We appreciate other folks seem to really like the place. But, we didn’t enjoy our stay and found the apartments to be one of the worst we’ve stayed in in Austria.
Location: Poor for skiiing. It’s 3-4 minutes walk from the bus stop. But, the buses are unreliable and often leave early or arrive late. You should factor 20-30 minutes to reach the Penken gondola each morning. Returning is worse, the last bus is 17:15, so if want to enjoy apres ski be prepared for a 20 minute trek in your ski gear.
Accommodation: Aesthetically, the building has a typical alpine chalet charm. The apartment itself was jaded and quite impractical (and actually quite a dreary orangey/ brown colour scheme and nothing like the vibrant pictures). Carpets were stained. The bathroom and kitchen were both very dated. The living room had an pullout sofa bed, which dominated the room when extended as a bed (blocking access to kitchen), but was very difficult and time consuming to fold back to a couch (see picture).The apartments were given a very courtesy tidy each day (except Sunday), but not really cleaned. The plumbing was noisy, and each time a toilet was flushed on the above floors it made quite a noise through the apartment(ugh…)
Overall not very good considering the price.
Spa/swimming pool: The swimming pool is small, and quite pretty. The Finnish sauna is ok (but the timber seats looked a bit grubby). We noticed it was shut-off early (around 7:30pm). The steam room is lovely but only operated every second day. Evidently the owner is trying to save energy costs. We only managed to use one of our complimentary hydro-massages as the machine was constantly occupied or displaying an error.
Overall it’s not a very child friendly arrangement (not by typical British standards). The pool and sauna’s are in the same area and the pool can only be accessed by walking past the sauna’s and showers. This area is ‘naked’ and so your children are likely to be exposed to nudity.
Hospitality: the hotel is owner occupied and managed. Superficially they are friendly, but without elaborating in too much detail, we found the overall quality of service to be poor - and at times intrusive and lacking appropriate discretion/respect.
Conclusion: The apartments are located in a fantastic resort and have some aesthetic charm. But overall they are not family friendly (or practical for skiing with kids) and have far too many negatives for the price.
Follow-up following management response: Our description of the property and location are fair and accurate.
The owner claims one of our children wet the bed causing nearly 200Euro ‘damage’. The fact that the owner equates a bed wetting incident to an act of vandalism, somewhat illustrates our point regarding discretion, and this is not a ‘family friendly’ property.
We have asked the owner on multiple occasions to provide evidence and substantiate the costs - the owner has failed to provide. We fully contest the owners accusations that we damaged the owners property.
There are no written rules regarding visitors to the apartment. There was confusion over the rules because apparently visitors are allowed to the lobby area but not the apartment itself
We invited some friends to eat with us (very openly). We were called by the owner and patronisingly told this was forbidden, our guests were eating at the time and left shortly after they finished. The owner called again after the guests had left. Despite being told the guests had left he sent his wife to do a full search of the apartment (at approx 11pm waking our children). It was a complete violation of our privacy. Our complaints on this have been ignored by the management.
We can honestly say our experience in this apartment was easily the worst in over 20 visits to Austria, and entirely worthy of a one...

Our apartment was spotless, equipped with everything we needed for cooking, and featured a lovely balcony with a breathtaking view of the mountains. The kitchen had all the necessary utensils, making it easy and convenient to prepare meals. The optional daily fresh bread rolls added to our comfort and made mornings even more enjoyable.
The beds were incredibly comfortable, providing us with restful nights throughout our stay. The hotel also has a glass lift, which proved incredibly convenient as we were traveling with our 2-year-old daughter.
One of the highlights of our stay was the hotel’s exceptional spa facilities. It included a sauna, steam room, and a fantastic swimming pool with massage jets. There was an incredible automated water-jet massage table, which we were delighted to enjoy, along with a few complimentary rounds. The basket of fresh apples after the spa was just another kind touch, adding to the relaxing and wellbeing experience.
The location is good and just a short walk from the town center and the train station, making it very convenient. For even more ease, the ski bus stop at the end of the street offers easy access to the slopes.
