If I could give this hotel a negative one star I would! First, let me say this – I WAS a guest who was staying at the Woodsprings for over 3 months without any issues until one staff member (Alzono) started working there. Our first encounter was dealing with the time I come down and pay for my weekly stay and him bamming on my room door (and other guest room doors) for payment – I explain to him that I work late shifts and sometimes I get home around 4 or 5 in the morning. He explained to me that if I didn’t pay by 11am, I would be charge a late fee – I was like “wow”, but to fix that I would pay a day or two in advance. Wednesday night, June 14, 2017 around 10:15pm – you heard this bamming on my room door, I was in the bathroom and my mother was laying down in the bed. My mother asked who was it, he said “Front Desk!!!”, when my mother open the door – I heard him say I need to come into the room because I’m checking to see if anyone is smoking, my mother said “you know I smoke outside and my son doesn’t smoke”, by that time – I open the bathroom door and ask why are you bamming on the room door like this? He never answered. Moments later I went downstairs to the front desk, I ask Alonzo can I have the corporate number, he said we don’t have corporate number, I ask when will Ms. Sherri (manager) or Lai be in because I need to file a complaint. He said, you going to file a complaint on me because I’m doing my job and I was like, I don’t have any issues with you doing your job, but it’s the way you do your job – like bamming on guest doors at 10 at night. I told him, I will just come down in the morning and speak to someone, but as I was walking away – I told him he should go upstairs above my head and ask the guest to stop horse-playing in the wee-hours in the morning. He said, I’m putting you out and that I need to leave – I said I’m not going anywhere because I didn’t do anything wrong, he proceeded to call Ms. Sherri and said I was “screaming”, but I wasn’t screaming then – he explained to her that he was putting me out and she proceed to explain to him how to write an incident form while they were on the phone. I ask could I speak to the manager, he never responded – he just hung up the phone. “Now” I’m screaming, I was like I’m not going anywhere because I have 3 days left in my paid week, I haven’t done anything wrong, and where can I rent a truck to move my things at 10/11 o’clock at night. As I was saying I’m not going to leave – he was on the phone with the police. I went back upstairs and explain to my mother they are putting us out, about 40 minutes later – you hear a knock on the door, it was the police – I said we are leaving as they are pushing open the door, the officer ask Alonzo how long do we have – he was like 30 minutes, the officer said – Sir, really – do you see they have a lot of stuff, then he said wow. To make a long story short – we moved all our stuff outside on to the parking lot with nowhere to go until I was able to rent an enterprise car/van around 8am in the morning, we were outside from 1am – 8am staying watch over our items when I still had 3 nights of stay in my room (after you check in – there’s NO REFUND”. As my mother and myself was packing the car/van a little after 8am, Alonzo can out the side door and said “That st (our items) has been on the property for too long! Read moreMy experience at this property has been nothing short of horrifying, and I feel compelled to warn others before booking here. What began as a simple extended stay on October 3, 2025 quickly turned into a nightmare filled with unsafe conditions, pest infestations, discriminatory behavior, and even illegal activity taking place openly on the property.
From day one, my unit was infested with live roaches. When I reported it to the then–General Manager, Mr. Frink, he admitted seeing the bugs himself, handed me a bottle of roach spray, and told me to “use it if I needed to.” Instead of professional pest control, I was left to handle a chemical infestation on my own. Toxic borax powder was scattered in hallways and around room doors—dangerous for both guests and pets.
My registered service animal became violently ill after exposure to these chemicals, and lab results confirmed poisoning consistent with pesticide exposure. Despite repeated reports and requests for help, no real remediation or relocation was ever offered. Roaches were crawling on us while we slept, inside our food area, and even sealed belongings.
When new management took over Ms. Martin, I was told “if you move, the roaches will just move with you.” That level of disregard for health, safety, and human decency was shocking.
Things only got worse. I witnessed blatant discrimination and ADA violations, including mocking of my disability and the tasks my service animal performs. At one point, I was locked out of my room and told I had to pay $400 immediately or leave—even after already providing all required documentation for my service animal.
Then came the illegal recording: a private conversation about my disability was recorded without my consent by management—an act that violates Maryland’s two-party consent law and federal privacy protections.
Adding to the danger, there are several aggressive pit bull–type dogs living on-site, one directly across from my room. One of these dogs has lunged at both housekeeping staff and my son. This is not only unsafe but also a violation of Prince George’s County’s ban on owning or harboring pit bulls.
And to make matters worse, my son was asked if he wanted to buy drugs while he was returning from work and entering the hotel. The open drug deals happening on the property and people loiter around the parking lot at night exchanging items and cash in full view of guests, without any staff intervention, is so unsettling. Security appears nonexistent, and management seems to ignore it completely.
The common areas are also neglected and un-kept. Strong smells of urine in the elevator, people sleeping in the stairwells, and other serious unsanitary conditions are present.
Between the drug activity, pests, chemical exposure, discrimination, and hostile management, this place is a danger to guests and the surrounding community. What’s even more appalling is that all of this occurred under the supervision of both local and regional management, and still, nothing has changed.
I have filed formal complaints with the hotel chain Choice Hotels and its management company Sandpiper, but no one has responded at all! I strongly urge anyone considering this property to stay far away. There are many affordable hotels in the area that are clean, safe, and treat guests with basic dignity.

Read moreI called the hotel direct number to book a room I got transferred to the reservation line. I was still under the impression that I was booking directly with the hotel. Upon checking in I was asked for the 2 night stay amount. I provided the confirmation number only to find out it was a third party who booked the room and had already charged me more than double of what the room cost based on what the desk person told me. My check-in took more than an hour and the confusion was my first red flag. The room was satisfactory nothing to write home about. Second red flag was the number of people hanging out around the property. This hotel houses quite a few long-term patrions. This was my second red flag. I parked my car directly in front of the hotel front entry and security camera and I woke up to it being stolen. The night it was stolen there were security officers and people all around the property hanging out. Third red flag. To say the least when I reported it to the front desk the hotel staff was unable to assist. I was left to call the police on my own and waited over an hour for them to come to take a report. This hotel did not meet my expectations there is no security fence around the property thereby being as close to the capital beltway anyone can come on the property without accountability. And the hotel removes themselves from responsibility by posting signs saying they are not responsible for your cars.
