I have been a resident for 4 consecutive years now. Nothing harsh to say. APT 5208..However, understand as you evaluate this community, This community was launched 7 years ago as a “luxury community” and back then it was. This community is now approaching it’s 8th anniversary as apartment living, and the real estate investor stake holders are clearly in “take-profit-mode”, and have been for several years now. They choose not to re-invest in any renovations or upgrades and this community has been eclipsed by other newer San Antonio “LUX” apartment communities. Lincoln Property Management is the chosen custodian here, and really no concerns or complaints. Make no mistake, this is apartment living. Convenience of location Absolutely!.. Amenities and access to such, exemplary for a community of its age. Does the stake holders and Lincoln Property management out-source a lot Yup!, not by their mandate, I’m sure it is by the owner’s mandates. Fees involved... Family orientations, not really, although there are residents with children, not really, no playground, nothing for them to do during summer break, except poolside.. Senior citizen friendly.. maybe. I am a senior citizen, this community would not be my 1st choice. Pet friendly (doggies) absolutely! Communications infrastructure-- Captive--- Grande Communications is the ground provider for all things cable TV and internet, They will tell you the alternative is Satellite Dish; however, your place has to be south-facing at the proper azimuth, there are only 2 of 19 buildings with patio facing accommodations that work. I asked my DISH rep to conduct a satellite survey here. Grande Communications has re-couped their ROI (return on investment) here several times over; now approaching (8 years). The community really needs to implement an Open-Market-Model for Digital TV and Internet, although, I seriously doubt this will happen…I entered here at Grande full package with 89 dollars per month, not including equip. Now I pay 162.49 dollars after trimming down to 22 local channels and internet services…A real Monopoly…and Grande does not negotiate on subsequent years subscriptions.... Heating/AC Central-- ground mounted central A/C, 8 years old serving continuous. mine never failed, but only a matter of time. Heating—ceiling mounted in the bathroom, mine never failed, then again 8 years continuous service, its only a matter of time. Hot water heater service in the utility closet, 8 years continuous service, mine never failed, but its only a matter of time… Apartment turnover has increased, and short term and temporary residents has increased, but then again I expected this.. Neighbors friendly, and kind. But then again this community has its fair share of Jack Holes, that more than occasionally conduct stupidity, and disobey community rules… SAPD issues---not really-- unsure—check the SAPD website, they have a crime- blotter page on their website to check for complaints and issues… Lease renewal uplift 15% no negotiations. For 2021 management kept rental fees frozen, but COVID is in decline, expect uplifts in the future…. Outdoor pavilions have community barbecues, including poolside have entertainment on flat screen TV, all broken or out-of-service…for two years now…Management staff have always been kind and friendly and responsive to me (when available). Maintenance staff the same....I would suggest any summertime rental candidates visit/ tour the property twice, once daytime, with the rep, and once at night on your own on a Friday after 9pm. I believe year 9 (2022) will be a watershed year for this apartment community, status quo will not be financially feasible for the current real-estate holding company to continue, and they will short sell-off to some other owner and leave it to them for refresh/upgrades. which is why I am moving on to another newer San Antonio apartment community... You'll have full access to our platinum pool, and our platinum clubhouse, and our platinum outdoor kitchen, and our platinum outdoor tv, and our platinum outdoor grills. To be honest, the word platinum is a very clever. It's kind of like when people describe their Honda as sup'd up.... it's like hey here's my sup'd up Honda - but you and I both know that at the end of the day, it's still just a Honda. So yea, platinum makes you feel like you are living in one of those sup'd up apartment complexes. It's nice to feel luxurious every now and then, like you're high class and the world wishes they could live in your platinum apartment complex with you but truthfully, that's not what sold me on the choosing to live here. Nope, what sold me was the platinum outdoor kitchen and the platinum outdoor grills where I foresaw the future me, standing there cooking platinum steaks on that platinum grill with a platinum bud light - just living life and knowing I was fulfilling my manhood in a platinum world. So I did the deed, I signed that platinum paper work with a platinum pen and gave that young lady in the office a platinum smile as I walked out of there with my chest held high. And I continued on to those grills, to achieve my destiny and to cook that steak that I had so desired. But what do I find when I come down to the outdoor kitchen to fulfill my destiny - the grill does not work! And it's not just the one grill, it's all 6 on the property!! All six grills, what a nightmare. You know a younger me, a less experienced me, would have given up at that point... but not me. I've seen too many things in this crazy life of mine and come across too many characters to just roll over and give up now. Not to mention, these big beautiful plump delicious looking slabs of ribeye just look to phenomenal to have given up at that point. So where does my experience send me....... I've created a bow drill. That's right son, I'm out here in the back of this beautiful apartment complex, beneath these Shavano oaks, with a homemade bow drill rubbing two sticks together to make a fire and cook these big beautiful 1-1/2" thick juicy ribeyes. I'm doing it, I'm doing it so good that they're probably going to save this bow drill and store it in the history museum as a modern times artifact, a time when everyone thought we lived in a safe place but little did everyone know that all 6 grills would one day go down. TLDR: great apartment complex, great staff, but there is a chronic creep that is terrorizing women and nothing is being done about it. DO NOT LIVE HERE IF YOU ARE A WOMAN OR HAVE CHILDREN.
What at first looks to be a high end, luxury apartments in a great part of town, begins to show its ugly head once you see what they are hiding from you.
Now don't get me wrong.... The apartments themselves are wonderful. The property itself is also lovely. The staff are very nice and at first it seemed like a very wonderful place to live. All was great....
Until the creep showed up. Watching through our windows... recording us get ready, and God knows what else. It happened once, then twice, then three times, and the police and office were notified each time.
After speaking with the community, it came to light that this particular creep has been a problem here for SEVERAL years. In these several years, the property and its parent company have done nothing to increase security at the property. Not even so much as cameras monitors the gates to see how this guy gets in.
There is a warrant for this guys arrest thanks to the security camera footage I got myself with my own camera. However, this was a couple of months ago and he has yet to be arrested. In fact, in the last week he has been seen here AGAIN at other buildings in the complex. It seems there is no end in sight.
To make things even worse, we have recorded evidence of the management being rude and dismissive of another victim of the creep. They said that "crime happens everywhere" and "nowhere in the lease does it say we can give you safety". They are now giving her a hard time about moving out, as she lives alone and she feels she has no other choice (I do not blame her at all.)
Some other residents took things into their own hands and posted some fliers to bring awareness to the community. The management must have thought it was me, because THE NEXT DAY there was a lease violation on my door. They not only want to silence the victims, but they are also actively retaliating against those that speak out. It is disgusting.
