I caution anyone looking for a wedding venue to book here. We booked the Manor House February 2020 for our May 2021 wedding, and have since decided to cancel and go elsewhere. Aside from the pandemic and stress of COVID-19, this place was dishonest and money hungry. We have been in and out of contact with 3 wedding coordinators here over the last year, for reasons that were completely understandable, but without proper communication. We were then nearing our third and final deposit and realized we had not been in contact with anyone in regards to policies set in place to deal with COVID. When setting up the initial appointment to discuss further, we were told that the Manor house had been in contact with a Warren County CDC representative who gave them permission to allow dancing during receptions, although the state of Ohio as a whole has restricted this. Leery, we contacted the Warren County CDC representative ourselves who told our family that this was absolutely not the case and that there had been complaints against the Manor House in regards to this already. Not only did we feel lied to, but when we discussed concerns related to this and fears of possibly having to postpone if these current restrictions remained in place, we were told that it would be $5,000 to change to a future Saturday. $5,000 ON TOP of our already owed $10,000. We then set up a second meeting to discuss options with the owner, who brought her husband to the meeting as well. When we asked about the postponement fee not being in the contract that we had signed, her husband assured me that it was in there but we needed to read through it. After informing him that we, along with multiple other people have already read through the contract in its entirety, we asked him to find it for us. After searching, he could not find anywhere in the contract that this postponement fee of $5,000 was in there. He then told us that it wasn't in there because "we don't allow for postponement or cancellations"? Unfortunately, if you check for reviews on this place, including the Better Business Bureau, we are not the only couple that this has happened to. Although we did not get our already paid $6,000 back, our only regret is that we chose to book with them in the first place. I hope that this review can serve as a warning to other couples so that this does not also happen to you. We understand that times are hard for businesses right now, but times are hard for everyone. My fiancé and I have been saving and budgeting for well over a year for our dream wedding, and we did not account for having to pay an additional $5,000 to potentially postpone, just to feel safe at our own wedding. There is no negotiation at all with them; sadly it's just their way or no way. I have been to several weddings at the Manor House, so booking my own wedding here was a no-brainer. We did look at other reception venues, but Manor House made the most sense for our ceremony location, budget, and I wanted an all-inclusive venue. The food is great! We were able to join the food tasting 6 months prior to our wedding. This was perfect and allowed us to not only taste the food, but meet with preferred vendors. There were one or two items not available for tasting, but this wasn't a big deal. We worked with Madison, who was always easy to get in touch with and answer any of our questions. There were a handful of fees that I wasn't expecting initially, but they were detailed in the fine print.
I think Manor House deals with mostly local couples and I would recommend a PDF of items and pricing for those that need to communicate over email (e.g. Chair covers). Some of the other documents were scanned in, versus an editable word document - so some polishing on well established workflows, would make it easier. When reviewing the final payments, Madison was available to answer any questions I had and make any adjustments.
One thing I didn't realize when booking the Manor House was that guests would also take advantage of the beautiful outdoor space. So many of our family members and guests were able to take beautiful family candid photos outside! I love the inside too, as no extra decor is required, since it is already nicely decorated. My family has some incredibly immunocompromised individuals and we wanted to postpone again to keep our family safe. We also have multiple immunocompromised friends. It was going to be $5000 to change the date even though covid is around. Then we decided to limit our party to immediate family and guests. We figured up that the $6,000 we had already paid, although outrageous, would cover the 31 people we were planning on having. Instead of allowing that to occur, they wanted another $3-4k. They wanted us to pay $9,000-$10,000 for 31 people! It wasn't until after we canceled due to the outrageous request, not being financially able, and wanting to keep our family safe that they said "oh, we'll allow you to postpone until March 31st with no charge." I get money is difficult with Covid, but its difficult for everyone. They offered zero flexibility with the rates, nor did they offer any kind of refund. We are just out $6000 and they didn't provide any services. I would have given fewer stars if available. We were even told by other vendors that they wished they would have known we were thinking about using the Manor House so that they could tell us...
