I have lived at 33 west now for almost two years (half way through my second 15 month lease). I am moving out soon so I wanted to get a review to alert other people about this location. I have overall enjoyed my stay, for the price it is a great location and a mostly quiet community. There are several positives and negatives to living here, but ultimately you get what you pay for. I'll start with the positives: -Maintenance: they have several guys that work on the property daily. I don't think it has every taken more than 24 hours to get any of my tickets completed. They are always super helpful and generally provide more than you need. -Price: This is one of the more cost effective locations to live in the area with great access to 595, 95, 75 and turnpike. -Amenities: They recently re-vamped a lot of the amenities here and they turned out great. Unfortunately they were done right before covid so we haven't been able to enjoy them (until recently) but overall they are awesome. -Apartments: The designs are a couple years old, but my apartment and garage are both really nice and function very well. They don't have any old smells, damaged pieces or areas or the like; everything is very nice. Now the negatives: -Office Staff: the office staff here has a high turnover and I've only had rude experiences with many of them. There is a new young man that is nice, but several others that are a nightmare to deal with. They are nice before you sign the dotted line, but hope that you don't have to interact with them often after that. -Packages: the package system here is awful; stolen and mis-delivered packages everywhere. If you login to the resident portal online, the entire activity feed for the community is people saying they've had packages stolen or "misplaced" (if they're being polite) and are looking to get their package. I've always noticed but never had an issue until recently. When asking the office staff about it they said they don't help and its not their responsibility. I understand them not taking liability at all, but they could simply provide a security camera in the mail/package room and it would eliminate the problem completely...unfortunately they don't care enough to help, it is just "tough luck" (which is their attitude about a lot of things). -Upon moving in I was lied to about the functionality of the fire pit (it still doesn't work two years later) and some additional amenities, but that person no longer works here; either way it rubbed me the wrong way. When I toured they said it (fire place) worked great and people sit out there often...after moving in (two weeks later) I found out it's been broken for 6 months and they haven't bothered to fix it. -Traffic: living near the front can be a bit dangerous for youngsters or pets. People routinely drive 20-30 mph or fast along the driveways to get from the front to the back; I've almost been run over several times myself. -Parking: You only get one parking pass per leasee and if you get a garage you lose one of those parking passes. Additionally, any guests that you have visit have to pay $10 a day to park in the complex. I know this is popular for larger cities but Davie has very little paid parking so this really doesn't make sense. Registering vehicles, sure. Parents visiting for the week have to pay $100 to park...no thanks. Edit - added photo for how the trash area currently looks.

I regret to inform you that my experience with this 33 West has been unsatisfactory in every aspect. From the moment I moved in, I noticed the presence of mold everywhere, which was not only unpleasant but also a serious health hazard. To make matters worse, the counters were incredibly short, making basic tasks like cooking and cleaning a hassle. Despite reaching out to manage office multiple times, the issue was never resolved. Their response was poor, and they seemed more bothered by my complaints than eager to help me. I felt like a burden to them, which is ridiculous considering I was paying rent for a livable space. Also They are charging me a penalty fee for not having renters insurance even though it was given to them before moving in. 3 months later they are telling me they still working on it. Overall, I would not recommend this apartment complex to anyone who values their health and wellbeing. The mold issue is a serious concern, and the short counters only add to the poor quality of living. On top of that, the customer service is clearly lacking, which only exacerbates the already unpleasant situation. Save yourself the hassle and look elsewhere for a living situation.

I’ve had a great experience in my 2 years living at 33 West. The office staff is friendly, professional, and always willing to help. They really go above and beyond to make residents feel at home. The maintenance team is just as impressive. Quick to respond and always thorough with repairs and upkeep. One of my favorite features in the apartment is the kitchen. The cabinets are large and spacious, offering tons of storage for anyone who enjoys cooking or just needs the extra room. It’s a small detail that makes a big difference. And the pool area is absolutely beautiful! It’s well maintained, peaceful, and feels like a little oasis, especially in the warmer months. It’s one of the standout amenities that really makes this community feel like home. Overall, I highly recommend 33 West for anyone looking for a well managed, comfortable place to live with great amenities and a supportive staff.

