Istia Luxury Villas — Hotel in Municipality of Karpathos

We were super excited about staying here - photos were beautiful and there were indeed some highlights. The buildings are new and clean, the view is amazing, the pool is great, and the breakfast is very good though perhaps a bit redundant if you are staying for longer. Major concerns were lack of privacy and unpleasant management. There is no privacy with the buildings clustered together and no blinds on the windows - we saw our neighbor naked through his bedroom window which was ground level next to the parking lot. The management style was most concerning - I found the lady to be rude and abrasive. Got into a 30 min argument about family members visiting and sitting out by the pool. There was no one around and we were not making any noise. Was told I needed permission ahead of time and that I was sneaking around. Wow! Since when do you need permission to have guests at the “villa” you are renting, not to mention paying a significant sum for?! This is a unique property that I absolutely loved. Each morning, we were brought an exceptional breakfast to our villa - you are asked to fill out a menu the previous night. The villa is cleaned daily, and that’s about the only interaction you will have with the people who run the property. If you require lots of hand holding, this may not be to your liking. There is generally no staff present on the property after the rooms are cleaned in the morning, but there is a phone available to contact staff if needed. There are only four units on the property, each with two bedrooms, two full bathrooms and a living room. There is a fantastic pool on the property overlooking Karpathos town far below. The location is far enough away from Karpathos town that a car is required and recommended anyway to see the rest of the beautiful island. Istia is a lovely set of four villas sharing a large, beautiful pool. The villas are Modern Cycladic style and spacious. They're exactly as gorgeous as in the photos. Just down the hill is the town of Karpathos for dining and shopping. There are two beaches within a short 10 minute driver. The staff is great and was helpful from booking to departure.
