The location was beautiful, but has really fallen by the wayside which has only been made worse by the Covoid-19 pandemic. Avoid the many grassy areas unless you want to step in poop because they are completely destroyed from constant use by dog owners and no accountability for them picking up after themselves. The walls are thin and if you have an upstairs neighbor you will hear them whenever they move. I'm not old by any means, but the majority of college students living here in groups of 3-6 can end up partying late/being very loud on the weekends which is annoying. additionally if that all sounds palatable, keep in mind that the complex is ran by Irvine Co. which doesn't care about anyone. Management will screw you over regularly to the point I would warn anyone trying to stay here to forget about your deposit: it's gone. I personally experienced this in march when my upstairs neighbor's sink backed up and flooded my ENTIRE KITCHEN. I was then FORCED to vacate my apartment, which caused me to miss multiple days of because part of being able to work from home requires a solid high-speed internet connection (I use fiber). I then waited almost three weeks to get back into my apartment after being told it would take ONE WEEK to repair. After I FINALLY get back in I was told that a manager would contact me regarding remuneration for the work missed/time spent outside of my apartment/damages. I waited, then contacted them after a week and was told they would get back to me after they took my number down. This process repeated THREE times before they finally got back to me the fourth time around. The final slap in the face was them offering $100 off my rent as recompense for forcing me out of my apartment for close to a whole month, missing several hundred dollars worth of work days, and moving me back into a unit with damage still in it. My situation isn't even unique, I've talked to others that live here and have similar horror stories about the Resident Services office. Avoid this place at all costs.

I asked if there was anything they could do since this was already a missed appointment. She said she would call head of maintenance and call me back. (Never received a call back) 1/23 - received the notification that my service request was completed, which is wasn’t, and emailed RSO saying that the request was NOT completed and no one had been here. (Received no response) 1/24 - emailed the office again saying we needed it fixed by Saturday, and once again no response. If you could please guide me in what to do to get our freezer fixed I would appreciate it. Calling/emailing/and scheduling appointments doesn’t seem to work.

Our freezer door won’t close anymore so we have to use a baby lock to keep it in place. Our washer is so old and dirty that our clothes come out all linty. Everything is falling apart. Of course when I bring these things up, the office will send the maintenance team to “check it out” and they will make up some excuse how it’s your fault. Nothing really gets fixed or replaced. Our microwave literally has a crack on it and sometimes it works and sometimes it doesn’t. Sometimes it even keeps microwaving when the door is open. Also don’t believe all these 5 star reviews, the maintenance team will tell you to leave a review for them on Google for “fixing” something as it helps them. The rent keeps going up year after year but I can’t seem to understand why.

Maintenance team Daniel & Jherric did an excellent job replacing my washer. Thru we’re courteous, thorough professionals. I trusted them with this task as pros. Daniel has been taking care of my new unit few times. He is excellent snd reliable. JHerruc was so professional and helpful. Seriously our Maintenance team are Stellar in this community. I choose to stay here for many years because we are cared for. Thank you Villa Siena team for caring for our community.

review 03/26/25 My excellent reviews for Leasing & Maintenance , and Security Patrol teams:

Villa Siena has had much needed improvement in area of the residence services leasing office since new management and staff.

Raul the new manager is incredibly professional, nice and kind. His communication style is nice and professional and comforting. He accommodated a request for my new apartment which has helped me much in daily life. Raul is a great asset to Villa Siena and the residents. Other leasing staff are wonderful also. I appreciate all the work Rosemary, Juliette, and Will have done for my move. They are responsive and answer calls and get the job done. Kudos to our new leasing staff. It makes a huge difference in our living experience.

Maintenance team continues to be the best, no improvement was needed. The team managed by Jose who is excellent and very skilled and has been here the longest does a fantastic job every time. Even if something is not right the first time, they come back and fix it and always do the very best.

Mathew has been helping fix my new apartment items very professionally. He is kind, skilled and solved a faucet issue for me which was much easier and less costly than anticipated. He is professional and great at getting the job done. Marco has helped me many times in my previous apartment and he is excellent.

The security Gate Patrol team managed by Joaquin is also very very helpful and much appreciated. They are honest, professional, attentive and go above and beyond to help with any situation related to our community. I’m grateful to them.

Overall I feel taken care of at Villa Siena due to the comfort I feel from having security patrol, excellent maintenance and the leasing staff. I’m a happy resident.

Update 3/7/25 Matthew from maintenance team has been doing an excellent thorough job in solving two issues so far in my unit and one was an emergency. He solved emergency immediately and professionally. I’m grateful to him . Please recognize his excellent service

Updated 9/17/24 I am grateful for maintenance team including Marco who take care of our units issues always goes above and beyond in completing the tasks and has a professional attitude. I’m grateful to all of Villa Siena’s maintenance team.

——/// I mostly and truly appreciate maintenance team members such as Christopher T. Who during my chaotic move this week was kind, professional and extremely helpful and promptly came a few times to our rescue for emergencies back to back. Helped us with refrigerator seal issue and prevented a closet disaster from happening. He is truly stellar employee and staff and in my experience a gem. His kind and polite attitude was so appreciated. His skill set is above excellent. Truly takes care of the problem rather than quick fix.

