The move-in experience was incredibly frustrating from the start. The apartment initially shown in pictures, promised to be on the PH level, differed from the unit received on move-in day. Although management moved me to a unit with the promised characteristics, the initial incorrect information and confusion were a bad start. A significant issue arose when my vehicle was towed, despite displaying a handicap decal. This occurred due to misinformation from the listing agent, who is no longer employed there. Management's response was dismissive, citing the listing agent's error and refusing to credit the $230 towing fee. This lack of accountability and assistance regarding a staff member's mistake was disappointing. A ceiling leak and visible fungus in the unit were reported. While management addressed the leak, the fungus remained, indicating an ineffective repair. Building-wide issues include unavailable BBQs for over a month and the presence of Airbnb listings. This results in frequent comings and goings, with some individuals exhibiting poor attitudes. The elevators often appear dirty, with animal waste and a general lack of cleanliness from some residents. The engineering staff was responsive and pleasant, although they appear to be overworked. The experience has been marked by numerous issues, particularly regarding initial miscommunication and the towing situation. Prospective tenants should be aware of these potential problems when considering this building. Several issues regarding security and management at this property have been experienced, when my car was towed from the premises, and security was unavailable at the front desk for over two hours. Additionally, valet drivers from the restaurant were frequently observed speeding through the parking garage, creating safety concerns for residents. When attempting to obtain contact information for the management company to address these issues I was instructed to find it online, which was unhelpful. The hope is that this review brings attention to these matters and encourages the management to improve communication and resident safety

PART 2: I moved my furniture in on 5/14 and was ready to break my lease within 1 hour of being on the property. After an hour of waiting and being billed, I decided to have them use the resident elevators which made the job take longer than it should have. I never saw anyone working on the service elevator during the 3 hours myself and the movers were going up and down (I had to go with them each time bc of the elevator fob). And when I left the property several hours after the movers finished, the service elevator was still broken! I did not have any hot water and the washing machine was broken and majority of the walls in the unit were covered in dirty handprints and there was a large crack in the wall. The amount of money that is being charged for rent, $2873, does not align with the experience of being a resident. Everyday I see multiple pieces of trash on the ground around the majority of the property. Since 5/15 there has been an extremely loud horn noise coming from the structure of the building which can be heard multiple times daily in every part of my unit. Al the maintenance manager and Legend one of the nighttime security guards are amazing; extremely professional, friendly, welcoming, and helpful, the residents I’ve met so far have been very friendly, and the view of the water and Miami Beach skyline from my patio is nice.

Lived for a year the apartment had good view but the administration is the worst is invented anything to stay with your deposit the maintenance gave me a letter signed by the maintenance where everything was in condition at the time of delivery the deposit management Said that the apartment was dirty when it was not so I have evidence careful it is not what it seems and will not be responsible for your vehicle if something happens to you in the garage tremendous bad experience with the noises of the tenants all the time (Maria Goicoechea) the worst administration person I meet in my life I hope she enjoy my $700 dollar she never give back to me she take from my deposit whithout solid reason I got the original one & they’d send me other one fake not signed by me they made me a credit report to my person theme the credit union call me can’t not do nothing without proof thank god got my original paperwork save me from that report be careful they are scammers look at the evidence at the profile nobody looked at the case they never answered back

UPDATE A month later & I am STILL being charged for electricity APART from my FPL bill for COMMON ROOM USAGE with no proper explanation/breakdown of how these charges are being determined & I was IGNORED by management.

THEY’RE TAKING OUR MONEY WITHOUT ANY EXPLANATION EVER. NEVER SENT A LETTER OR ANYTHING, THEY JUST STARTED CHARGING IT ON OUR STATEMENT LAST MONTH AND STILL I HAVE GOTTEN NO RESPONSE FROM THE ASSISTANT MANAGER CRISTINA VALENCIA WHO WAS JUST RUDE, DISMISSIVE, AND INCOMPETENT.

Do yourself a favor and DON’T lease here. I’ve lived here for 3 years and have had problems with management always. They care NOTHING about the tenants, always rude and never friendly.

Management also mistakenly had my car towed and it took them 3 days after me insistently following up everyday and most of the time not getting an answer because it always seems like no one is working in the office. You call and get no answer and I have heard this from other tenants as well. I was never reimbursed for the inconvenience either and the car was never brought back to me, I had to go pick it up.

The garage gates are always broken and we had an incident not too long ago when 3 suspicious men broke into a couple cars, including my own.

The elevators are ALWAYS broken. There’s always pee in elevators and hallways from pets. The hallways also always stink and smell unpleasant like trash. The pool furniture is cheap, ripping and hasn’t been replaced in over a month or more, making it impossible to enjoy the pool. We’re also charged a fee for our vending room which the vending machines are always broken as well. Their priority is more adding screens no one cares about in the elevators instead of fixing all the other issues.

