So as with any apartment building in NYC, you have to live there for some time in order to get the FULL picture of the building’s value and the overall experience. The real issue Lenox Terrace is management. The management of the complex is one of the WORST I have ever encountered. The are RUDE, they never answer emails, return calls or answer the phone. To get in touch with management you have to call at random times throughout the day in order to catch the staff off guard. Mind you, this is not a cheap building. Market rate 1 bedroom apartments run $2,000 to $2,500.
FIRST: Service appointments can only be done on weekdays/business hours (when actual working people are at work) and if they do decide to show up (I have had several missed appointments with them) they will likely show up at the wrong time. If the repair can not be done immediately, they will take measurements, “order the materials,” promise to return, then never show up. I have had this done twice in a row. It’s like you are your own management team.
SECOND: The management company is “smoking out residents.” During my time there, there was big fight between management and the tenants association about the proposed redevelopment of the complex. Summary: management wants to put up high end units in between the old ones and leave the old one in disrepair. The board voted it down because Lenox Terrace has received no improvements even after the millions they have made over the years. Because of this management has made things worse and continue to treat residents as less than human beings.
THIRD: APARTMENT INVENTORY MANIPULATION: During the pandemic I estimate about 20-40% of people moved out (both of my neighbors moved). So, needing more space, I kept looking at the complex website to see if a 2 bedroom would pop up. I even emailed and left voicemail—no response. Mind you when I found another apt. And notified them I was moving, they didn’t even offer me the apartment until a week or two later. I told them I will take a 2 bedroom for reasonable price. They came back @ $3,000. $3,000? — OK, maybe in pre-COVID times, but right now a two bedroom is $2,000. So, I responded with “The rental market has tanked. Do you have a more affordable offer?” to which they never responded. They are holding on to the apartments to put them back in the market at abusive prices again. Well, as of right now, I am in a beautiful modern two bedroom with floor to ceiling windows for $2,400 and one month free in which the management is RESPONSIVE and repairs are done in a reasonable time.
My point is this: PLEASE STAY AWAY from Lenox Terrace, until they respect tenants. Until we, the consumers, refuse to accept the robbery, they will not change. They will get richer and we will get poorer. There are better deals out there as I have found. There are several THOUSANDS of brand new apartments going up in Harlem thanks to affordable housing initiatives. Inventory is high. Take advantage of it in the same way that they do when inventory is low (price gauging). Let the heartless, rich people suffer (as if that could ever happen) until they are fair in what they are supposed to provide.
I've rented in all of the boroughs over the past 10 years so I know what to expect. I got in at great price, so that is factored into my rating (tip: best to move in the winter for the best deals).
The GOOD: The apartments are large, clean and relatively maintained. The appliances are full-sized, of good quality and the kitchens are equipped with a full range dishwasher and built in microwave (very classy for NYC). Victoria Hair, Liz Bouret and anyone else in the offices at Lenox Terrace are WILDLY RUDE and deathly unhelpful with awful attitudes towards tenants. They are unprofessional as they argue with tenants, hang up the phone on tenants or just simply the offices dont open on time nor does anyone seem to care here at lenox terrace. The offices are super unorganized and they will lose papers so double file everything and get a copy of everything. THEY ARE MONEY HUNGRY, your rent will go up every single year, you will NEVER get back any deposits here and I can guarantee they will try to charge you anything they can upon exit so be careful, better yet NEVER LIVE HERE. As a tenant who always paid on time and didn't ask much - they did not even know when I was moving out even though I filed papers and was in correspondence with multiple people in the offices about it with not much response aka trying to charge me the remaining months AFTER my lease ended because they are so unorganized to not know about people living in their buildings and when their leases end. Laundry rooms always have small cockroaches all near the machines, always one machine broken. The ONLY TWO GOOD things about living here were the slightly larger apartments, and the doormen who always watch out for you and your things as well as being very kind and working hard. Cons 1 The place is infested with roach and rats.
