We came to the USA last year in May, and this is our first visit to this country, our first experience of renting a house in America. It turned out it’s not that easy as we thought it to be, especially if you don’t have a credit score. We spent so many days trying to find a suitable apartment. And one day we found the Park at Arlington Ridge. Thanks to the sensitive and professional attitude of our leasing agent Josephine Azmitia, everything went very smoothly. Josephine is a professional in her field. She is very kind, humane, understanding. Such a nice woman with kind eyes, with an open heart. Always smiling, positive and supportive! One of the main, probably, criteria why we chose this place is her. When we came in, when we first started talking to her, we really felt the warmth. And thanks to Jozephine, the move-in went just fine. She helped us with the application, she helped us with the execution of the contract. And everything was great. Also, in general, this place is just a wonderful place. I would say it is a piece of paradise. Why? Because for families, I think, this is the best. Very convenient location. There are two schools nearby. One elementary school, one middle school. We have two schoolchildren who went to the elementary school. And the school is just wonderful. Excellent teachers, they hold a lot of different events. And considering that my children came with zero English, after six months the result was noticeable, they already started speaking English. Also, there is a supermarket Giant nearby. You can easily get to the metro. The staff of our community and the service are simply top notch. Everything is always clean, everything is always beautiful, well-groomed, ennobled. There are wonderful playgrounds nearby. There is a football field, a basketball field, a baseball field nearby. You can easily get to the metro by 87 and 87P buses.And we are very, very, very happy that we ended up in this place. We lived for a whole year, just enjoying life in this place.

I've lived here for a year and there has been the good and the bad. On the plus side: The apartment is comfortable. Maintenance requests are handled quickly. The overall community is pleasant and has a nice neighborhood feel. I've always felt safe here. I had to break my lease and they were very reasonable about not charging outrageous fees. I've had good neighbors, but I do hear noise coming from next door and above me. On the negative side: Leasing office staff does not respond to emails or requests to call back. It felt like once they had my deposit check, they didn't feel the need to communicate with me further. Walking into the leasing office is the best way to get someone to deal with an issue. Near my apartment, the trash dump is woefully inadequate. Every day there is a dangerous assortment of oversized and often sharp/broken items left next to the path where children and pets walk. Loose bits of trash get blown around the surrounding area. Kudos to the dedicated facilities staff for trying to keep it under control, but The Park has failed to address this inadequate trash dump (see photos). As a grown adult, I am not allowed to sit by the pool or swim a few laps until the lifeguard is on duty, which isn't until 11:00 on weekends. Overall it's a nice apartment and a nice complex, but there are several significant deficiencies that impacted my stay here.

Beware of Horrendous Management and Security Issues

I’ve lived at this complex for four years, and while the proximity to I-395 is convenient, that’s about the only perk. The property management is absolutely horrendous, and my experience has been a constant battle. Here’s why: Flooding Issues: Over the span of four years, my kitchen sink flooded at least 10 times, damaging the under-sink area, carpet, and personal belongings left on the kitchen island. Despite reporting the issue promptly, responses ranged from waiting an hour just to stop the flooding to waiting days for repairs like replacing carpets or setting up air vents. All I received were apologies—no concessions or proactive solutions. Lack of Security: While the area is generally safe, the property’s negligence in addressing security concerns is shocking. Virginia is known for car part thefts, and over two consecutive years, major thefts occurred here—rims stolen, exhausts cut off. The management’s response? A police car parked at the entrance. No security cameras, no additional lighting, and certainly no real effort to prevent future incidents. Additionally, I had two bikes stolen from this property, valued at $3,000, again with no recourse since there are no security cameras onsite. Unreasonable Move-Out Charges: Upon moving out, I was slapped with $2,000 in charges for things that make absolutely no sense. Despite returning my keys early and after an inspection where I was told my unit would be gutted and renovated (due to its outdated style), I was charged for items like carpet, bathroom glaze, drywall, and refrigerator repairs—all items slated to be replaced anyway. To make matters worse, they blocked my ability to remove myself from autopay during the move-out process, resulting in unauthorized charges directly to my debit card. I’m still fighting this issue and will update this review once resolved.

Final Thoughts: The management here has demonstrated nothing but incompetence and poor customer service, consistently putting their residents last. From frequent flooding and unresolved security concerns to unreasonable charges and questionable billing practices, this property has been an ongoing source of frustration.

If you value peace of mind, fair treatment, and responsive management, I strongly advise against renting here.

They removed my access to maintenance request or else I would have posted the numerous request. The maintenance team - the actual guys working there are awesome and come ready to help and fix. The leasing office is the problem. Rarely available , rarely receive calls back. I have to walk to the office to have my issue rectified.

Oh my microwave went out. First they told me we don’t have any in stock it’ll be 4 days for them order. I told maintenance that was unacceptable and not my problem. I had to complain to the leasing office to have them take a Microwave from an empty unit just so I could avoid eating out for 4 days or resort to heating food in an oven.

