We stayed at Bluff Mountain Lodge in May 2023 in the Smoky Mountains and had mixed feelings about the overall experience. While the views from the cabin were undeniably stunning and the hot tub and grills were a definite plus, there were some significant issues that spoiled our wedding weekend stay. We don’t recommend staying on their property, and our interactions with them were less than professional. First and foremost, one of the houses lacked hot water entirely, and the washer unit did not function. This was a major inconvenience, as access to hot water is a basic necessity that should be expected from any accommodation. These guests had to walk outside to another cabin on the property and coordinate with other guests to shower, use the hot water, and wash their clothes. This was incredibly frustrating, especially considering the expectations one might have for a nearly $15,000 four-night stay. To add to the disappointment, the presence of mice (dead and alive!) and droppings throughout most of the houses was highly disappointing. It was annoying to be chasing these unwelcome guests around during our stay, especially the night before our wedding, and it significantly impacted our comfort and peace of mind. Moreover, the cabins lacked proper cleanliness and upkeep. Beyond the presence of rodents, we noticed various cleanliness issues, including rings around multiple toilet bowls and layers of pollen on most of the outdoor furniture. It was evident that the cabins were not thoroughly cleaned before our arrival, which was unfathomable to us considering the price we paid. Adding to our frustrations was the lack of response from the management when we contacted them about the problems we encountered. We made multiple calls during our stay regarding the pest infestation, the uncleanliness, and the lack of hot water in one of the houses, but management did not sound concerned, nor was very responsive to take action to improve our stay. This lack of attentiveness and disregard for guest satisfaction was deeply disappointing and demonstrated a lack of professionalism on their part. Although the scenic views from the cabin were breathtaking, the issues with cleanliness and the absence of hot water outweighed the positive aspects of our stay. After speaking with management later on, they offered to refund the $500 cleaning fee. Only after negotiating with them at length, did we receive a 15% refund as a gesture of goodwill for the lack of hot water. While this was a step in the right direction, it was not enough to fully compensate for the multitude of issues we faced. This will be our last stay at Cabins USA.

My fiancé booked Higher Ground for the weekend. I will say, the cabin itself was pretty, cutely decorated, clean, and the floors looked new. They advertised it as a one bedroom, but it definitely has two. One upstairs and one down. It will comfortably sleep 6 people. The only issue with that is, the ONE bathroom is in the bedroom upstairs, which will make it awkward for any middle of the night bathroom trips. The bedroom downstairs is right above the street, so you will hear the street traffic. The mattress upstairs, clearly has a dip in the middle, so instead of replacing it, they put a memory foam pad down. I did not sleep that welI, but Im the type that doesn’t sleep good away from home. He on the other hand said he slept good, but agreed the mattress needs replacing. I will say, they spent a lot of money on the pillows!! I would live to know the brand. I would recommend taking your own coffee pot; the one there doesn’t get the coffee very hot. I’ve had better experiences with the one cup makers in hotel rooms. The shower was the worst of it all!! The hot and cold lines are reversed, you can barely run the water to get any hot out of it. The first day was ok…I got a fairly decent shower. The last day, if you cut it on to a minimal stream to get the most heat in the water, the shower head screamed at you the whole time. If you turned the faucet for more pressure to shut it up, you got a fairly cold shower. The one picture is where you get the most hot water. And the faucet in the tub is not mounted. You have to hold that in place to pull the shower “trigger”. I would give them a 2 star rating, but since we were only there for two days, we made the most of it and didn’t call, so for that, I’m giving them a 3 star rating!!

Very disappointed with the cabin and the amenities. The pictures do not tell the full story of the cabin and for the money that was spent to rent this place, nothing in the cabin should look used or torn. The pictures of what they offer was nothing like what we got. We will be posting on google as well where we can add pictures. Over half the TVs (told us tvs were on order and thought they were be there before we came for our visit) didnt work there was no wifi. The Grill (very nasty) would maybe hold about 4 hamburgers for a cabin that would sleep up to 20 plus people. The pool is very small and green stuff was coming out in the hot tub so we couldnt use that. The Couch in the living space (black) was peeling. The sleep sofa bed was pee stained. The movie room chair was broken, the Blinds were broken and tore up. The vaccum was nasty and full of dirt and stanked. The bed post in several of the rooms had spider webs. The beds were very concretish. Curtains were stained. The drier didnt dry. There was no broom to clean and even had to go buy garbage bags.. We do not recommend or will use this place again. And the view they said there was no view only of the fully grown trees. Windows dirty. We do have pictures to support these claims because a picture is worth a thousand words. I will also be posting the pictures on other sites to support our claim. Can not express how disappointed we were.. It was close to 20 of our family and very embarrassed we had not researched more, but we trusted what you said you offered and not worth the over 2K paid for 2 nights.

