We did not want to leave! This was our first time ever in the Cocoa Beach Area and only our second time in Florida.
Last year we went to an island but the island wasn’t ready for visitors this year due to being hit by 2 hurricanes. My children insisted that we go somewhere else in Florida as we live in New York and it was still snowing when we left.
After days and days of research we found Beachside VR and found this property. I’m also skeptical booking places where no one else has been ( we rely on friends to use their past experiences to help us book our next vacation)
We decided to give this a try we will definitely come back and trying to plan our trip for next April.
BEAUTIFUL if we didn’t have an 11, 14 year old who wanted to explore the area we could have stayed at the house the entire time.
The pool was a bonus we only used it for a few hours one day but the kids loved it.
The garage game room was a huge hit. when we would come back to the house our son spent his whole time in the game room.
There is a lot of things within walking distance. We walked to the beach one day and Ron Jon Surf shop all within 3 minutes of walking. I wouldn’t recommend walking with younger children as you have to cross 2 busy intersections but adults and older children can easily get everywhere by foot.
We walked to the Cocoa beach Pier it took 8 min on the beach and 15 minutes walking up Atlantic Ave.
We highly recommend Pier 62 (on the pier) and LaCatrina Mexican Restaurant (around the corner from the house)
Fat Donkey for ice cream was a great experience but a 10min car ride. It was extremely busy but worth the wait. They have both soft serve and hard serve ice cream.
Lighthouse Cove miniature golf was fun.
A 3min drive you can find tons of public beach parking for $5 an hour.
It was 1hr 15min drive to Disney Springs. We’ve never been to Disney and it definitely gave us the Disney Vibes. If you want a boardwalk vibe to shop at highly recommend. This was the only thing Cocoa Beach was lacking. We went arrived at 5:15pm and it was not busy.
We ended our trip with a sunset cruise through Dolphin Family Tours. We weren’t expecting to see Dolphins, Manatees, etc as we wanted to be out on the water during the sunset. This was amazing and only $45 per person. They only allow up to 6 people so it’s more like a private pontoon rental for half the cost. We saw 20-30 dolphin pods that swam right by our boat and 2 manatees.
Negative- These are just a few things to consider but please do not let it hinder you from booking this property.
The queen bed was more like a double bed and very uncomfortable.
The “master bedroom” with the larger bed is on the side of the house with the kids bedroom and shares that bathroom. The queen size bedroom has the en-suite bathroom on the other side of the house. We thought it was the other way around.
The en-suite bathroom is very very small and the shower was small. We are tiny people and bumped our elbows a few times on the wall shampooing our hair.
If you have small children I would recommend the adults sleeping in the bedroom that leads to the pool. Yes there are sensors that beeps when the pool door opens but if you are in the master bedroom and possibly kitchen you wouldn’t get to your child in time. The pool doors are very secured and do lock but I would recommend a high latch as well. We had an incident many, many years ago where my son got into a pool so quickly with a locked door and pool alarm and door sensor that at age of 3 he could reach and unlock. So pools always make me nervous.
If you are considering this property book it now, you will not be disappointed. We can’t decide if we liked the island or this better and we thought it didn’t get any better than the island we went...

Downside - not all the beds were comfy and the living room furniture was SO uncomfortable. Tiny couch and two weird wood and wicker chairs. A deal breaker to be noted - after completing all checkout steps that were required we later received a charge of $450 on our debit card. They charged for extra cleaning time for some washable marker on the table/cabinets and dirty couch and a curtain rod that the screw had stripped and fell on one side. We did pay a cleaning fee at booking and we booked a month long stay. It did not list that a deep clean needed to be done prior to leaving nor was any supplies provided besides a broom and dust pan during our stay (I did go buy some as cleanings needed to be done). I understand that I did miss some marker and an extra charge for that is fine but $450 is them raking us over the coals. They said it took the cleaning crew 6 hours to clean the place. They brought a newborn baby to the cleaning so I’m sure that slowed them down. I also want to note that I did schedule a maintenance appointment to fix the broken garbage disposal and have them look at the curtain rod that had fallen as people could see right into our window. At the time of the appointment no one showed so I texted the company and they said they would reach out to them and get back to me. No one ever got back to me. This would’ve been a 5 stars review but that additional fee I just can’t justify. At the end of it they agreed to refund $130 for the original cleaning fee which means we are still out $320. To me, if someone books a month long stay you should adjust the cleaning fee appropriately as it’s clearly going to take longer than what’s usually required. Lesson learned here. Read moreFirst let me say that the layout is great for a family vacation. With 6 bedrooms and four baths our group of 11 was very comfortable. There's a very adequate indoor gathering area plus the back patio and pool areas. Although the beach is out of view across the road, an access road (35th Street) allows you to drive your beach items up to the beach and it's an easy walk back and forth. The beach essentials mentioned in the description include boogie boards and chairs. There are two decks with the front having little view but providing shaded parking and the rear deck overlooks the pool and offers a good view of the banana river. There are two gas grills and an adequate kitchen with the necessary appliances and even some coffee and condiments. There are plenty of towels and the beds are comfortable. Laundry room has a full size washer and dryer.
By now you're probably thinking that this is the perfect vacation rental house. Although there is much more good than less good it's only fair to mention those things too. A/C kept upstairs very cool but downstairs was too warm for some. A fly swatter is located in the kitchen desk drawer and it was greatly needed. We must have killed close to a hundred flies inside the house. It was easy to get them as they eventually landed on the windows and doors. There were also annoying flies on the deck and by the pool that weren't so easily dealt with. Hopefully management will read this and do something for future renters. Although the house and grounds were mostly clean there is a good bit of deferred maintenance inside and out. The floors could have been cleaner, especially under beds and furniture and some toilet tissue and towel racks in the bathrooms were broken or missing.