I’ve had a great experience in my 2 years living at 33 West. The office staff is friendly, professional, and always willing to help. They really go above and beyond to make residents feel at home. The maintenance team is just as impressive. Quick to respond and always thorough with repairs and upkeep. One of my favorite features in the apartment is the kitchen. The cabinets are large and spacious, offering tons of storage for anyone who enjoys cooking or just needs the extra room. It’s a small detail that makes a big difference. Living here at 33West for the past 2.5 years has been an experience. Before you lease do your homework. There are positives and negatives. We are coming to the end of another lease and we are looking to move.

The property is nice, the location is awesome. I would give the quietness and ambience a 3. The floors are thin. My neighbor above me is a nightmare. We have complained but I guess pay your money do as you please. They stomp all night and the dogs howl every time they leave. We have yet to enjoy our patio because we get showered with dog hair or water because of the forest growing on their balcony. I am very allergic to everything and so you can imagine how I feel. I asked if we could take up all the carpet, because of my allergies I was told no. So I am living on Benadryl.

The appliances: The refrigerator is nice but too small. The stove none of the eyes match. It would be nice to have the flat top ranges. It's been like that from day one. The AC we called several times they replaced it (smile) but it makes such a loud noise inside we are just tired of complaining. The maintenance crew is absolutely professional, timely and the best.

The office staff is sub par. They are rude and not very helpful. Basically again just pay your rent. Lets talk about the Paw Print for poop. I have never seen more dog poop on a property in my life. Its on the sidewalk, its in the grass and sometimes its in the parking lot. Its just nasty.

Lastly speeding and parking. We complained about the way people speed through the parking lot. Someone is going to get seriously injured and then they will do something. When people drive down the main drag they speed. We have clocked people doing 40 to 50 miles through the parking lot. Parking, if I have a family member over and they stay after 9:00 pm they have to pay $10.00 an hour or get an orange sticker placed on their car. That's ridiculous.

Packages go missing everyday. I had a package to go missing. I hope the person that has enjoy vitamins. It would be so easy to place cameras around the package area. At least it will give you a clue to where the packages are going.

Overall experience: Okay. I would not recommend this property. At...

Wow. Where should I start? Lol. I was living here for almost 2 years and it's horrific how this place is managed. They are very strict when it comes to everything you do. There is trash butlers that are supposed to pick up the trash from your door, and complain about any little thing. Their is dogs everywhere here. When you sleep at night all you hear is barking. The office doesn't want any loud cars, more then 1 trash bag. My mother stayed a couple hours one night and received a 50 dollar fine. Now let's get to the good part. i'm a young 26 hardworking male with a daughter and wife. My lease was coming to an end and i wasn't at the apartment for 2 weeks. I left a small trash bag on top of the bin and it seems as someone removed it from the top of the bin and placed it beside it, I was left 3 notices on my door, keep in mind i'm not present at the apartment so i don't see this. When i came back i went to the office and spoke to Leann Labadie (Manager) and explained to her i wasn't present and would have took care of the bag. She told me she doesn't care and I still have to pay 150 DOLLARS. 150 DOLLARS for a small trash bag and not being present. I explained to her to please help me i have a family to support and put food in their mouth. She flat out told me she doesn't care. Me myself, as a project manager she has no managment skills or work ethic whatsoever. I really hope she can be humble and nice to people who work hard and pay massive amount of money towards rent. I got up and i walked out the office talking on my headphones and she sent an email to me saying I'm banned from the office Lol. On the other hand her BOSS Nadya is a lot more nice and friendly. She helped me out. I just wanted to let you all know do your research and make sure you're 100 percent in renting here. They don't care about residents just the money. Anyways i'm proud to say im a new homeowner and don't have to worry about apartments anymore especially 33 west. Thanks for reading...