We have stayed in the Smokey mountains multiple times and have used Cabins Usa most of the times we have stayed. We were incredibly disappointed with our most recent stay. Having paid $450/night, we expected an incredible experience. Disappointed can't begin to describe our experience. First off, we arrived at 4:12pm. Having been told we could check in anytime after 4pm, we were surprised to find cars in the drive. After waiting a few minutes, my husband finally knocked on the door only to find a man and woman claiming to be finishing up their inspection. No apology given nor did they offer to leave or give us any compensation their "inspection " caused us.

We drove around the block for 30 minutes. Upon returning at 4:43pm, the man and woman were still there. My husband again approached the cabin and found the man and woman sitting and chatting at the table. They informed us that the downstairs theater had a broken chair and finally left.

We got settled in only to find the Wifi made dial up (for those old enough to remember it) seem fast in comparison. The "home theater " had an UTD Vizio smart tv but, with Wifi that made a rotary dial phone seem fast, we soon discovered none of the streaming services available actually worked, including Netflix, Hulu, Vudu and Amazon. The cabin boasted a home theater so we wrapped our site seeing and activities up early for the day and made a giant bowl of extra butter popcorn and took our kids and mother down to the theater. We found a movie that was appealing to everyone: Scoob but were baffled to find the DirecTV on demand account was locked by the cabin owner and there was no way for us to purchase a movie through DirecTV. We pulled up Vudu, purchased Scoob there and hit play but guess what...it wouldn't load. We shut off every device in the cabin thinking that would help the archaic router to produce enough bandwidth to play our movie but no such luck. My 7 year old nephew burst into tears and said "this stuff is supposed to work ". Upstairs we attempted yet again to watch a movie on Amazon. My mother is a huge fan of Johnny Depp's earlier works and was thrilled to find the Ninth Gate a free movie included with Prime. We set off watching it only to repeatedly have it freeze. I know this is going to sound like an exaggeration but a 2 hour and 13 minute film took 5 hours to finish. My husband called Cabins USA only to be told there wasn't anything they could do. The DirecTV seemed to be working so the 5 of us retired to our designated bedrooms only to receive error messages that no more than 3 TVs could work at the same time...this being a 6 bedroom cabin with smart TVs in every room. In addition, it was anybody's guess which remote worked in each room.

The upstairs showers never got warm so our kids and elderly mother had to shower in the downstairs bedrooms. The indoor pool was about 8 inches low on water. There was a charcoal grill outside but no charcoal or lighter fluid so there was no way to use it without going to the store to purchase charcoal and lighter fluid. This would be the equivalent of staying at a cabin with a gas grill and having to go purchase a propane tank prior to using it. My husband again went to Cabins usa to report our findings only to be told nothing could be done but a manager would be in contact.

Our final morning, we were busy packing and getting everything in our car when two women drove up and parked next to us in front of our cabin. We looked at the time which was 10:41am. We weren't expected to check out until 11am so my husband asked the women what they were doing there and they said they were the cleaning crew but "not to worry. They would wait for us to finish ". Talk about awkward. We basically had to load our car up with them sitting there watching. Finally my husband asked if they could leave and return at 11am. They clearly didn't want to but finally backed out and drove up the street. We felt incredibly rushed. Overall this was a very...

This review is about the unscrupulous behavior of CabinsUSA. We arrived at the cabin that we'd reserved on Wednesday, March 13th. As we entered the cabin, which is named Pool and theatre, we noticed that the cabin smelled and was not clean. We called the contact for CabinsUSA who informed us that "we were just about to call you and let you know that the cleaning crew would not be there until 6:30 pm" although check in time is at 4:00pm. And that was just the beginning of the worst girla trip ever. I will outline the more troubling issues below. However, I think it's important to note the unscrupulous behavior of the CABINSUSA team.

We were given the runaround the entire four days with Justin, Will and Mo (not certain if those are there real names) giving us various times that someone would be around to resolve our issues. Well none ever came, except to bring an additional refrigerator.

All of our other issues remained unresolved, even those involving the cabin name as the pool was dirty and inoperable and the equipment in the theater room was also inoperable.

