Instant reduction in rating for lying on the booking site. We booked a room with a Mountain View, you'll see our 'mountain view' in the photos. We were on the ground floor with a huge wall 10 metres in front of us, just a view of debris and washing.

Beyond that room was simple and clean. There's hot water if you want it. Not on the beach, but not far.

Nice enough place but you have less than a 50/50 chance of getting the Mountain View they promise. Seems daft how they would not use the top floor (3 floors) for guests, seeing as these have the best view but...

One of the few decent places to stay in Nacpan. The hosts were very nice. I had my laundry done there too. Rooms are basic but clean and have air conditioning. I had a birds nest at the back of the aircon hole in the wall which was interesting. Its a few minutes walk to the beach. There are street food places and supermarket in the same road. Nacpan beach is one of the best in the Philippines. It has 2 beaches, one which provides one of the best sunset views anywhere...

Owner very nice, laundry services and smelt amazing when we got it back! Location is great, about 5 mins from one of the nicest beaches in the area, not very touristy area. Ac in rooms were good and bathrooms were decent with hot water. Only downfall was absolutely no wifi in the rooms and the area has no phone service so you’ll have to hangout outside if you want to make a call or check your phone at all but still...
