3.5/4 out of 5 Please remember this is just MY EXPERIENCE and I mean no rudeness. Just MY experience at move in and being here. I have been here since November and waited to post till I had been here a bit longer. Things have been ok, not great but ok. I do like my apartment, the tall ceilings and its spaciousness. It’s quiet for the most part, minus all the kids…. Not that that’s a bad thing. The amenities are ok, what makes it def worth it is the location, if u like up and coming areas. Very close to many things, but traffic will be an issue in the future with all the new builds so that may put some people off. The pool looks nice and has a nice club house. For the amount of money I pay I did expect better quality dog park (very old and broken down) and the dog wash place still isn’t hooked up (but they could be waiting until summer). The concrete floors in the apartments def need redone (holes and broken) as well as the appliances (microwave is cool, but dish Washer could def be replaced). My W/D was gross when I moved in, still had tons of lint from previous owner, honestly a lot of the items still had dirt and grime from previous owners. The leasing people are responsive and did have someone come out and reclean but it was all very surface level cleaning as I’ve noticed the longer I have been in the apartment. They also did reimburse me some for some of the issues, which was truly appreciated. I still feel like I’m living in a place someone else lived in, which I know I am but for over $1600 a month I feel like it should be way cleaner. For example the window sills are disgusting and to the point where I may need to hire someone to come in a do a DEEP Clean. Overall, it’s not bad and they are nice but just maybe hire a DEEP CLEAN before moving in. They just need to do better cleaning before people move in and update some of there appliances and floors. They were great at hiring dog poop cleaners because for some reason in this area NOONE picks up after their dog. So that’s a perk! Just a couple Examples below of what some things looked like at move in. They will replace something’s if u ask, for example I requested replacement of the bathroom vent (pictured below) and they were quick. Maintenance is great and they are prompt to come and fix things for u if asked. I also really love that they have vendors come out and do different things throughout the month. I feel like if they did a better job with the cleaning and updates this could def be a 5/5 Review for Residences.

This place is a rip off. If you have the money to live here you have the money to live somewhere else. First off, there’s a camp of homeless people in the park across from the complex. Numerous people including myself have had items stolen from them. The staff in the office have absolutely nothing to do with it and blame the city for the lack of control. You will also hear every single noise from the city and the interstate. Not only that but they charge you for services like valet trash that never works and pest control that never shows up. They get the cheapest appliances they can and take weeks to replace even important things like your fridge, washer, and AC. they can’t keep consistent staff and they are rude and passive aggressive when you bring up any issues. Theft is rampant, people speed through here all the time blasting loud music. This place sucks and for them to bill themselves as a luxury apartment complex, it’s a stretch

UPDATE - This company is even worse than I thought. Manager Shawn Denny replied to my review asking me to call him. When I called him at the number provided he never picked up or returned my phone calls. I heard from a collections agency last month that he reported it to collections and since they were unable to contact me at my new address my credit score has dropped by about a hundred points. Oh, and the amount he reported is about double what he told me it would be. The ONLY issue I've ever had with my credit. Thanks a lot Parks at Nexton and Shawn for reaching out to me before reporting it. Real big of you. STAY AWAY!!! *

I liked our actual apartment for the most part. Everything was new and clean. The location is definitely not prime, but it isn't terrible. What WAS terrible were the details of our moving out. Let me just preface this by saying that we signed a 3-MONTH LEASE. We knew that we would only stay for 3 months and were very clear that we would be moving out at the specified date. When I went in to sign the lease I had a very tired very grouchy 6 month old baby with me. I read through the lease but apparently skimmed over the part that says you must give 60 days WRITTEN notice before moving out, even if the lease you sign is already ending. This is a bizarre concept to me and I've never encountered this in any of the 6-7 apartment complexes I've lived in. Anyways, the people who had me sign the lease were very smiley and got me into the apartment in a few hours. They gave me all kinds of details about the apartment but not once did they mention the fact that I was expected to give them written notice that I was moving out just one month after I had moved in. I would think that telling them 3 months earlier when I signed the lease would be enough. It would have been common courtesy for them to mention this when I signed the documents. I spoke with several people who also lived in our complex and they also had no idea that they would need to give additional notice. When we asked the leasing office what we needed to do to check out they told us that we didn't give them notice in time and would be charged an outrageous fee.

We were also charged twice for a cleaning fee. That has since been rectified but I was surprised that it happened in the first place.

Long story short we got a bill about a month after we moved out for around $1800. I was SHOCKED. My husband and I will both start graduate school in the fall and have a 1-year-old son. We can't afford to pay all of this extra money. This could have easily been avoided if they had quickly mentioned this very important detail. Even when I went back to double check the lease the language was NOT clear. If I hadn't had a screaming child in my arms I still would not have interpreted the lease that way.

I would stay away from this place if you want to be confident that you won't get unexpected charges on...

While i do believe my apartment to be slightly overpriced from what ive got, its an ok place to call home temporarily. Its close to work and places i frequent. However, if i had known a few things first, i probably wouldnt have signed a lease. The apartment itself is great, but my neighbors are all nightmares. I knew when i was told that even in the bottom apartment "you can barely hear your neighbors upstairs" it was a crock. But holy mother our upstairs family of 5 neighbors are loud at all hours, even their children are still running around at 3am. So dont let them fool you. Also, bugs are a problem. We live in the south and where the apartments are in this developing place... theyre unavoidable. But my next door neighbors insist on leaving their trash and personal things in the breezeway 24/7 just ringing the dinner bell for all insects, which has caused more to come visit me! I spray my aparment inside and out appropriately so theyve calmed down. But next door neighbors suck. They avoid me by placing a do not disturb sign on their door. Im not sure if management has received my emails about them but if they just walk the complex, they have multiple lease violations all over. Im not sure why, but also their phone for the lease office seems to always have a busy/disconnected tone. Nice people there, always helpful, but always have to walk over to talk to them. I agree with another persons post as well about service requests. They either never show up until you go physically search for them in the office or they send someone at random for incorrect or services not needed. Then when you ask that guy if he could fix the thing you needed fixed, he somehow cant do it. One thing that bothers me greatly and im not sure if its legal, but ive had a service person enter my apartment while i was home sleeping. I was not called before hand to expect this person and i sleep in the daytime with earplugs (nightshifter). So after i had heard the knocking, i dressed and went to open the door and at that time someone was putting in a key. I grabbed an object to arm myself with and a man is opening my door. Scared the hell out of me. He identified himself and apologized, but that was the biggest red flag of all. That man was very lucky. I dont even submit service requests anymore unless its something big because i really dislike dealing with it and i fear that happening again. Id give a full 5 stars for better neighbors and cheaper rent, but in all reality, where the heck are you going to find that combination in...
