Owner of this place is very unfriendly, book at your own risk. Can’t handle criticism and shows agressive behaviour if you point out that something is wrong. Check out how he replies to negative reviews…
Regarding the place itself:
The view is great but not very clear. The “windows” are quite dirty obstructing the view.
It’s located right next to huge cellular antennas that are known to produce dangerous radiations. You will be sleeping within just a few meters of them.
The tent gets extremely cold at night and extremely hot during the day. They do have air conditioning and heaters but it’s not effective enough to regulate these extreme temperatures.
Instructions to reach the place are not clear, you will most likely be wasting a lot of time looking for it. Google Maps doesn’t work there.
The road to access the tent is very difficult, the holes are so big that you need a 4x4 or else you’ll damage your car.
If you do reach the “parking” you’re not done yet… you will have to hike all the way up to your tent. You better be physically fit for this!
For 300 lari a night, they do not even offer free drinking water in the room, so don’t forget to bring your own bottle of water or the heat will quickly dehydrate you.
Insects and especially flies will be your roommates, and occasionally tickle you at night. Not a pleasant feeling.
Please skip breakfast, it’s not worth it. Very expensive and low quality. You will get a better breakfast at Rooms Kazbegi Hotel which is located just a few minutes away.
And last but not least, loud neighbours!!! Do not expect peace and quiet at night, music, fireworks, and other social events happening at the lofts next door.

I had a reservation for the property and received a message via Booking.com a few days before, asking me to pay USD 100 before my arrival. This would have been fine, but the message demanded that the money be paid within 30 minutes. I did not see the message until later that day.
I transferred the money later in the evening (to the bank account requested), but I received an email the next morning saying my booking had been cancelled.
I contacted the property again and sent screenshots of the payment, explaining that there would likely be a delay given it was an international bank transfer. I then received a number of abusive whatsapp messages from the owner (who’d found my number from Booking.com). The booking remained cancelled.
After much argument via Booking.com, the property finally agreed to refund me the USD 100 a few days later, but I had to travel to a random property in Kazbegi to collect it in cash.