AND on top of all that, now AFTER I’ve lived here for 3 years they added an electricity fee to our statement for the first time this month. When I reached out to inquire I received two very vague answers. One from the leasing office just saying it was a common room fee. And the second from the assistant manager attaching a reference on how utilities are broken down but not the actual metrics and usage of the building and how they are coming up with this fee, especially since I RARELY use the common room but I’m being charged $32 for the common room electricity. If Navette is trying to save money, I believe they need to start cutting with their management staff that is absolutely useless. In the elevators I have encountered a lot of other tenants that have the SAME complaints especially about management.

I love MY unit and my view. I barely use the rest of the building for all the above reasons but still have to pay all their NEW made up fees with no further explanation.

I’ve lived in Miami for 12 years and have never paid a electrical bill for the common area or that doesn’t come from FPL directly and I have never dealt with a management team that is so rude and unhelpful.

I do love the maintenance staff though. Always nice. Always friendly.

If I could give it zero stars I would. Like I said, do yourself a favor and look elsewhere as I have lived here for 3 years and the name of the property has changed and...

I've been living here since November. The parking situation is very frustrating. I paid for and was assigned a parking space. I rarely drive as I usually use Lyft for transportation so my vehicle rarely leaves my parking spot. On 3 different occasions I've returned from traveling to find a big red warning sticker on my window saying my vehicle would soon be towed if it was not moved. I went to the office with the warning sticker and the form I was given the day I moved in showing that I was assigned this parking space. I was told that they had accidentally double assigned the parking spot to a new resident. So three different times my parking spot has been assigned to someone else. On the third time this happened I was out of the country and received a call from management asking if I would like to be reassigned to a new spot. I told them no as I was out of the country and would not be back any time soon to move my truck. I returned to find the red warning sticker on my window and trash had been thrown all in the bed of my truck. I'm assuming it was put there by the other resident who they also assigned the spot to who was angry because I was parked there. In the last week I took a trip to visit family. It's the longest time my truck has left the parking spot since I moved here. When I returned from my trip, my parking spot was occupied by another vehicle. I didn't know where to park and had a lot of luggage. I ended up having to park at the top of the parking deck in the rain to unload my luggage. I then went to the front desk and explained that someone was parked in my parking spot. I gave the parking spot number, the tag number of the car there, and my apartment number and info and was told that it would be taken care of. Today I went back and the car was still parked there and there were no warning stickers. So when I'm parked in my own parking spot that I had to pay this place to reserve, I'm constantly having to worry about my vehicle being towed because the management is incapable of properly organizing this parking situation, yet when someone is parked in my spot, I have to unload my luggage in the rain and no warning stickers are placed on the car in my space. Basically nothing was done. So I had to file a complaint again and now I'm leaving this review. I don't understand how this management has so much trouble not assigning multiple people to 1 parking spot. When you ask people at the beginning of the lease to pay in order to reserve a parking spot, they should not have to constantly worry about their vehicle being towed on accident. It's your job to pay enough attention when assigning the spots to make sure that does not happen. If you can't manage that, then everyone living here should be refunded the pointless parking spot fee. It's very frustrating and...

I recently had the pleasure of residing in an apartment with absolutely breathtaking views of the water. The location is highly desirable, being in close proximity to Brickell, Wynwood, Adventura, and just minutes away from the beach.

One aspect that truly stood out to me during my time here is the attentive and responsive staff. They genuinely listen to residents' concerns and work diligently to resolve any issues in a timely manner. It's evident that they prioritize the well-being and satisfaction of the tenants, which is greatly appreciated.

However, I must address a matter that has been disappointing and frustrating. Unfortunately, some of the renters in the complex have displayed a lack of respect and consideration for their surroundings. It is disheartening to witness the negligence of cleaning up after their dogs, resulting in an unpleasant presence of dog poop scattered throughout the premises. Additionally, some individuals allow their dogs to urinate and defecate in the hallways, causing an unpleasant odor to permeate the area. Despite the maintenance team's efforts to regularly sweep and wash the floors, the issue persists due to the disrespectful actions of some residents.

It is important to recognize that the complex's staff works tirelessly to maintain the high standards of the community. They diligently address cleanliness concerns and do their best to rectify the situation. However, their efforts can only go so far when residents do not share the same level of respect and responsibility for the common areas.

Moreover, it is disheartening to witness some residents allowing their dogs to roam off-leash and not paying attention to their surroundings. This compromises the safety and comfort of both residents and their pets. It would be beneficial for the management to reinforce the importance of adhering to leash laws and responsible pet ownership to ensure a harmonious living environment for all.

In addition to the dog-related issues, I have noticed instances of improper disposal of trash within the complex, including dumped couches in the parking garage. It is disheartening to witness the lack of pride and respect displayed by some residents. The complex itself is well-maintained, but it is unfortunate that a few individuals tarnish the overall image of this lavish living space.

Despite these issues, I believe that with increased awareness, enforcement, and reminders from the management, this apartment complex has the potential to truly provide an exceptional living experience. The breathtaking views, convenient location, and diligent staff make it a desirable place to call home. It is my hope that residents will take more pride in their living environment and work together to maintain the standard of excellence that this...
