We were residents of arcadia villas for nearly three years. When we first moved in, the property was beautiful, apartment was cozy and everything worked just fine. That didn’t last long. After the first year, they changed from air conditioning to swamp cooling. That resulted in our apartment not cooling below 85 degrees all summer (by the way that is the maximum allowable temperature under arizona tenant laws). When we complained, we were told our AC was blowing cold and nothing was done despite our continuous monitoring of the temperature via an internal thermometer we purchased ourselves. The only attempt they ever made to fix it was changing the filter. They also bill themselves as a safe community, however the gate is frequently broken (especially the gate off 40th street) and my car was broken into within community gates and the lack of cameras meant I couldn’t do anything about it. All of the covered parking spaces are paid for, and when someone took my covered spot late on a thursday night I had to park outside complex gates. When I called the tow company posted, I was told they needed to be contacted by management. When I contacted management, they told me if the car was still there on Monday they would leave a note saying they could be towed. We also had constant issues with our dishwasher backing up or leaking into the apartment below us. The property manager susan blamed our improper use of the garbage disposal, however after the first back up we stopped using it altogether. She also seemed to place blame on us running it when it leaked into the unit below, instead of their shoddy installation. Susan was constantly condescending towards us as young renters, which was incredibly offensive because we paid the same rent as all of the other people around us and were never sure why we were treated as second class tenants. Utilities are also pooled between all residents and we were never allowed to see specific bills- just what they charged us. A $100 electric bill in January seems absolutely absurd, so they’re probably skimming off the bills. Our unit also lacked a functional cable co-ax outlet, so we were never able to use cable TV services. The only good thing I will say about this place is that Steven, one of the maintenance guys, was continually helpful and kind and did his best with what Maxx properties deemed appropriate. Read moreAfter living here for two years, I have a lot to say. I was overall happy with the location, but I saw a rapid decline in the two years of living here. Arcadia is a great neighborhood, and that's the only thing that kept me here. Now that I know of many more options with better value, I've moved. When I first moved in, most people were friendly a quiet. There have been more instances of disturbances, strange people, yelling, and even violence that I've heard in the middle of the night. Anything that is broken at this property is slow to be fixed. It took MONTHS for a parking gate to be fixed (I have pictures, recorded it). The back walking entrance was broken every week, and management couldn't think of a better solution than to keep replacing the door with the same lock. What about a key pad? Washers and dryers are always broken, and multiple friends and neighbors have had things stolen out of the laundry room because none of them have ever had locked doors in the time that I lived there. Upon moving out, I specifically asked in person and over email about what's needed in the move out process, and it's not until I asked a THIRD time that I was told that my keys and fobs needed to be given back, and I was told that I was charged for them... and that's the final straw as to what made me finally write this review. Also, new tenants do be aware of the bait and switch scheme that Maxx Properties is running. The rent is low the first year, and then they increase it drastically for the second year with no negotiations. I placed THREE phone calls before my rent renewal last year to discuss this with ZERO phone calls back. Read moreAvoid this place at all costs! After a short 4 months of living in my apartment, I PAID to break my lease due to 8+ weeks of cockroaches. After bringing the issue to the leasing office that I was killing multiple roaches daily in my bathroom and kitchen, they proposed a week long “bombing” process where I had to empty my belongings from multiple rooms. This week long process ended up being a 5 week process where men were in my unit every week, poison left in multiple rooms I had to make sure my dog didn’t get in to. The entire 5 weeks I was still killing roaches daily, and after the 5 weeks I still had roaches! After again bringing this issue to Susan, their proposal was another 2 weeks of pest control, no discounted rent, and not letting me out of my lease without penalty! I found that paying thousands of dollars to break my lease on the apartment I JUST moved in to a better option than staying in a complex that clearly doesn’t have their tenants best interest at heart! They also regulate when you can and cannot use AC/Heat. Susan, the leasing manager has horrible customer service and overall was an absolute nightmare to try and communicate with regarding my situation, shows zero empathy. The rates for on site laundry also continue to rise as the management has “no control” over it. During my short stay I saw police cars several times during late hours, as well as CPS. Loud families moving in. The only good aspect on this complex is the location - paying more in rent for quality is definitely something I won’t skip out on after...
