Columbia Oaks Apartments — Attraction in Temple Terrace

If you can help it, do not rent from this complex. It went from terrible management (Ocean Blue Realty) to horrible management (Tzadik Management). Tzadik is non-responsive and does not care about tenants. They had time to come out to this property to install cameras, but seem unable to take care of basic maintenance issues. No one should have to put in 3 unanswered tickets to repair an air conditioner -- the second repair needed on the same air conditioner in a span of 3 or 4 months. This has been, by far, the worst experience I've had as a tenant at any apartment community I've lived at. From having to pull teeth to simply get the unit cleaned prior to moving in (which pushed my move date back an entire month), to having to provide my own fire extinguisher (which I have never had to do at any other apartment community), this has been a terrible living experience and not the way I would have preferred to start my move to Tampa. It has now been 120 days Tzadik has been managing this property and no handbook has been provided, along with no updates on when it will be. They made it mandatory for tenants to provide contact information -- and yet they never use it to provide updates. I don't throw around the word "slumlords" lightly, but that is exactly what Tzadik seems to be. They are collecting rent at this property -- and several others, it seems -- with what looks like ZERO care for the actual tenants. This property has not improved at all since Tzadik took it over. If they can't even be responsive for a simple A/C maintenance ticket, then what can be expected of them with bigger issues related to the property? So far, they have not proven themselves as trustworthy or truly present for the tenants they are supposed to be serving. They are looking like predatory trash in the light. RUN,don't walk RUN!!! If I could give this negative star I would. This place and the management is a joke.From day one I should've know beter, Abraham (ABE) overtalked us and was very condescending and pressured us to give deposit to hold apartment. Once we moved in 8 of the wall outlets didn't work, had to submit several request to get fixed. I was promised updates to unit that never happened, i was being charged for pest control monthly but no one ever came to spray for bugs and the parking lot and landscaping was over grown with weeds and trash. The unit was very dirty when we moved in and promised credit that never happened. When asked can i open windows and get screens to keep bugs and animals out, was told no. The neighbors constantly smoke marijana so that seeped into my apartment on a daily basis, not to mentioned one neighbor dedided to be the midnight disc jockey playing his music outside till 2:00 am. The maintenance workers started fighing amounts themselves the HCSD(Hillsborough County Sheriff Dept) was called to the complex constrantly. I finally put in my 60days notice per my lease agreement, Got a call to ask why was I moving once i expressed my concerns again. He said okay, and offered to move me to another apartment complex, ( I declined the offer) then suddenly the last 10 days of my lease my C/A stopped working only to be told they had to order the part, No one else in the complex had this issue. Mind you this is Florida with record number heat index. Can't open Windows or Doors. My move out day was June 30th and as of today I haven't received my deposit and not the management have blocked my calls and emails. This totally unacceptable and unprofessional.. I have a nice normal and homely experience in the apartments, everything works as it should, if something is damaged it is repaired in a maximum of 2 days if it is not urgent and when it is urgent, at the same moment. But unfortunately the people who live in these areas try to live without paying, I have had two neighbors from different units who would break anything and if they didn't repair it then they would say not to pay the rent and they wanted to live for free. That should not be done here...
