This like every other Mobile Home Park is in it to make as much money as possible and have no empathy for people, so when it comes to their tenant's they are not high on the priority list. With such high demand to live in Colorado I cannot say this is a great alternative to high rent prices. In the past a mobile home was a great stepping stone to your first real home, not anymore. If you want to live in a tiny-mansion instead of a tiny-house you can find one here! They have so many rules you might as well move in with your parents or covenant controlled H O A with alcoholic board members. When trying to qualify to live on the property (a separate issue from buying the home) they ask you all names SS#, DOB who's going to be at your mobile home for more than 3 days they do background checks on everyone and have the right to refuse anyone on their property to keep out the riff raff and if one of the many rules are violated a three day notice to quit and your told to move your mobile home to another park where it can be difficult to find a space or one that will accept your unit. Depending on the year it was manufactured this could be very problematic. I think mobile home parks are in the category with tow companies, health clubs, collection agencies, Microsoft, E-bay and other corporations that don't have a moral compass!    Read moreI do not live here but can’t imagine living here. I went in to get park approval after buying a mobile home & was told they have a 30 pound weight limit for pets. I was told they could work with me & it seemed alright. Pam then asked that I bring my dog down to meet her and make sure he wasn’t “aggressive” so I did! the visit went well & she said he was fine but still had to get approval from the hire ups. i’m then told through conversation with her that she’s got a big dog (I think she said cane corso). How are you going to set these rules in place but not follow them up for yourself? then i’m told it takes up to 2 weeks to get approval into the park. what am I supposed to do if I want a home but have to wait two weeks to know if I can even be a resident at the park?? there deadlines on these types of things. I ended up backing out of my home purchase because if Pam was this nasty during “the park approval process” I cannot even imagine living here. Pam does not smile, she acts put out to help with anything, and I felt like the biggest inconvenience to her. i’m glad I dodged a bullet with moving into here. first impressions are everything and pam failed. on the bright side, the park does look kept up but they make a lot of rules that they seem to hold their residents to but...

However the rent for the lot keeps going up, it's okay for your neighbor to let their dog use your space for the bathroom and you're expected to clean it up because it's in your lot. Don't even own a dog. Asked if I could put up a garden boarder to keep the dog out and the trash that the neighbor unloads out of their car and throws under our porch. After 3 months of asking I was denied even though about half of the lots here have some type of "fence". Constantly get a notice to spray weeds but the family across the street has a rock bed full of weeds and they never get bothered. Seems like maybe they are racist. If you want to improve your lot you can only do it if you're a certain color otherwise it's denied. If you have a trailer/camper in driveway they get upset if it's longer than a few hours but if you live towards the back you can keep a utility trailer everyday and never move it. Residents shoot off fireworks from May 5th to Labor day at all hours of the night. Nothing is done about it.Again, it seems that the ones that don't get in trouble or bothered or actually get to do landscaping have a different skin color so draw your own options.
