I have no idea where to start. This apt. complex has the capability of being great. The location is pretty prime and its cute ( on the onside). I moved to maimi for for Art so this location was perfect I only needed 6 months. I signed a year with an understanding if I found someone to renew the lease I was able to move or sickness in family. It 1st started when I began to have a VERY bad cockroach problem 5 days into moving in. Many trips to the office begging for new doors because my back door had holes in and a new door sweep for the front door and to secure the air unit as their are openings. The problem seemed to dissipate after 3.5 months. After all this the women seemed very upset at me for continuing to complain ( i mean i guess she loves to live in filth and insects). Just as I thought everything was okay - ( still having to sweep about 5 times a day). I arrived home one evening to about 1000 carpenter ants outside my door. The next day I showed photos and explained this and wanted out of my lease. It was just one thing after another -bad. Under Florida state law SECTION 83.51 (2)a, F.S1. leg.state.fl.us/statutes…
READ IT trust me more than one law is being broken - they told me I had no right to break a lease WELL FOLKS if i did my research I would of been out 7 months ago. It took over a week to get these ants removed. I did withhold my rent until the 5th, because I was tired of living with insects They added a late fee. hahaha. The women and I ended up not being friends, I guess she was just mean and rude and a slumlord. After the incident things go really bad. Slowly thing went missing outside my back area I asked the office and Abid said they did not remove it the bucket alone was 40 bucks/ I was very upset I mean just ask me to remove it. It has been there for 4 months. This women would drive by the back of my place at least 3 time a day my neighbors and I would laugh as we sip coffee it was creepy. My air stopped around Jan with constant complicates she got worse but I go my air working I guess.Still had roaches and ants ( normal if Florida they said). I wanted out bad. I did have an argument with her and realized you can not speak to ignorance. I found a roommate to move in with me the last 5 months since I decided to just move on and at least split rent , since i was not really living there it was causing me to go mad. She seemed to really be upset I found a loophole. I did not want to give them anymore of my money so I parked on the street with occasionally moving things out and groceries I h ad to drive in. She actually told the security NOT to let me in during the day. I had them say no once haha I AM ON THE LEASE. I was getting tow stickers on my car during the day. seriously. harassment just never stopped; yet i was all legal in a &^$#^ way. 2 weeks later we get a letter on the door (she hand delivered herself ) about how we need to remove our patio /lawn table and chairs- supposedly the entire 400 units received one. Again 7 months into living there. 3hrs later she removed my items and my clothes line haha; really this was july 10th- I go away for about 3 weeks go by and when I get back areas still have futons;large picnic tables;umbrellas;kids playhouses;rolling racks tables with more than 2 chairs swing sets; rolling racks with cloths on them ; and so forth and your telling me I am not being harassed. Ow wait. I had enough the dryer broke and i needed to dry my clothes I saw everyone's still doing it so I did. I placed some clothes on my back yard tree/ very hidden. She drove by twice ( i have a photo of her car). I left again 2 days later for a week. My roomie calls and said there is a note under our door about clothes haha.

Read moreThank you for reading my review. I have lived here at Design Place Apartments for 6 going on 7 years. I am afraid that means in itself that this place has earned its 5 stars. If anyone has given it less than 5 stars, that means they have lived here either the length of their lease or less than that time. During this time I have seen people come and go, and I have seen this place deteriorate, and improve. Its only improving now, and its improving rapidly. It is on the up and coming and its coming. I live in what is called a "Miami Loft". The apartment has high ceilings. I love my apartment. I do not have any cockroaches. Why? because I am a clean person. I never leave dirty dishes in the sink and I clean my apartment regularly. I don't have any bugs or any other weird things. I do however get a week of Termites when its termite season. So does everyone else in Miami. Design Place has a very unique history. I don't have any proof of this but this is what I have heard.
Back in the 70's it was a military base which explains the different units and their sizes. The military sold it to the city who turned it into Section 8 housing and was called "Sable Palms" and the location became well known for the "Sable Palm Gang", who terrorized the area in the 80's. A massive clean up ensued through the whole area, and eventually the location was sold to its current owner; SPV Realtor, the home-base is located in New York. Since the late 90's the local area has made a crawling improvement, however since the early 2000's there has been some great leaps in cleaning up and clearing out riff-raff.
I am proud to say that I live here. I enjoy living here. This community has the following amenities; Club house Gym Large Pool Jacuzzi Snack Shop right at the pool A nude sun bathing area only for women A beach Volley ball area BBQ area Dog Friendly (Super Dog Friendly) Security at both gates requiring identification before entering, and security calls the residents notifying them of visitors. On site Maintenance Crew to assist with urgent issues Online Payment system to make paying rent easier Online Maintenance requests for busy Professionals There are no designated Parking spots, so parking is easy for guests and residents, and its safe parking. There is a Supermarket with awesome priced fruit and vegetables right next door. There is an excellent Pizza Restaurant 500 yards away and they deliver. The Miami Jewish Nursing Home is right across the street. The Cafe Creme and Vista is exactly one block away. The Design District starts 3 blocks South from the Community Complex. There is Bus Transportation located Right outside the Community Complex. There is the Famous Jeans Car Wash one block away North. The Dodgy Churchills Bar is located 3 blocks away North. There are 3 Liquor stores in a 1/2 mile radius from the complex. The local Publix is less than a 1/2 mile away. Fiorito is 3 blocks away.
The crime in this area has decreased dramatically over the past 3 years, however it has been pushed further west and further North towards 62nd. So for those of you who are looking for bang for your buck, I urge you to come and check out my area of the woods and see for yourself why I rave about my home.... Come check it out...
Read moreWhere do I begin. I have one more month remaining in my 1 year lease and am moving out due to the sheer negligence from management and the hazardous living conditions inside the apartment. Every time they turn over an apartment they basically just paint over the existing 4-5 layers of decades old paint. It’s so old that the walls are literally cracking, exposing the previous colors that existed before. They also paint over the tub and stand up shower floor pan. When I first moved in and was showering, I slipped and fell when the paint peeled off under my foot exposing the prior coat of paint. There’s mold in the bathrooms and the bathroom windows don’t close securely. Anyone can pry open the window and if they’re skinny enough climb in your unit. The unit is FULL of roaches, ants, flies and anything you put in the kitchen cabinets will be covered in termites and termite feces and eggs. The unit DOES NOT come with a microwave and they give you a small non-standard size fridge. My kitchen has filled with water twice due to the clamps holding the pipes underneath the sink loosening which I fixed myself. Maintenance is a nightmare to reach being that they only work office hours, so if you need something fixed, you have to let them in when you’re not there OR take time off work to be there because they don’t work on weekends. AND THAT’S JUST THE INSIDE! The outside is even more disgusting. There are cats, racoons and rats EVERYWHERE! I’ve walked out of my unit and have been touching distance from racoons and rats. Every time you get home you have to shoo away a cat sleeping between you and your front door. The gardeners cut my comcast cable line 2x forcing me to walk over to the office and demand they discipline these people. They charge $20 for a fob card to avoid the security guard lines and go through a fob enabled arm, but I’ve been there a year and it has only worked a handful of times or they park a security vehicle in the fob lane so you can’t use it anyway. Let’s call this what it is, this is a low income complex with slumlord management. THE ONLY REASON people move in here is because they don’t see the actual conditions before they sign the lease. If they did, the city would shut this place down and deem it...
