I would like to share my candid feedback as a Bumiputera buyer with significant property purchase experience
Bumiputera Reserved Units Frankly, the units reserved under the Bumiputera quota appear to be of poor selection, with locations and layouts that do not appeal to serious buyers. Other developers I have dealt with allow flexibility to choose better units and subsequently convert them to Bumiputera lots. Unfortunately, Aspen’s current approach feels discriminatory and discouraging. Showhouse vs. Actual Build-Up The showhouse design and build-up do not reflect the actual units being sold. This misrepresentation raises serious concerns and creates unnecessary mistrust in the buying process. Customer Experience I did not feel welcomed or valued as a customer throughout my interaction with Aspen. This lack of hospitality strongly influenced my decision to withdraw interest from Aspen projects altogether.
For context, I have successfully purchased 10 other properties across different developers, and this experience stands out negatively. I hope Aspen takes this feedback constructively to review your approach and improve both transparency and customer care moving forward.
I even visit and wanted to purchase VERSA. my sales consultant (mazura) did not attend even i have change the slot. I have decided to go with non bumi unit at 5th floor and had mention to prepare a quotation so that can proceed for booking. Management across all properties built by Aspen in the surrounding area has seen a myriad of complaints from residents coming in, from building defects all the way down to contractors the business engages doing shoddy jobs that have taken any where between several months to years to fix.
Frontline staff can only take the brunt of the complaints, with no real decision makers or problem solvers taking charge to come in to actually get things in line one by one. Residents have been talking, and if things keep up like this, I don't see how people are going to stay here for the long term.
It is an amazing area, and the idea of Aspen Vision City is certainly very good. I can see how the surrounding amenities would be amazing in the coming years if things are done right.
But if the only thing the development group can manage is simply erecting buildings as quickly as possible without addressing resident's actual needs with their homes - I think it will turn into a failed development project with an Aspen ghost town instead if they...

The Batu Kawan project, launched in early 2019, only began handing over keys in 2025 — a delay of more than five years. While other developments in the area managed to complete their projects even during the pandemic, this developer frequently cited COVID-19 as the reason for the prolonged timeline, which felt unconvincing.
There were also issues with the TNB submission being delayed, further pushing the handover schedule. Communication was frustrating, with frequent changes in sales representatives, making it difficult to get consistent updates. I also encountered unprofessional behavior from some of the sales team — including dismissive or arrogant responses, which left a negative impression.
