Hello yall, If you are looking for a place to lease to start your new entrepreneur business or existing business. Hopefully this helps. I am currently a business owner here and my parents are also business owners here for more than 10+ years so I’ve seen it all. Currently have no conflicts with management so with all due to honesty this is what I feel needs to change since the majority of business struggle with this so call mall policies. First, we are told that the mall personal security is not at our disposal. So if we have an emergency we call 911 or we hire our own security. TBH we need more police on site since I know too many people that have been robbed at gun point and my husband was assaulted by a group of men and then rob, but that a different story. Second, there are fines if you dnt open on time or leave early you get a fine added to your base rent. Just the downfall on this is that They are not consistent with the fines. So they’ll stop giving fines for months and then randomly start again. One time I did I express my concerns to management about it and how I thought it a just set up for the tenants to fail and how I took it as a fraud tactic of making money. But I was listen to and nothing changed. I do feel that the fine policy has to go out the door. Like where is the fine money going towards? Since as a tenant at the gran plaza we get no amenities not even a call for help from security. Finally, rent they go up every year and base prices are too high!! I would gladly share that info if yall ever need it for deciding on lease location. they need to consider that the gran plaza is know as a incubator for upcoming business. They just need to be more understanding and more affordable with the tenants since we are not big corporations and most of us are just starting of and having a management team that doesn’t look for the best interest or ways to help small entrepreneurs can be a cost of businesses closing. Because at the end of the day just as we depend on them they depend on us being there. We should be a team and not work against each other.
On the positive side shout out to the marketing team. They are amazing and are always looking for ways to help. Also the gran plaza is the place you want to be. Those are just hip-cups that can easily be fix when the right landlord/management personal gets reach. Hopefully they can take the time to understand the culture behind the tenants. Goal should definitely be we want our tenants to be successful and how can we help but right now there is a mix of willingness to do so.

This place used to have Inclusive businesses that served other than just 1 demographic. Now, its biases are definitely showing. It's very sad, because other demographics, as the saying goes, "Put this location on the map." From the Businesses that once were there that served different age groups and ethnicities thus creating enjoyment for many people, it's disheartening to see what it is today. We Miss some places that yes some are OOB, or relocated such as the then located Sears, Dillards, and remember the Movie Theater (only $1) oh my. These Greats presence at the mall back then, was not only for again (1 demographic) but all. The $1 Movie Theater at that time was English Speaking, inclusive to all and was a serious money maker for this mall as well as their diverse food court. Now, sadly,in some parts of this mall, it has the feel of a kind of run down flea market with a few high notes and with many people being left out. This, like a nearby grocery store that also seems to cater to only 1 Ethnic group, has missed the mark for me. This would possibly be an Emergency run stop but not so much a deliberate must go shopping trip and not one I would refer anyone to as long as the Bias, and catering to it seems one group only, exists, while not respecting the other groups that paved the way and that continue to be pushed aside, yet the pushers, stay planted in their neighborhoods and not seeming to want to include them. Read more🚨I am a tenant here at La Gran Plaza and I am very disappointed with how they breach their own contract but like to target small business owners with fines. I am a single mom and this is my livelihood. Handing out $50 fines when I go to the bathroom/lunch or pick up my child from school is unnecessary. I open at 10AM Security doesn’t come until 10:50AM or 11AM; my lunch time. I close at 9PM but yet there are shops that close at 6-7-8PM and I understand they most likely need to feed their children or grocery shop ect. 11 hrs a day 6 days a week I am human. Not a robot. I always pay my rent. Never been late. If anything I pay early. I am an online store I am located on the 3rd floor of el Mercado it is not busy here! Hardly any foot traffic my sales come from my Shopify. Even when I got held at Gun Point here I still got fines. I support my child and pay his private school tuition from my income. Stop targeting me with fines I do not appreciate it. There have been a couple times when I am here and I still get a fine. I had oral surgery left a sign and still got fines. And Management has told me they won’t remove them. Paula Gaitan is very unprofessional on the phone with tenants she will cut you off, mock you, and not let you talk or listen to anything you have to say. June 2022 I paid a months rent and my shop was not even ready I had to open in July so I paid $600 for no reason. So take those fines out of that rent that I paid for no reason. I have every right to take care of my health and my child. Oh and I just love this hole in my wall we’ve been going strong for 2 years. Doubled my sales I WORK HARD ON MY OWN....
