Old and very worn hotel near the center of San Miniato. The hotel offers a great parking lot, but unfortunately that's all. The beds are old box springs and the other equipment in the room is very worn. The same applies to the bathroom. The faucets are slightly trimmed. I recommend bringing slippers to the room as you won't want to walk barefoot on the floor. The bathroom really needs to be renovated. The breakfasts were good and the staff behind the bar offered us very good coffee included in the price.
The biggest problem we had was with the air conditioning in the room. Unfortunately, the air conditioning did not work (it only made noises and a little warm wind came out of it - I think it lacked a cooling medium). After reporting to the reception, the lady went to check the room and confirmed that the air conditioning was not working. She then told us that she couldn't change our room, but that when someone had dinner, she would come and fix it for us. After we ourselves came back to the hotel at 23:00, we were told that the air conditioning was still not working and that it could not be repaired. That's all. They did not offer any other solution or a discount for accommodation. So I had to ask if this problem would be taken into account in the price, because it was 30 degrees Celsius in the room. The lady said she would ask the manager.
The next day at check out, we were told by another arrogant lady that the air conditioning was working (only at a lower power) and that they would only give us a 10 euro discount... When I told her that unfortunately we couldn't sleep all night because of the heat, she she said we were supposed to leave the room at night and we wouldn't pay anything. I don't understand, I still don't want to believe this approach... In any case, I know that I never want to experience this accommodation in Italy again. If you want a good night's sleep, stay away...

San Miniato seemed like a good fit and the historical background of this hotel seemed to fit the charm part. The hotel is within walking distance of the town center and you actually drive under it to get to the front office which was well staffed. My room was in the annex which was across the street in back of the main building. Take the elevator in the main building and exit in the back and cross the drive to the annex. Our room was on the second floor (no elevator in annex) and was spacious with a couch, desk and wardrobe. You insert your key card in a slot to activate the electricity. The card can go in two ways and seemed to direct the card the wrong way and I had to call for help. It took 3 days for the staff to explain that there was a different way to insert the card. The A/C in the room was marginal so we opened the window in the evening but learned that an open window also inactivates the A/C so don't open the window to vent the bathroom. Parking for the main building was in front and there was parking in front of the annex which required a very tight turn to go in or out. The continental breakfast had a nice selection of breads, scrambled eggs, cheese, bacon, fresh fruit, sweet dessert and drinks. Seating was inside or outside in the fresh air on a small patio. Service at the hotel was good and, once I learned the eccentricities of the room, was quite pleasant. On Tuesday nights in the summer, they close the small central piazza in town for live music. Read moreMy wife and I stayed here during our hike on the Via Francigena. The town is charming and the hotel lobby was very nice. The room was fairly large as was the bathroom. We had a problem with the toilet....it kept running and running. My problem with the hotel is how they handled the issue. ||||It was clear that the broken toilet valve was a known issue. There was a sign taped to the wall that he been there for quite a while. When I called the front desk to report the issue, she said "yes, I know what the problem is. I'll come up and fix it." She beat on the valve or a few minutes and got it to stop. I asked what we're supposed to do when it happens again and her response was "keep a positive attitude and hope that it doesn't happen again." I'm a pretty positive person, but this seemed to be a poor solution. ||||The manager then showed up and was very condescending and insulting. I felt badly for the front desk person (Ilaria?)....it seemed like she was at her wits end and was a bit frazzled . The way the manager handled it made a fairly minor inconvenience into a much bigger issue. I'll spare you the details, but the manager continued to be an a** for the rest of the interactions we had with him. ||||Their hotel sign and their website says they are a 4-star hotel (Trip Advisor calls it a 3-star, which is more accurate).
