Very sad to have left what once was such a welcoming community. After new management took over, communication really fell through the cracks with the residents. Too much time spent beautifying, less time listening and attending to residents' needs/concerns. #1 No fitness center, it was closed for renovations since early March but no clear updates were provided throughout Spring/Summer except for a notice that informed residents it would eventually be open again in August. Of course they tried to provide an outside gym membership monthly for residents but it was not the same, considering it took way from the appeal of being able to walk down to the community gym. #2 Prices went up A LOT. They became comparable to Baldwin Park, despite not actually being in Baldwin Park false advertising. Spoke to some of our neighbors who have been there for many years. One woman who lived there 15 years had to leave within 2 weeks of receiving her lease renewal; the manager who promised her they could work something out ended up being "replaced" with a new manager and therefore she was unable to go through with the discussion to renegotiate her new lease. Another neighbor 17 years ended up being transferred to another building in the complex - he was very displeased about this move but didn't seem to have a choice since the complex did not offer him a longer lease in his current place due to wanting to renovate it. How inconvenient it must be to have to move 17 years of your life to another unit, only to move it back again to a third floor without an elevator. Same thing with a set of elderly neighbors we had who we spoke to right before we moved out. #3 Misinformation and profit driven. The complex sent out flyers to current residents with details about their new lease prices for 2019-2020 with a statement that indicated they should notify the office if they planned to renew by said date. When I informed them well before the date that we would not be renewing, I come to find out that because I never gave a formal letter (which by the way was NEVER offered to me despite all of the conversations with office staff during social gatherings--all of whom became fired/replaced anyway) then I was told I would have to pay for an August's rent even though my lease had a clear end date of mid July. After scaring me with misinformation and me thinking I would have to dish out thousands of dollars more than intended, I then received a call that corporate had been contacted and felt that they had not been clear to begin with, so I would not have to pay after all. There is zero organization, and they try to mask it with so many unnecessary renovations to make the place look so appealing. Please exercise caution with what's said from this complex/management. Always read your contracts. Ask questions. I admit I should have known about the formal letter, but after having lived here for 3 years, I just let it slip past me because I didn't have to deal with moving out before. Turnover has been high, but for those who end up signing (after the discounted move-in fee provided of course), I hope your stay will end up being a good experience. There are many great features of this apartment complex (location, pool, gym, plenty of parking) but there are many issues I have been having lately that I have brought to the attention of the staff which have not been resolved. I want potential future residents to be aware of these. I have lived here several years. Recently, the complex has changed owners. Just before then, I noticed a decline in the complex, which has only gotten worse.

There has been construction for the last two months. 8 weeks ago I received a notice I needed to bring everything from my balcony inside. I complied. 4 weeks ago I followed up with the leasing office to see when this would be completed, as I had patio furniture in my living room. I was told they would follow up with corporate and the contractor and get back to me. I have yet to hear. This is two months I have been without use of my patio or part of my living room and have not been compensated in any way. Several times I have been in the gym and seen male construction workers use the women's restroom. Please be cautious if at pool/gym.

Sometimes packages are left in the leasing office and not the mailbox or doorstep. In the past, you would get an email notifying you of the package. That is no longer the case. Also, several times I have gone in asking for my package and told there were none for my apartment. I went through a lengthy process trying to get a refund on one package, a lot of back and forth trying to either get the refund or it reshipped. 3 weeks later I went to the office to get another package and it turned out they had my package the entire time. And at no point in that 3 weeks was I notified (I also wasn't notified of the new package, I just assumed it was left there as it was not in the mailbox).

The gate was open for about a month recently. So if a gated community is important to you, I am not sure you can rely on that.

The way the units are arranged, there are balconies immediately next to bedroom windows. So if your neighbors are on their balcony, you can hear them in your bedroom. This was not an issue for me until recently. For the last few weeks, it has reeked of weed in my unit. Despite the fact that I never open windows. I would not be bothered if it were not so frequent and if I never had guests.

Since construction started, the gym smells like bug spray. I am not sure if something happened to create a bug issue and that explains the constant smell, or if its a new cleaner that just smells horrible, but if you are sensitive to smells you may want to be aware.

Since the complex changed ownership, there is a processing fee to pay rent online. There was not a fee before.

UPDATE (Feb 2019): The complex is now called Infinity at the Park. The new owners took over last year, and they have been busy making some changes. I do think that they’ve made some structural improvements to the buildings (replacing the soffits and whatnot), but not all of the changes have been for the better. The Florida-style buildings are now painted a stark white (even the brick), and the staff - with the exception of Tony and Cesar in maintence - is all new and not always friendly or helpful in my experience. That being said, it is still a great location, there are good amenities, the apartments are nice, it isn’t too loud, and there’s ample parking (I don’t know what the complaints about parking are about; there are tons of parking spots). To end this update on a positive note: the landscaping really has gotten better, there are new cushions out by the pool, and the new team hosts monthly mixers at a wine bar (which seems like a nice treat for the residents).

I've been living at Promenade for 2 years (as of yesterday, actually), and I am very, very happy here. Waterton took over management probably a year (and a half?) ago, and they've made some improvements to the grounds, including an upgraded gym, fixing/replacing the soffits and facias, installing a new grill, upgrading the fenced dog park, offering a small meeting/party space by the pool (available for rent), repaving the parking lot (well, they're starting that in a few days), and upgrading the units. The changes have been a real improvement (not that the place was bad to begin with, though the gym was in rough shape). They've also added valet trash and recycling, which is a luxury I never knew I was missing! Additionally, the team there (it has been the same 6 people more-or-less since Waterton took over) is awesome. They're all pretty happy to go out of their way to do something for you. The location (walking distance to Fashion Square Mall - we've walked to the movies before), 5 minutes or less from downtown, 2 Publixs, Target, LA Fitness, Baldwin Park, Colonialtown, restaurants, bars, and more is pretty awesome. Sure, there are a couple things that I'd like fixed, but I think that's the same anywhere you go.
