Location is ok. Not far from tourist attraction such as Kandawgyi Lake or Shwedagon. However, there is no 24/7 mini mart nearby so if you need food at night, it's impossible to find.
Room is average. A bit small and doesn't feel clean. Lots of mosquitoes in the room. Sink was blocked and it took 2 complaints to get it fixed. TV reception is horrible. Not fixed after 2 complaints. Aircon has not been serviced in a long time. Spewing out ice occasionally. Not fixed after 2 complaints. Breakfast is between a choice of fried rice or American breakfast. Same menu forever. On Friday, it is buffet style breakfast with limited options.
Staffs are great. Friendly and speak good English.

Wi-fi worked excellent at all times and free breakfast was a plus. Hotel could use a little touch-up paint here and there. It was simple to hail a taxi out front to go to pagodas, 2,000 kyat OR $1.36 USD, or downtown 3,000 to 4,000 kyat. I would stay here again...
