9/9/2025 @The Royce response: I will not be contacting your office and wasting more of my time on this. In fact, I reached out to that email on August 18th TWICE (noted in my screenshot below) which I requested to know why my vehicle disappeared and for The Royce pay for the $380 tow fee which I did not agree with my vehicle being towed. To no surprise, I received zero replies. Whomever monitors that email blatantly ignores resident's emails. Tell me again, you hope to hear from me soon? Your office has my information as I’m a resident and if it were actually a concern to you, your office can contact me. Unless you plan to terminate my lease without penalty, I’m not interested in speaking with anyone at this point.
To potential renters: Be aware this is how they treat their 6 year resident who has never been late on paying monthly rent. Wisely choose another home elsewhere and save yourself much torment.
8/30/2025 UPDATE: THIS PLACE IS TRASH. I have yet to meet a satisfied resident. Their positive reviews online must have been purchased. Cons: Property management is no good, puts targets on residents to further harass them over bad reviews. Parked in a guest space at 8:22p Sunday 8/17. They towed my car at 11:30p with no warning. Their ignorant decisions will have this place towing some resident’s vehicles after 3 hours while placing favoritism toward other resident’s who may leave their vehicles parked for days and weeks on end, and without recourse. 0 stars? Negative stars. Building Quality is cheap, appliances are cheap. My oven spontaneously combusted and shards of glass everywhere. My child, sitting feet away as this occurred, was terrified. A laundry door popped off the frame, the tub drain had to be replaced multiple times, the tub spout detached and had to be re-grouted. Anything you would consider normal wear&tear is amplified to damages as a result of the low quality materials used. There is enormous amounts of noise due to thin walls. The toilet paper holder detached from cabinet, the bathroom towel rack came detached from the wall as a result of the weight of my towel hanging (reflects cheap materials) Additionally, the complex has constant water issues requiring them to shut off water to the buildings from 9a-5p. The pool leaked and Water flooded through the parking structure, causing water damage. Furthermore, there was an unknown sticky liquid dripping all atop the roof of my new vehicle. Maintenace determined it was coming from the parking structure cement above my resident parking spot. To reiterate, the complex is cheap & busted. You’ll smell cigarette smoke everyday because they don’t do anything about the people smoking cigarettes right on property. We have a security guard yet my car was broken into and had petty cash/belongings stolen while parked at the leasing office. May as well fire the security guard who’s more concerned with towing residents vehicles than property crime/theft. He is worthless! Also, expect to see heavy police presence during the day on a regular basis because of the consistent crime. Management is incredibly unprofessional. Walked through the leasing office with my child at 6:30p while some of their team was still at desks to overhear the male, Edward, dropping F bombs. Hey Edward, way to represent The Royce! Class act. My friend signed a lease, within a week she moved out. AVOID AT ALL COSTS. I look forward to my lease expiring in March 2026. I cannot wait to leave this place. Perhaps I’ll opt to pay the 6k termination fee and leave sooner.

Read moreEarlier this holiday season, I made the unfortunate decision to reserve an apartment at the Royce Apartments. Since then it has been one bitter disappointment after another. Construction has been beset by delays while their leasing staff has fed me a steady stream of misinformation and broken promises. Instead of a new apartment for Christmas, I got a big fat lump of coal from the grinches at the Royce Apartments.
Prospective renters should note, that as of this writing:
There are no electric car chargers. Nor are there public use facilities. Nor is there a gym or any of the other dozen amenities listed on their website and sold to me by their leasing staff before I handed over my deposit check.
The apartment complex is still an active construction zone. Despite repeated claims that construction was almost complete and that they were just waiting on permits, the majority of units are unfinished and being completed on a tenant-by-tenant basis. Public areas such as hallways and parking are likewise a work-in-progress. Be aware that you are paying $2500+ per month to live on a construction site and all that that entails.
The staff refuses to give tours of the apartments or the complex. They scheduled me to sign a lease and move into an apartment sight unseen. When I requested a tour of the apartment, they claimed they were too busy and could only show me on the day of move-in.
The claims of the leasing staff should not be taken at face value. They reneged on assurances that they would have electric car charger available for residents and that I would be able to select my unit if I put down an early deposit. They cancelled my original move-in date as soon as they cashed my deposit check. They misled me on the status of their construction to dissuade me from cancelling my reservation. And they pushed back my move-in date a second time a week before my rescheduled move-in leaving me homeless on Christmas to sleep under a freeway overpass. Ho ho ho!

In the end, I wasted two months of my time and thousands of dollars in short term housing and moving costs dealing with the Royce Apartments. Hopefully they get their act together one day, because they’ve got a great location. But until that time, with dozens of other luxury apartment complexes in Irvine within a 5 mile radius, I don't see any good reason to put up with this level of incompetence and...
Read moreIf I could give zero stars I would. Originally, I was extremely excited about living at the Royce. All the bells and whistles had me very excited. Some of the main reasons I chose to move to the royce were the unit being close to the dog run for my service animal, close to the gym, the convenient parking garage, and new construction. The dog run never got finished before I left making the dog run useless. The gym hours are too early for my late work schedule. Thre parking facility turned out to be a bust also, because my car was broken into while in the parking garage and $1500 worth of stuff was stolen. There is also a fault with the new construction it turns out too. The walls are paper thin to where I constantly heard neighbors above me stomping around and in the surrounding areas. My gf and I had an argument one night and a neighbor was angry about the noise and yelled at us. This happened on more than one occasion. So I suggest either being single or keep very quiet or else! They don't want anyone to have door mats it turned out. I found this out when I had a notice on my door for my holiday doormat. Don't leave anything on your porch too or you get a notice. Eventually those things added up and they served me an notice to leave. I had enough so I agreed to go. I wasn't enjoying the big brother feel and lack of privacy / personal expression. It felt cold and sterile. During move out the most disgraceful thing that happened was then throwing out all of my kitchen and bathroom stuff before I came back for it and before I turned in my keys. I lost thousands of dollars of stuff plus my life long collection of glasses from all over the world. This wasn't enough.. then I get an outrageous bill after moving out for 5k+. I contacted the management about my stuff being destroyed and never heard back from them... my next communication was a levy on my bank account before my destroyed belongings were found or replaced. It's sad to me after being so excited about this place that it ended with over $6500+ worth of my stuff being stolen and a $5,000+ levy on my bank account with out them getting in contact with me. ...
