The location is probably the best thing about this hotel. It's right next to Oji Station and Tokyo-Metro Namboku line.
You have nearby konbinis all around you along with some 24hr restaurants.
The 3rd floor single room is spacious. I went during winter, but I turned the AC on and the room immediately smelled like second hand smoke from cigarettes so there definitely is a ventilation issue in my room. The cigarette smell was in the air ducts.
The room was fine, but the walls were definitely not new. The walls were thin, you can hear other guests take the elevator, walking down the hall, and microwaving their meals. The bathroom was small but expected. The ventilation in the bathroom had to be kept running 24/7 and there definitely is a slight sewage smell that happens once a day. It was livable. The hot water runs very well!
The hotel has a sauna, it's decent but did not have a hot water tub.
I wouldn't stay here with a family, but this place was definitely acceptable for a solo-traveler who needs privacy instead of staying around capsule hotels. Late check out is great! 1pm.
The laundry service is pretty cool. Sometimes you have to wait for some people to finish their loads which is 3hrs Minimum. Sometimes guests forget so you can take their clothes out of the machine and leave them in baskets above. The machine washes AND air drys but you have to pick and choose the right setting. It will take 3 hours minimum for every load and even after drying, be prepared to let some items air dry...

In its favour is its location just 5 minutes from train and metro lines (and buses and trams). Second thing is its sauna which is just the ticket for a relaxing break after a hard day’s sightseeing (although cameras in the locker and relaxation rooms is very creepy). Third thing in its favour is the breakfast. It is very, very simple, but so good. And lastly, but by no means least, is Shin. Shin is the very embodiment of hospitality and assisted us many times including when an elderly woman fell over outside the hotel. Shin is a legend.
The thing going against Tokio’s Hotel is the no cleaning of the rooms during your stay. I get this for short stays. But we were there 9 nights. I wouldn’t go a week in my own home without cleaning - there is no way I want to go without it in a hotel that I am paying good money...

For those unfamiliar with self-check-in, there’s no need to worry, cuz friendly staff are always available and ready to assist with any questions or issues.
