I lived at Kensington Park Apartments for two years and REALLY regret moving. I lived in a large, one bedroom apartment. The speed of maintenance requests, the friendliness of the maintenance staff, the fair pricing and the renovations outweighed any minor complaint I had during my stay. I also appreciate how honest they are about security deposits. In my previous experience renting complexes would always try to find any reason to keep part of my security deposit no matter how spotless the place was when I left. At Kensington Park, I received my whole security deposit back. These are the biggest reasons why my stay here deserves a 5 star review! As far as other reviews go, there are trees around and a little creek that runs near the complex, youâre gonna see some bugs yes, but coming from someone terrified of any type of bug, this place is not infested with roaches and no where near close to it. I would see maybe one or two bugs a month and I did my own preventative measures on top of them coming to do pest control every 3 months so most of the time the bugs were dead. If youâre concerned about bugs the office stay will gladly schedule pest control. The complex is older so walls are thin and you can hear your neighbors so I would recommend asking for a second floor apartment if noise is a concern of yours. Although my stay here was wonderful, Iâd like to offer just a few notes for improvement. When I first moved in I didnât have a washer and dryer in my particular unit so used the community laundry room, these areas really need more attention and need to be serviced and cleaned more often. I decided to go to a laundry mat because the condition of the community laundry rooms. A washer and dryer was installed in my unit halfway throughout my stay so that was no longer an issue.    Read moreI had a good experience for the 3 years I lived here. The front office was always quick to respond and maintenance was helpful as well (usually resolved within a few days or the same week). They installed a washer/dryer while I was there which helped a lot in terms of convenience.
Kitchen is small but that's the norm with apartments in the area. The main room (for the one bedroom) is pretty large and awkward but it's good in terms of flexibility. Noise was okay too given that Avent Ferry is close by, but I was further in. The buildings by the road probably have a different experience.
In terms of roaches I would say it was about average. I saw them maybe every month or so during the warm months, and they were the outdoor variety so they weren't nesting or anything (the German ones are the ones to watch out for). Pretty sure they were coming in through the patio door, which it's easy to seal up the gaps. They weren't enough of a problem for me that I did that though. I credit pest control for coming by regularly and keeping numbers down.
I'll lastly say the price and rent increases have been reasonable (especially their student rate) and is one of the few reasonable price per area options near campus (and honestly Raleigh given the nonsense housing market). In short it's not cheap but a much better value than any other place I've been so far.

The layout is not the best, especially if you live with a stranger as the rooms are right next to each other (the walls are paper thin) and most of the two bedrooms apartments have only one bathroom. The apartments are located in a wonderful location close to downtown, I-40 and 440, whole foods, Pullen park, greenways, etc. I enjoyed my time there and hated leaving but I was in a bad situation with an awful roommate. The reason I've given this place 2-stars is because they are notorious for keeping deposits and not returning them. Its like a scam. If you live with someone else and you decide to move out and they stay, you will not get your deposit back, unless your roommate pays it. So if you live here, be prepared to either not get your deposit, or have the offices make up some excuse to not give it to you, like some made-up damage. Which is what...