We phoned today, Monday, March 18th and were hung up on by a CabinsUSA employee after being given fake names and extensions. Whatever you do, DON'T RENT A CABIN MANAGED BY CABINSUSA UNLESS YOU WANT A HORRIBLE EXPERIENCE. Please see the issues that were reported to CabinsUSA that were never resolved

Main Floor

We called and were told that someone would be here to clean at 6:30 pm. The mere fact that the cabin had not been cleaned and sanitized prior to our arrival. The cleaning wasn’t complete until after 9 pm. As a result, we essentially lost the first day in the cabin because we could not get settled in until after 9.

The refrigerator was missing shelves. It only had two shelves. Additionally, the cover of the vegetable crisper was also missing. Additionally, the refrigerator was small when you consider that number of people this cabin houses. We had to just place refrigerated items in the refrigerator and due to the amount of food we had, the refrigerator was not cooling very well. A solution to the refrigerator was not provided until the following afternoon when the maintenance team brought a second smaller fridge which solved the problem albeit ineffectively.

The kitchen was poorly stocked with housegoods like bowls, cutting boards, etc.

The televisions were inoperable, with the exception of the one on the main floor but the sound was distorted.

There is a broken stool, which is a safety hazard.

Lower Level

The two chaise lounges are filthy. One of them even has a stain that looks like dried blood. Because we don’t know what that substance is, that could also be a safety hazard

The pool was not cleaned, toys strewn about from previous visitors, and we had no access to the pool. Because the code was changed after the refrigerator was delivered

Level 2

The sectional is raggedy, has paint stains and is peeling.

Level 3

The remote for the fans had no batteries and it was extremely hot which made it difficult to sleep

Additionally, trash was to be collected daily but wasn't collected once during our 4 day stay

UPDATE: Have you ever heard the line "I bet you say that to all the girls" in a movie... I say that because you don't even attempt to customize the rebuttals to your reviews. Your rep indicated that they would ascertain how they would compensate us for our horrible experience and that is what we expect. Save your thoughtless platitudes. How are you going to compensate us for the horrible experience. If you can't, our bank...

We stayed at Patriots point. We were a party of 10. Very disappointed, very dirty. You would’ve thought they would have a big bowl and pots and pans to support our group. I’m glad I brought a big cookie sheet and my Griddle! there were like 12 to 14 towels distributed throughout the house. We had one set of dish towels. This cabinet is supposed to accommodate up to 17 people. We had to wash towels daily. The dryer door is not functioning correctly need some type of adjustment. There are no towel racks or hooks in the bathroom. There are no pool toys or pool towels. The bins in the refrigerator are all broken the ones on the side so you can barely put anything in those. The drawers are also not functioning. On the main floor there are two queen rooms and a game room. The first queen room has no dresser no shelving no where to put your suitcase. The fans and each of the queen rooms cannot be reached because the chain is so high. Definitely need longer chains. One of the queen rooms has no TV . That of course is the room with no where to put your suitcase no shelves no dresser drawers nothing. The kitchen is one of the nastiest kitchens I’ve used the backsplash is full of leftover food and fragmen of food . The kitchen cabinets are totally Not organized. they have three cabinets with pots and pans that would all fit in one cabinet. There is no cabinet we can use to store food items that we have brought to cook. You would think a cabin of this size would have large or extra large bowls for salads extra large parts for soups etc. but this canin does not have it. on the lower level there were short hairs found in the sheets on the king-size bed suspect Pubic hairs! also on the main floor there is a dresser in the room which is overly stuffed with a blanket and maybe some type of comforter. The comforter the jazz on the bed when I arrived is very thin and stained severely it’s the first thing I removed from my bed! when you enter the house there is no rug so it’s pretty nasty we ended up putting a towel down to wipe your feet so you wouldn’t drag it through the house. It would’ve been nice to have some cleaning solutions so we could’ve mopped and cleaned. We had to go to Walmart and get those solutions. All the stainless steel appliances were all streaky and nasty and full of fingerprints. The king room on the way for bathroom locks do not work nor do the lower level bathrooms work the lock is ridiculous. There are holes around the bunkbed on the lower level what the heck.

The light under the microwave does not work so you’re cooking on the stove shop pretty blind. there are no hangers in the closets .

All the games are missing parts. Your rocking chairs that are on the porch are very nice however I had one guest that almost hit the floor. The dowels on the bottom of the chair need to be glued. We are just a family of 10 went to Light up the charcoal grill And of course we could not find a ligher here.!! The only grilling tune I found was a spatula. Well I book this cabin again...