It’s for staff like him and others such as Juan, Chris, Aurelio that I’m comforted and rescued by throughout my many years of residency. Thank you maintenance team! These hardworking expert team makes a huge difference in our living experience here.

I lived here for a year and just moved out less than a month ago. I overall had a good experience here. It's a very nice apartment complex with lots of plants and trees around. They make good use of the inner concrete courtyard areas by filling them with plants and such. I had 2 vehicles while I lived here, one with assigned parking and the other with just a guest pass. There was only a couple times where I had a hard time finding parking and had to park on the other side of the complex and walk, which I really didn't mind because the walk through there at night is pretty nice. I had zero issues with crime or vandalism. The area felt very safe and for the most part, was pretty quiet aside from the occasional playing kid which isn't an issue. Maintenance was always responsive and took care of any issues I had. There was only one time I had a maintenance request cancelled for a washing machine that was intermittently leaving clothes soaking wet, but I was on vacation when it was put in, so I assume that was why or maybe they couldn't replicate the issue.

The amenities were nice, with in unit washer/dryer, central air, fiber internet, nest thermostat, dishwasher, and disposal. I had an apartment on the back side that had a nice view over the IRWD ecological preserve too which was a plus.

My only real complaints were: 1: The cost to live here. This is the only apartment I've ever lived in where you have to pay for trash, sewer, and water on top of the usual electric and gas. On top of the already higher rent costs, I was surprised that would also be included. I was ultimately paying $2270 for a studio, plus utilities. They were also raising the rent by $120 if I were to renew another year.

2: Parking enforcement. Guest parking is limited to 3 days max, which is reasonable, but my complaint here is that initially when I moved in, if I were to go on vacation, I could just go to the leasing office and get a long term pass, nothing crazy, like a week, at no cost. Well later on in the year, I went to request one for an upcoming vacation and they told me that they had started charging for them because I had to "rent" the spot if I wanted it for more than the 3 days. It was only going to be $30 for the whole week, but the fact I had to pay for that, especially after not having to before and how much it already costs to live there, felt unreasonable.

3: Security. Personally I was somewhat displeased with the quality of the security personnel toward the end of my time living here. For the most part I never had issues with them, but closer to the end of this past year when I was getting ready to move out, I had a couple of encounters where they just seemed unwilling to do their job. There is a second lane at the main entrance on Jamboree, where guests are supposed to check in and get a pass from security before being let in. Well if it's raining outside, like happens a lot during the rainy season, they don't do any of that. They just wave you in and don't check anything because they don't want to get wet. This happened to me a couple of times when I was moving during the rain and trying to get a pass for my uhaul so it wouldn't get ticketed/towed. They would try to just wave me in and I would have to coerce them out to give me a pass. This completely defeats the purpose of a gated community and having security.

I know I've put a lot into the complaints and probably sound a bit like a Karen, but while contributing to my decision not to stay, overall they weren't overly detrimental and I only docked one star for them. I overall enjoyed my time here. If I were in a place where I made a lot more money, I would have considered lease renewal, but in the end, the overall cost was just too much for my...

I currently live at Villa Siena in building 45 that just had construction work. It was not as noisy as expected and they were very fair in the compensating us for the work during the time we couldn’t use our balcony. In fact, They have always been quite accommodating to me and my little family. My toddler who has severe skin sensitivities needs a bit extra attention when we go outside or have people over. In our small 2 bedroom, we don’t wear shoes to keep dirt out, and run two $400 air purifiers from dyson. The maintenance team always covers or takes off their shoes without any hassle and now already come with this covering when we make a request. We have 2 dysons and use light blocking curtains to protect her from the sun and they have never had a problem with us using this on the balcony with permission or during the construction period. I moved in during COVID so have only contacted via phone and email but even during construction, they let us keep the curtain up until the construction team worked directly in our patio. The lovely lady I spoke to at the time said they would send an email and personally call when it was time to remove it and they did just that. I always appreciate this as they are aware of my daughters sensitivities that they do take that extra care when handling any of our requests! Recently in December, my washing machine was having issues and making noise. It wasn’t broken but definitely needed something as the washer wasn’t going past the rinse cycle. They contacted the company who said it would take about a month to fix. The building offered an open unit for me to use, unfortunately all they had available was in the other side of the building. However, since my toddler has some severe skin sensitivities which make it hard to go outside as well as deal with any dust, I told them it would be a bit troublesome to get over there but happily accepted knowing I could probably get there on a weekend when my husband is home. About 3 days later Elvira from the main office called and offered to replace the whole machine. I didn’t expect this but of course was so happy. She was so nice and I really did feel like they took my personal situation into consideration over just “running a building”. This is our home and for my 2 year old to be comfortable in it, means the world to me. I believe Elvira and the team understand this and do go the extra mile with the curtain, the laundry, and taking their shoes off to accommodate my little one. The maintenance team covered the house in plastic, wore masks, were very vocal in what they needed to do and switched machines within 2 hours of the office calling me. They did leave some water on the patio but notified me first which was very nice and cleaned up all the plastic before leaving. I really do recommend Irvine company to our friends and have a referred one of our Japanese friends from overseas to Irvine company. If they continue to provide this excellence service to my family, we plan to stay here and invite our other Japanese foreign nationals from overseas to stay at Villa Siena and other Irvine company buildings!...
