Please do not move in here. They really donât like their tenants. All they care about is your rent. The only time they reach out is if you are not on the auto pay online and then they offer you gift cards to put your payment back on autopay. Never been late on my rent. Never cause any problems. Keep to ourselves but these people who work here donât like when you send a request for maintenance. Or if you have a question about how to vacate, when you have to give 60 day notice. They do their superior best to mess with you. Iâve had an electrical problem in the apartment since day one, they donât care. So when the building burns down and people get hurt here this will be out there for everyone to read and I hope their insurance company sees it first. Itâs been 11 months. We moved in in the first phase. New building. Second problem. Little red plastic piece that holds the convection rack up in the microwave broke. We have been asking for that to be fixed forever. They actually told us on an quarterly inspection âJust donât use itâ after we had been trying for a few months to get it fixed. So months later after that and more work requests itâs still not fixed. So no convection oven for us. âJust donât use it!â But we pay for that in our rent every month. Elevators break here all the time. Just today, again it wonât go down. Tried to report it to the office, all the doors are locked. A paying tenant isnât allowed in the office without an appointment. You canât get an appointment because no one responds to your calls or emails. And when they respond to your emails they donât read the whole thing and simply deal with what they feel like dealing with. Itâs a shame really, because these are decent apartments. This could be an awesome place to live but until someone actually cares about their job and this complex and wants to do the job they are paid to do, itâs not ever getting any better. The texts and emails they send you all the time are so negative, always complaining of noise or dog poop not getting picked up. How about something positive. How about you handle the management issues without involving every tenant that lives here. Why donât you have a forum for all the complaints so those of who donât have any issues donât have to listen to everyone else complaining all the time. My opinion of all this place has to offer, but my biggest gripe and opinion is that it feels like this place is run by teenagers who havenât got a clue. There is no professionalism or maturity that comes with a job of the magnitude of property management. I hear thereâs a new manager. Not sure how that will go. I wonât be here for chapter 2 of the CODA saga. I am throwing in the towel. We all work too hard for the money we spend to live somewhere to be this aggravated. I mean, can you believe my air conditioner filter pictures? They changed my filter and folded it to make it fit. Then it caused my ac to leak water inside my unit. So then they come back the next day and put in another filter, still not the right size, and guess what? Itâs still making water and going into my unit. I tried to call the office but they donât answer. I went to the office but Iâm locked out and not allowed to go inside without an appointment. While trying to get to the office the elevator didnât work. Again. Are you getting the picture? Stay away from this place. There are better places to live. Oh yeah, and my garbage picture, where the bag isnât 100% closed, although tied up and properly inserted into the garbage can we are suppose to use and put properly outside the door at the right time. REALLY! You threaten to fine me because the plastic tie strap that is built into the bag doesnât always function 100% right and you want me to give you $25, give me a break! This is teenage drama... you guys act like your babysitting a bunch of 4 year olds instead of working for your tenants. Thatâs right, you work for us! We pay your salary.    Read moreCODA Apartments is the definition of luxury living and their apartments reflect that. You'll walk into marble countertops and high-end appliances that I have found difficult to find in any of the other communities in the area.
The building is fairly new and the hallways and shrubbery are maintained regularly. The amenities are also amazing; specifically, the pool is always kept in pristine condition and is only messy after a rain storm and even then it does not stay that way for long. The elevators are also very impressionable.
I did have my AC break and the maintenance staff arrived the same day I posted the request and were very professional and friendly. They explained to me step-by-step what was going on and I felt like I had a strong understanding of the issue and was not left in the dark. In all honesty, I have to continue praising the maintenance team because I was not expecting such a fast and complete response to the issue I had because I was used to waiting a couple days in my previous communities.
The office does biweekly events like food trucks, giveaways, and free food (donuts, pizza, breakfast etc.) pretty frequently. Management is also friendly and professional and have always treated me with respect and courtesy. A great example is a TV i had to pick up from the office which I completely forgot about. They held on to the TV for a whole month until they finally reached me; I feel like other communities would not have forsaken the office space for one resident and that detail made me really appreciate the people behind CODA.
The only criticism I can think of is that the trash system is a little unorganized and some residents are not courteous about how they put out their trash for collection. However, the community has little control over that so I don't blame them.
Overall, living in CODA apartments has been a great experience and they have raised the bar for whatever community I go to...
   Read moreSo, I moved to Orlando in May 2020 for work, and I chose CODA primarily because it was one of the few modern apartments in Orlando that offered an in-unit washer and dryer. Initially, I was impressed by the brand-new apartment and being the first resident. However, my experience quickly soured.
The walls are incredibly fragile; even a light wash can strip off the paint. Cleaning anything requires repainting, which is a hassle and could lead to charges.
The quality issues extend beyond just the walls. The paint on the patio door chips off if the blinds aren't perfectly aligned. Moreover, the carpet, wood flooring, and doors all exhibit flaws like dips in the floor, gaps in the carpet, and misaligned doors causing damage.
The staff's attitude is unacceptable. While they were pleasant during lease signing, their behavior deteriorated afterward. They seem disinterested and unhelpful, displaying a lack of respect for residents.
Lockdown procedures were overly restrictive, with limited access to amenities outside of "Normal Business Hours." This inconvenienced many residents who work or have commitments during those times, and it's disappointing considering amenities were a selling point.
Soundproofing is inadequate; noise from neighbors, nearby facilities like the fire station and hospital, and even police activity disrupts daily life. Living here means enduring constant disturbances.
Safety concerns include malfunctioning smoke alarms and unreliable security gates. Maintenance's response to these issues has been insufficient, leaving residents feeling insecure.
Overall, while the location may appeal to those near UCF, the numerous issues with the apartment complex overshadow any benefits. I won't be renewing my lease and advise others to seek better accommodations to avoid...
