I (single, tourist) spent four nights there during the last days of the Festival Fringe 2017. And if you also look for a comfortable, small and nice Bed & Breakfast to stay at while being not too far away from downtown and some supermarkets, busses and the tram, then I really recommend "Browns Bed and Breakfast".
First the good things: I got a very nice room with a very comfortable bed and pretty much many other things I would need (including tea making facilities). I was satisfied with the room and bath room in general. The couple running the B&B is very friendly and open to their guests, they also help out with information if you wanna know about nearest shops etc. Or if you need a cab for getting somewhere, they can book one for you. The small hallway provides you with brochures and other information material about exploring Edinburgh.
The breakfast options were fine enough for me. I'm a vegetarian so I cannot tell you anything about the offered meat and fish options. But I still had enough vegetarian breakfast items like toast with jam, eggs (boiled or scrambled), mushrooms, tomatoes, yoghurt, cereals, fruits... It's rather a small breakfast buffet compared to hotel breakfast buffets but still, there might be something for any taste. Also the items tasted very fine.
You get a key to leave and return to your room whenever you like, like after you got "home" after staying out late because of the festival or something.
What I didn't like that much: Even though I like the general location of the B&B, the whole thing is on the ground-floor (not the breakfast room though, this is underground). So your room might be right at the street (like my room). This can be trouble to your sleep because of chatting people walking by at night, simple cars or sirens. So I strongly recommend taking earplugs just in case. Also, as I said, the breakfast room is underground which allows no view outside or something. There is no radio or music playing there which CAN be good but I found it terribly quiet there.
And people like parents with small children/babies (small children won't be taken as guests) or people unable to walk stairs (breakfast room is downstairs without a lift) should better look for other places to stay at.
Bottom line: Myself I had a good time there and would book there again. When it comes to prices I only can compare to what I read online at other B&Bs websites and in their offers but they looked fair to me (96 GBP/night). And with the service and option there I...

The room was spacious and included thoughtful amenities. The wee dram was an unexpected surprise. She had pamphlets and even discount coupons for several attractions around the city and answered our questions on the best options for different things. The room was perfectly spacious and had enough spots for us to hang items/put luggage out of the way. The shower area looked really small but was astonishingly functional and easy to use.