At this point I’m going to list every single problem I’ve ever had at this property bc I have been more than understanding over the years but after receiving this move out charges it’s obvious I was not a valued renter and this property will blindly charge you hoping you will Not catch there mistakes.

The invoicing was difficult to comprehend. For a unit that is being remodeled why would you charge for carpet. Or even better for a replace that constant flooding on record not caused by tenant. You charged for a completely operational fridge with no damage so I can’t wait to hear why I was charged and again Fridge will be replaced in new remodel. I plan on mailing back parking pass. I’ve lived in that aprartment for 4 years why are you charging me for re glazing. You would have done that regardless for new tenant as this gives clean new look to apartment. No hole in wall was bigger than a quarter. You then also debit me 310$ for 4 day rent. Then charge me 350$ for 4 day rent. It just...

I’ve been living in this apartment community for almost two years now, and I can confidently say it’s been one of the best places I’ve ever called home. Everything from the location to the people who work here has made my experience genuinely positive—and it’s a place I look forward to coming home to every day.

First off, the neighborhood is absolutely beautiful. It’s tucked into a peaceful area that still feels super connected to everything you could possibly need. I love how close it is to Pentagon City—you’re literally just minutes away from the Metro, shops, restaurants, and grocery stores. There's a major shopping center nearby, which makes errands and weekend browsing incredibly convenient. But even with all that city access, it still feels calm and residential in the best way.

One of my favorite things about living here is how active and outdoorsy the area is. There are some amazing running trails nearby that wind through beautiful, tree-lined paths. I’ve spent countless mornings and evenings out there and never get tired of it. And if you're into sports or just want to be around that energy, it's a short and easy walk to the tennis courts, baseball field, and even a full soccer field. It's honestly a dream for anyone who likes staying active without having to get in a car.

Inside the community, everything is well-maintained, clean, and taken care of. Any maintenance requests I’ve submitted have been handled quickly and professionally, and the team does a great job keeping the property looking its best. It really feels like they care about the environment residents are living in.

The leasing office has also been amazing throughout my time here. Everyone is friendly, responsive, and approachable. I especially want to recognize Josephine, the leasing manager, who has been there for me from day one. She helped me through the initial lease process, made sure move-in went smoothly, and has continued to be incredibly supportive ever since. Even now—almost two years later—she’s still just as helpful, kind, and on top of things. Whether I’ve had questions about renewing my lease, navigating policies, or just general info, she’s always been quick to respond and truly goes above and beyond. You can tell she takes pride in her work and cares about the residents here.

There’s something incredibly comforting about knowing that the person managing your community is not only professional and capable, but also kind, approachable, and sincerely invested in your well-being. That’s who Josephine is. She’s the kind of person who remembers your name, checks in just to see how things are going, and always greets you with a genuine smile. In a world where good customer service is becoming rare, Josephine is a breath of fresh air!

All in all, this is more than just an apartment—it's a community that’s thoughtfully run and located in one of the best spots in the area. Between the beautiful surroundings, the easy access to both nature and city life, and the people who make it feel like home, I really couldn’t...

*2024 Update 2 Move out was an extremely smooth process. Successfully got my full Security Deposit back after keeping my apartment in perfect move out condition. Thank you again for all you have done, Park at Arlington Staff!

*2024 Update I have now concluded my time at The Park At Arlington Ridge. Because I was moving in with someone I couldn’t stay here, but for the two years I’ve been here as the below view has shown it has been an awesome place to live, and I really feel that this was my home. The manager, Maggie, the assistant manager, Carla, Ricardo, Josephine, Altima, Sagar, everyone in the office was magnificent, and I will never forget my time here and they’re awesome customer service. But the book doesn’t stop there as with the concierge, all of the staff, including but not limited to Louisa, and all of the maintenance staff including but not limited to Josh, and Mike have also been tremendously awesome. I truly recommend this place to live for anybody looking for a place they want to call Home but also with management that knows how to treat his tenants. That is in short supply these days, but all I can say now is thank you Park At Arlington Ridge and I hope you bring others as much joy as you brought me!

**2023 Update The Park At Arlington Ridge is an amazing community and it all starts with Ricardo and the management team there. Not to mention the awesome staff downstairs in the maintenance office beginning with Josh and the concierge’s team beginning with Luisa. This isn’t just an apartment complex. This is a Community where you can set your roots and truly call at home. The team is so friendly and so helpful that you never have to worry, and they’re always ready to help you. The events they host give you the ability to meet your neighbors and make new friends. The affordability and cleanliness of the units make it very easy to live here. I appreciate everything they’ve done since I’ve lived here for the last year, and I will continue to recommend people to this wonderful community, and I think them for their awesomeness. This is the second time I’m going to be moving this way, and considering I had a bad experience at another apartment complex the first go around, I was very critical this time in finding a great place and The Park hits that mark.
