As a seasoned veteran in the realm of property management for over a decade, encountering a company as abysmal as Encore Property Management was not just a disappointment; it was a slap in the face to everything professionalism stands for. Our four-year tenure with Encore was akin to a never-ending nightmare, characterized by their staggering incompetence, utter disregard for tenant rights, and a blatant disdain for basic decency.
From day one, it was abundantly clear that Encore's idea of "service" was nothing short of a cruel joke. Maintenance requests were met with the enthusiasm of a sloth on a Sunday afternoon, with issues left unaddressed for weeks on end. It's as if they operated under the assumption that tenants were an inconvenience rather than the lifeblood of their business.
But their incompetence was merely the tip of the iceberg. When confronted with our rights as tenants, Encore's staff morphed into gatekeepers of ignorance, rudeness, and denial. Their refusal to adhere to real estate laws was not just a demonstration of incompetence but a deliberate choice to trample upon the rights of those they purported to serve.
One would assume that a company entrusted with the management of properties would at least possess the basic competence to maintain proper documentation. Yet, when requested, Encore shockingly "forgot" to provide us with our move-in inspection form—a clear indicator of their penchant for shady practices and disregard for transparency.
As if their negligence and disregard for tenant rights weren't enough, Encore's audacity reached new heights when it came time to part ways. In a display of sheer gall, they attempted to extort a staggering $2500 from us under the guise of "normal wear and tear." This, despite the fact that the issues in question were pre-existing and had been persistently ignored by Encore throughout our tenancy.
But perhaps what truly encapsulates Encore's gross incompetence and lack of integrity is their attempt to charge us for repairs that were never completed during our occupancy. For four long years, we endured broken gates, torn carpets, and missing blinds—all of which remained untouched despite our repeated pleas for resolution.
In a final act of defiance, Encore has continued to withhold our move-in inspection pictures, a vital piece of documentation that would undoubtedly expose the extent of their negligence and disregard for their tenants' rights.
As the President of the Chamber of Commerce, I have had the privilege of interacting with countless businesses, each committed to upholding the principles of professionalism and integrity. Encore Property Management, however, stands as a shameful exception—a stain on the reputation of property management as a whole.

I had an absolutely terrible experience with Encore Property Management and I feel compelled to warn others about this unprofessional and dishonest company.
It all started back in October when the leasing agent told me there were only "three units left" and urged me to hurry and apply. This was a blatant lie—there was no urgency, and the units were still available when I later checked. After applying and getting approved, things went downhill fast. I had to dispute incorrect rental history information provided by the third-party verification service they use. Encore refused to re-open my application or contact my previous property management company to clarify the discrepancies.
The only way I was able to get them to act was by filing a grievance with the third-party service, which then contacted Encore. Only after that did Encore agree to revisit the application and verify the correct information. I even took the initiative to gather and email the correct details to them, including the contact information for my previous landlord. After the third-party corrected the information, I still didn't hear back from Encore for over 24 hours.
Meanwhile, I decided to go with another property management company, which approved me within 24 hours without a single issue. I emailed Encore to let them know I had moved on and requested a refund of my $500 holding fee. Despite their policy stating that I had a 72-hour window to request a refund, they refused to honor this after all the delays. My grievance was that my 72-hour window should have reset given that they had to redo the application process, but they ignored this and denied my refund.
To make matters worse, the property I had "reserved" wasn’t even available until January 2025, and I had applied in October. The unit would have easily rented out in that time, so I was essentially holding a property they couldn’t even give me access to for months. The leasing agent then deactivated my online portal and canceled my application without warning or explanation.
I also filed complaints with the Better Business Bureau and GA Compliance, but surprise, surprise, I never received any response or follow-up from either. Corporate was copied on all my emails, but they never responded, never addressed my concerns, and never bothered to reach out. They don’t even answer their phone.
Ultimately, I had to go to my bank for a chargeback to get my $500 back, but this should never have been necessary. Encore Property Management is an unprofessional, rude, and dishonest company that clearly doesn’t care about its customers. The lack of communication, the refusal to follow through on commitments, and the overall terrible service make them one of the worst property management companies I've ever dealt with.
Do yourself a favor and avoid this company at all costs. If you have a choice, do not rent from Encore...
Read moreI was very happy with my home when I moved in but on January 1, 2025 my downstairs flooded with sewage backup due to the builders placing a tree stake in the sewage line at the time the home was being built. Because of this I have lost some of my items in my home, my floor has been pulled up, baseboards have been cut out, in my hallway, bathroom and pantry. Mind you the company who pulled the floor up did not take up all the floor where the flood happened. Andrea whom is the property manager stated on January 1, 2025 someone would be coming out to disinfect my home because sewage is hazardous and toxic. NO ONE HAS COME OUT AND DONE ANYTHING. So it is now January 16, 2025 and I am still in a home where sewage residue is in my floor, under my baseboards and this is sickening and disgraceful! Encore Management has threatened to evict me from my home because I refuse to pay rent for this month with my home in this particular state. I have been in the Real Estate industry for quite some time and I can tell you this is UNACCEPTABLE behavior from a management company. No one from this company or there Real Estate company (McKinnley Homes) that they use to lease out these homes has been to my unit to inspect these damages. NOBODY. No one has apologized for any inconvenience and told me that “if compensation is approved” I’ll receive something for my items that I lost. That was a week ago and still nothing. When the flood happened, I contacted Andrea to have a plumber come out figure what is going on and the only concern she addressed was “if it turns out to be resident fault then you will be responsible for the damages.” Well, it’s definitely 100% Encore Management’s fault according to the plumber. They also have told me to file this on my renters insurance which my insurance has told me will be denied because the Management company is 100% responsible for anything that happens due to sewage. I told Andrea that I’m the beginning because this is the field of work I do. But she still insisted on me filing a claim against myself for something that wasn’t due to my neglect. I have asked NUMEROUS times to be contacted by upper management and still have yet to hear from anyone. I have a 7 year old daughter who has to live in this filthy place. This is so degrading and the lack of care Encore Management has expressed is beyond belief. There is still a hole in my front yard, red dirt everywhere from all of the digging, dirty sewage tissue everywhere, and the tree is not properly secured!!!!
