If you are searching for an awesome B&B to stay at...Look no further!!!
My wife and I came up from Texas and were there over this past July 4th weekend....WOW! Absolutely beautiful home...beautiful rooms...and amazing hosts with Bill and Mary Ann!
The room we chose was spectacularly beautiful, cozy, and welcoming...seriously, could not have been better!
And just when you start to wonder if it could get any better....Bill "The Master Baker/Chef" serves you a breakfast that will knock your socks off! What is funny....he is so modest about his baking/cooking abilities...but he is a genius! I have to add...I have never been big on scones....BUT....after having Bill's homeade blueberry scones and chocolate chip scones 2 days in a row....WOW WOW WOW....I am now converted!
My wife and I thoroughly enjoyed talking with an assistant named "Rick" who was so gracious and kind to offer his assistance for us out-of-towners on the best places to eat.
And last, but certainly not least....Mary Ann....what an amazing lady! My wife and I adored her, and loved how she always had a smile...a real smile...genuine....and so very kind and loved conversing with her! I also have to add...my wife and I are Educators, so we have a soft spot for those who give of themselves...and Mary Ann is a retired School Teacher - so you know we are going to love her to bits!
Alright "Google Review World"....I know it is sometimes hard to trust what people post on here...but believe me....I am a real person....These were our real experiences at James Place Inn...and we are positive you will have an equally awesome time!

Read moreWe only stayed at The James Place Inn for one night in August 2024 in Freeport, ME. It is a really nice inn. The Blue Room was very nicely decorated and comfortable, and the breakfast was excellent. The inn is special also because the owner Bill and Mary Ann Hinko are two of the nicest people you will ever meet. ||Bill volunteered to pick us up, at the LL Bean Paddling Center outside Freeport, at the end of our canoe trip. Mary Ann volunteered to drive us to the Portland airport to pick up a rental car. She would have driven us for nothing, but we insisted on paying because she was saving us money and, as importantly, the inconvenience from having to try to get Uber or Lyft to pick us up. It was iffy if we would have been able to get Uber or Lyft to pick us up in Freeport without great cost and or in a timely manner.||The inn is just a few minutes walk from Main Street, restaurants, LL Bean, and the outlet stores. We would have stayed at the inn longer if we had not been driving up to Acadia National Park. This is the place we will want to stay at when we visit Freeport again. Read moreOne of the best weekend trips I could have asked for. Traditionally I'm more of a hotel person, but thankfully it was sold out and looked into a bed and breakfast. James Place was highly rated and for a good reason.
Let's start with Robin and Tori the Inn Keepers. They are very nice and super easy to talk to. They made it feel like we have been there before and within a few minutes of meeting we were cracking jokes and regreting missing breakfast our first morning.
Which leads me to their breakfast. I don't think you could have gotten a better breakfast if you tried to in town. The variety of choices and quality of the food being served was incredible. From the home made sausages (amazing) to the waffles everything was fantastic.
Location. Well the town is a very short walk. The second night we were their it was snowing pretty well and it was still super easy to walk down the street to check out the local shops and take in the scenery.
Overall I could not recommend this place to others enough. We are planning our next trip and hopefully have some friends and family join as well. If your on the fence or hesitant give it a shot, you won't be...
