I have been here for 7 months and find there to be pros and cons. You won't find luxury but you will find a good deal.
PROS: The apartments that face north come with a GRAND VIEW! I'm above the 12th floor / Bldg B; NYC can be seen in the distance and to the north....I can see for miles. There is also a cathedral visible to the west. July 4th was a spectacular event with probably 6 different shows from my view. The windows are ceiling to the heater/ac system with the vertical blinds provided. Maintenance does and exceptional job...they're timely and respect your no-entry wishes if you indicate that on the work request. The grounds and flower beds are maintained. The immediate surrounding area is fairly clean - I would say crime free as well. I've never heard or seen the police in the immediate area. Heat, water and gas are included in the rent/ac is in the apartment. On site security does an exceptional job; I've NEVER encountered anyone other than tenants in the building. Once I found a flyer under my door from a local restaurant; I complained to the leasing office, and it never happened again. I also always feel safe; even when it's dark outside or when I have to venture to the basement to do laundry. The lighting in the outside areas and the hallways is bright. As a note, there are cameras that are monitored by security 24/7. The fire alarm system works, very well. One morning the fire alarms in the hallway began to blare at 1am. The fire department came within a few minutes and all was cleared......false alarm/smoke from someone's apartment from what was told. There is no bleed through of noise from my neighbors nor is there noise from the hallway. Tenants seem to respect each other here. Then there's the matter of the convenience store on the first floor. It opens at 8am and stays open late. It truly is a convenience!
CONS: In other ways......Pavilion doesn't measure up. I have a studio which has not been re-decorated since the beginning of time!! The kitchen cabinets I believe are from when the building was originally constructed (sometime in the 1960s) / metal cabinets that are warped and don't close correctly---yikes!! The heat is included in the rent.....you won't freeze, but there are days that I'm grateful for my small electric heater. There isn't enough parking for every tenant....first come first serve. If you do get offered a spot, you have to pay 50.00 extra per month. Pavilion also offers a gym located in building A....here again there is a fee; 35.00 per month.

   Read moreDo not trust the good reviews. I have lived here for 3 years and at first I did not understand the negative reviews but TRUST ME, over time you will see if you move here. The only good thing about this apartment building is the location. The new management only did one decent thing which was allow us to finally pay our rent online. Other than that, they are horrible. They do not care about tenant concerns at all.
Maintenance staff is absolute trash. I had to put in 5 work orders for them to fix the leak in my sink. The first few times they did absolutely nothing. They are also rude. I have been in my apartment a few times when they came over to "fix" things and they assume that because I'm not Spanish that I can't understand them. They talk trash about the tenants when they are in the apartment and complain about repairs in Spanish where they think you won't know what they're saying.
The secretary is extremely ditzy. I had an issue with mice and put in a work order for an exterminator. A week went by and the exterminator never came. I called to ask why they never came and she stated that she forgot to add my apartment to the request list. So I had to wait another week. Mind you, she often forgets to add my apartment to maintenance lists and always laughs it off. She acts like your asking her to do brain surgery and since we can do requests online m, she literally only has to look at the requests and add them to the list. I also found out that the "exterminator" does nothing more than spray poison and place sticky traps. But the secretary mentioned that you could come to the office and they will supply you with sticky traps to place yourself. WHAT A JOKE! I tried to get them to come find the hole where the mouse enters from as I know it is in my kitchen either behind my fridge or oven. They won't even do that. You have to find your own hole and then call them. They will only put cheap plaster over it which mice can easily chew through. You're better off sealing it yourself with steel wool and caulking compound. I know that the building is relatively old...
   Read moreSo far so great! My wife and i have recently moved to the Pavillion Towers and so far theres no major complaints. Key person to know and make sure to establish a good relationship with is Sally. Shes simply incredible when it comes to helping you lease the apt. Sally has moved mountains in helping us lease, so make sure you treat her with much respect and come prepared because she plays no games! Very straight forward and professional lady. The building itself is old and was under another management company for years so from what i can see this new management company has really been trying there best to bring this place back up to its 1960’s Glory. Rental is scarry cheap for being right in downtown Newark where the norm is already at low $2,000’s. So cant complain about that. The lady from maintanence is also very nice and will work on your every need. The maintanence guys are awesome! Already made friends with them. Its a plus if you speak spanish with them, they are just really friendly. Small complain would be the security guys at the entrance, idk if they are aware they are literally the face of the building! The first person you see when entering the building, yet they are not the friendliest, they arent rude and wont give you an attitude but a simple smile and knod of acknowledgement can go a long way in custumer service.
