I have lived here for about a year and here is an honest review I can say about Quail hill. I'll start first with the pros. PROS: great location since you are close to pretty much everything, and both the 405 freeway and 5 freeway are easy and quick to get to. -Apartment complex and community is nice. Pools and common areas are well maintained, lots of amenities throughout the property. staff seems nice, responses are quick and scheduling maintenance requests are fast and easy.
CONS: When I moved in, my apartment unit seems like a very quick and cheap flip. I have been contracted through Essex (another apartment company) to do their paint, drywall, maintenance, etc, and I was shocked to see how my apartment looked when I moved in. You could tell where they painted, the paint they used did not even blend in with the wall and paint. My apartment is scattered with paint spots on my countertops, closet rails, shelves, etc. My garage has so many spots that again, made me shocked that the maintenance manager and front office even allowed this apartment to turn over. Paint seems extremely cheap, with any small scruff and mark on the wall will show. The backdoor to my bathroom is cluttered with paint spots. Very embarrassing for the maintenance team on this one. PLEASE try to walk the apartment building and apartment before moving in, scout to see who your neighbors would be. I know this is my mistake, but the neighbors around me are extremely disrespectful, you can hear whenever someone slams their doors. Drywall is extremely thin, so you do hear everything. I personally feel like rules do not get enforced. Cars are required to be moved within 72 hours of parking and some cars can sit in the same spot for weeks. You are allowed two cars per unit, but there are many people who have multiple cars that takes up multiple spots (picky I know, but it is annoying when you get back from work and every spot is taken because of this) Going off of rules not being enforced, there are a lot of balconies on the insides of buildings that are just cluttered with junk, such a eye sore for the price you pay.
Overall, this apartment complex is a nice spot and convenient if you have work nearby, but I do believe there are better complexes and properties around that are better...
Read moreI lived at Quail Meadow, one of the many Irvine Company properties, for a year and a half, and the experience was consistently disappointing. From the start, the common areas were often littered with trash. Walking through the complex, it was clear that keeping shared spaces clean was not a priority for management.
Inside the unit, problems piled up. Basic maintenance issues—like lights in my apartment that stopped working and toilet problems—were left unresolved for long stretches, if they were addressed at all. Getting management to follow through felt like pulling teeth, and the lack of care for even simple repairs made it obvious that residents’ comfort wasn’t a concern.
The location only made things worse. The complex sits right next to a freeway, and the constant traffic noise is unavoidable. If you open your windows, you’ll quickly discover another problem: an endless layer of dust and grime blowing in from the road. It made the space feel dirty no matter how often I cleaned, and keeping windows shut at all times isn’t exactly a pleasant way to live.
The worst part, though, was the move-out process. During my pre-move inspection, I specifically asked about the carpets and was told they were fine. I even pointed out existing issues, and management acknowledged them on the spot. Yet after I moved out, I was hit with a $1,016 charge for a full carpet replacement (on top of $220 cleaning for a 1BR apartment!). This is apparently a standard Irvine Company tactic—they lure you in with polished marketing and then try to squeeze you on the way out with bogus fees. If you’re considering Quail Meadow or any other Irvine Company apartment, know what you’re signing up for: predatory move-out practices. Read moreMy residence here has been terrible. The floors and ceilings are paper thin and amplify all sounds like a drum. I can hear my neighbors walking, talking, yelling, their toddler running and crying, music, tv, laptop typing, kitchen cabinets being closed, chopping/cutting while cooking, laundry machines, dishwasher, and snoring all too clearly. I can even hear the sound of my upstairs neighbors using the toilet usage from my bed (the parts prior to flushing)! There must be minimal insulation between floors. This has been miserable as management can and will do nothing but maybe remind the neighbors to be more considerate which has resulted in zero changes. Aside from this major building flaw, the outdoor hallways are dirty as they are never washed. They only receive a leafblown "cleaning" every so often which does not removed the spit and gum stains or embedded dirt.
There are a few good things at Quail Hill. The walls are very well insulted from noise and the fix it requests are quick and easy. The plants and grass areas are well kept as are the fitness and pool areas. Management and staff are polite even if they aren't able to provide me with any realistic solutions to my ongoing issue. It's not their fault these buildings are cheaply constructed. The location of the complex is lovely as you have your own private section of Irvine.
As a whole, I would not recommend these apartments to anyone that can hear unless you can get a top floor apartment and you don't mind the sound of your own footsteps. I feel sorry for the people that moving into my unit...
