and jam. He said there was bread for toast,milk etc available in the shared kitchen if we needed more, and the continental breakfast items plus tea coffee in the room would be replenished the next day plus clean towels if we asked the person cleaning that day. This did not happen! Got back from our day out and nothing had been replenished and the room was untouched. Went looking for breakfast items the next morning in the kitchen but there was nothing available in the fridge or kitchen except bread. No one was around to ask for more supplies so another guest kindly gave us theirs. If you pay for a breakfast then you would expect the host to provide this. We met the lovely cleaner as we were checking out and asked about why the breakfast replenishment was not done & she said it was the responsibility of John, the owner, or Thomas to do this.|Very poor customer service especially when we paid over £100 per night for somewhere just outside the city centre and no one available to deal with this.|There are 2 shower rooms, both very clean but the larger one had a broken shower holder. |On a positive note, location was great. I am leaving a review specifically for the Guest House portion of this business, as I did not have the pleasure of checking out the bakery or deli due to an employee holiday. I actually stayed there for two days with my girlfriend back in mid-July--which was apparently a very exciting time to visit Belfast.

Upon arriving at the guest house, I called our contact and someone rushed out to meet me, give me a key, and provide a tour of the premises. And then they were off, and we were left to enjoy our little room. And I'm understating it a bit--the room was actually fairly large and quite comfortable, with a window that opened onto the street. We had some neighbors in another room, and, admittedly, the soundproofing left something to be desired, but this place is a guest house, right, now a hotel. The room had a sink, a refrigerator, some snacks for us, towels...It was nice.

There was a kitchen upstairs, but we really did not use that at all.

There were also two bathrooms (I believe), both of which had a shower (I believe!). We only utilized the one, and it too was fairly spacious and clean (except for when one of our neighbors decided to trim his beard into the sink and then just...left the hair).

Overall, I had no complaints about this stay except for I didn't realize that it would be an employee holiday when we showed up. It would have been nice to check out the bakery/deli proper, however, that really isn't a fair complaint--workers should take holidays as needed.

Great experience! Very happy with my stay. Spotless clean place, felt safe as a solo traveller (locked main door, CCTV), I read other guests found it noisy, I am a very light sleeper myself but no issues with the sounds, maybe because my room was in the back. There is a nice pub close to the property, SPAR store as well. Good conections with public transport. The breakfast at the coffee downstairs- it's an art 🎨 😋 😍 Perfect for my stay.

D’abord, pour le manque d’amabilité du personnel d’accueil, que ce soit dans la boulangerie ou lors du Check-in, qui ne sont pas souriant, et n’essayent même pas de d’être arrangeant sur l’horaire, on ne peut même pas laisser un petit sac ou veste à la réception en attendant d’avoir sa chambre, car ils n’ont même pas un système d’arrivée autonome, malgré un prix ahurissant. Car oui, parlons du prix, hors saison à Belfast pour une chambre avec salle de bains commune au 3ème étage sans ascenseur qui est plus cher que des hôtels 4 étoiles dans le sud de la France. Pour finir, j’espère que vous n’aurez pas besoin de vous reposer et bien dormir, car c’était mon cas, et avec l’isolation sonore inexistante, et le manque de respect des autres clients, vous êtes sur que vous vous ferez réveiller à chaque heure de la nuit, même à 2h et 3h du matin, par des cris et des rires dans le couloir. Dans ma chambre, on entend les gens aux toilettes faire leurs besoins. Si jamais cela n’est pas suffisant pour nuire à votre sommeil, le petit frigo de votre chambre qui fait un bruit de tondeuse à gazon s’occupera aussi d’essayer de vous empêcher de dormir! À éviter, tout simplement.

Visited with some friends from London. Great location. John was so friendly and helpful. Great food, extremely comfy beds in the rooms, could not have been cleaner. A nice surprise at the free breakfast when we stayed. Along with the fully equipped kitchen and cereal. Incredible value for money. Thanks to John and LWR Ormeau. Can’t recommend highly enough 💚
