Nearly half of the units are subsidized for affordable housing (low income). I moved in Oct 2021 when it was newly built. What was originally built as a beautiful luxury complex with green grass and nice (but small) pool was very quickly turned into a dump as the units started to fill up with tenants. Let me explain:
There have been multiple drug stings and arrests at this complex in early 2022, so they implemented a "cop next door" policy where now a police officer lives there with his cop car usually parked out front. Often you will see multiple cops called to the premises for various incidents.
Many tenants bring their whole crew (far exceeding the 2-person guest limit) and occupy all the amenities such as grill stations, pool, and game room. Once I went to the game room on a Saturday night and it was filled with non-residents smoking hookah inside the room while blasting music and screaming.
This is a big problem if you like to get a good night's sleep before work the next morning. The music and screaming is not confined just to the game room; it will be present every night outside in the courtyards where you will hear it through your windows/thin wall as if they were in your actual apartment. On the weekend - forget about sleeping, it's not an option so might as well join the block party until 2AM! If you have a noisy neighbor like I did and most people I talked to, that will just add to the noise since the ceilings/walls are paper thin.
This place is advertised as a smoke-free complex but there is a constant marijuana smell surrounding the complex and especially in the hallways. My neighbor's puppy ate a partially smoked weed cigarette that was thrown on the ground in the court yard outside the building side entrance and almost died - she had to get her stomach pumped for $5,000 including all the follow ups which was not reimbursed by management.
This place is not "pet friendly". Aside from the risk of your pet ingesting marijuana, there is constant insect repellent being sprayed on the (dead) grass and they don't warn you or put up signs. My dogs ate this grass and got sick for 2 weeks. Then the manager told me "sorry I didn't know they sprayed the grass - the landscaper's email about it went to my spam, that's why I didn't put up signs or send an email". Even after this incident, they kept spraying and still no signs or warning from management.. I gave up. The dog park has fake grass which is full of dog poop and pee and you can smell it as you approach. No one cleans it ever. People abuse their dogs there too, Animal Control has been called.
There is nothing green about Canter "Green" anymore. The beautiful plentiful green grass in the courtyards has been reduced to brown dried up dead grass and mostly dirt/mud except around the main entrance and small spots of grass around the parking lot which they do maintain since that's the prospective tenants will see (this maintains the illusion of green grass). But the actual grass that surrounds you once you live there (the courtyards) is dead all year round.
The pool quickly turned to a cesspool because of all the toddlers with dirty diapers going in; my neighbor got a horrible full body rash from dipping into the water once (never again). Instead of constantly cleaning the pool and maintaining it, management simply closes the pool to paying residents for the majority of the summer (but still collects their "pool amenity fee"). From what I hear this is still an ongoing problem even in late 2023.
Management does not have the spine to enforce it's own policies and people do whatever they want; there is no order or "luxury" here. The only thing you can do is avoid this place and if you're unfortunate enough to fall into this scam, just break your lease and escape ASAP - it's...

There was also an issue with one of the employees during which he entered an apartment of a girl, who was living there on her own and pleasured himself with her underwear.
Jacuzzi not working most of the season - no one wants to address it. Marihuana smell and usage - no one wants to address it - one puppy Iin the complex accidentally swallowed someone's marihuana that was left on the ground - high bills from the vet and the complex took zero responsibility. Dog park can’t be used - too sticky, full of dog poop. The only time the dog park is being washed is when it rains, so it can get quite stinky sometimes but it seems yet again that no one wants to address it
These are just some of the issues we are dealing with on daily basis.
Decent place for living, nevertherless some issues hard to overlook. a, The staff is friendly, when you ask them for help they are trying to help, specifically Jeffry who is really nice, which is really awesome, but when bigger issues arise and you need to talk to the management they tend to be less responsive. b, Amenities are great, unfortunately half of them don’t work and when they do they are being occupied by the same people who like to invite a lot of their friends from the area. c, The apartments look pretty from the outside, but while using you notice that they’re build cheaply. d, If you have a tiny dog, you can’t really use the dog park as the bars are too far away from each other and the dog can easily escape- issue of multiple dog owners here, no one really tries to do anything about it. e, I feel the complex could be cleaner - a lot of garbage all around, noone takes care of the grass which is literally non existant at this point, it seems noone is really keeping an eye on it, f, the walls are very tiny - we hear our upstairs neighbors ALL THE TIME. g, smell of marihuana present most of the time. There were a few building kinks to work out in the beginning. All good now!
The amenities are the best! Salt room was my personal fave. Everything was always clean. The pool does get a bit kid crazy some days. They try to manage it but kids love the pool. lol
The apartments are so spacious. The closet space is abundant! I did opt for the garage with storage and I will say it is the best decision ever. The extra space allowed me to keep my apt clear of excess clutter. Plenty of guest parking available. My Patio space was biiiigggg The staff. Top notch. Maintenance staff (Eddy & Alvin) are super responsive and so helpful. I will miss them for sure! Danielle the new on site property manager has been such a pleasure to work with. I will spare the internet my saga but… she has been so understanding and just a great human being. She could have made my situation a lot harder and she didn’t.
