More like 3.7 but not quite a 4. It's a nice and decent place to stay for the sole purpose of going to the beach. Rented a 1 bedroom, which surprisingly had enough space to sleep 6 (in very tight quarters and just for sleeping purposes) we only had 3, but there were a pair of bunks we did not expect in the room we stayed in. Beach bar and restaurant on-site has an adequate menu and good 🍸🧉🥛for the adults, icecream for the kiddos, and even live music on certain days. A very large seaside pool area also helps to keep you cool if you happen to hate the beach. We made good use of the on-site grills. There are also laundromats on 2 out of 3 floors of each building. Tennis and basketball courts along with bike rentals to help keep the entire family entertained. This is a very large compound, so there are a ton of people here at any given moment; however, there is a manned security gate that keeps any unwanted persons from interfering with your holiday and your family safe. So what's the bad? Not much, just a bit outdated, a little crowded, a little reminiscent of 1980s military barracks. we were here for almost a week and in order to use the laundry services, instead of coins, dollars or credit, one has to first make their way back to the main building to purchase a 3.00 card which you then have to load with an odd amount of money 10, 20, 40 dollars? In order to use the 3 dollar washer and 3 dollar dryer... so what about the balance??? It's just a couple of bucks... but! Ordered 20 wings and a pizza at the on site restaurant... 50.00? Definitely not 50.00 worth of goodness. The place is pretty self sufficient; our unit had a small stove and dishwasher, this is greatly needed because there are no businesses or attractions within walking distance.

Our recent stay at Beach & Tennis was overall positive - our room was cute and had a fantastic view of the ocean/pool. The rooms are all individually owned and the many are managed by offsite rental companies (ours included) and so make sure you read all the reviews/look at all the photos to make sure you are getting what you want. The grounds themselves were nice and well maintained. Both the main pool and the pool in Admiral's Row were clean, however, they are not heated. Parking in April was easy to find and there were bike racks located around the property. Laundry costs $3 per load and can only be paid for with a card you pay an additional $3 for in the lobby. Elevators are located at only one end of the building and as others have mentioned, the property is not very accessible. Would definitely recommend renting bikes from an off-site company. The on-site stand quoted us $200 for a week of rentals and we ended up paying $110 through Breeze Bikes. The staff at the front desk were some of the rudest we've ever encountered. You have to stop in to get a parking pass upon arrival and after no greeting ("What do you want?") we were asked for our room number. I had to pull it up because we couldn't remember and the staff member actually said "Did you hear me? Your r-o-o-m n-u-m-b-e-r? Can you understand?" Incredibly rude and demeaning. Thankfully, we didn't have to interact with them at all for the rest of the trip.

Horrible Vacation experience. I will never come back. The staff are incompetent and rude. Your only view from the average room you can book is solely the parking lot. Depending on which room you stay in, you'll have to drive all the way around the building to park. There is roaches everywhere. Our place needed a shower curtain rod to hold the balcony door closed. There is no space to walk between the bed and wall in the room or anywhere in the room for that matter (especially not 6 people! - which is suggested) The leather couch was ripped and tape were randomly stuck to the coffee table. The pool is only open strict hours 9-8pm so by the time you get there, there will be a long line of mostly children to get in. Almost 95% of the pool is only 3 feet. You'll have to sign in with staff to even enter the pool area yet no lifeguard is on duty. Additionally, in order to access the restaurant on site, you'll have to be fully clothed (no bathing suits) even though this is clearly a beach resort and the restaurant setting is causal. They also stop serving food at 10PM. All of the food is overpriced. When you do go to the beach, you'll run into beach patrol every hour. In the room, you'll hear everything in the next room over and you're bound to run into atleast one pervert with or without a flashlight just walking around, attempting to speak to you.

This is NOT a "resort"!!!!!!!!!! I have absolutely nothing even remotely good to say about this property. I am not sure how they consider themselves a resort, as a resort is typically friendly, relaxing, clean and accommodating to its guests. This property and our "villa" were by far the worst accommodations I have ever stayed in. No one we spoke to in a customer service position on the resort was friendly or welcoming. The manager of the sports bar, Coconutz, was very rude to our server for talking to us, and then very rude to us regarding our server. More importantly, to say our room was dirty would be a huge understatement. I think a Motel 6 would have been nicer. The room and everything in it had a musty smell and the bath tub was stained and just looked grimy. Our biggest complaint however, would be finding FOUR dead cockroaches in our room after we moved our suitcases around. FOUR COCKROACHES. We were given 4 bath towels for 4 girls on a 4 day stay. When we inquired about getting clean towels, we were told there is a $25 charge. We ran out of toilet paper on the second day and had to get some from the lobby restroom. There was no kitchen/living area trash can, we had to tie trash bags to the oven handle. The only trash can we had was a tiny one in the bathroom. The water pressure and shower head in the bathroom were pathetic, at best. I would guess the shower head was installed in 1985 and has never been changed. The patio furniture was falling apart. You were not allowed to hang beach towels over the balcony to dry, but the hooks installed on the patio walls were barely hanging on, making it almost impossible to hang towels to dry. The ceiling fan in the living room was shaking so hard, we were afraid it was going to fall off the ceiling, so we couldn’t use it. The remote to the TV had corroded batteries, so it did not work. The remote to the DVD player did not even have batteries in it. The queen bed mattress and pillows were old and thin, you felt every spring. The bunk bed mattresses were like a kindergarten nap mat. We were too afraid of what we would find to even pull out the sofa bed. The security guards were VERY overbearing and rude; we were spoken to like we were in jail, he had ZERO respect for anyone there, even a taxi driver we saw him speaking to. I have never felt so unwelcomed and “watched” by security. However, when all the other tenants in our building throw suitcases down the stairs outside your room, every single morning before 7am, security is nowhere to be seen. The walls are more than thin; you can hear every word and sound outside, above and next to your room. Our “oceanfront” room was more like “back of the pool restaurant front” view. We could not see the ocean at all from our balcony. The pool restaurant area did not open until 11am-12pm and was closed at 7pm. I would highly recommend no one stay in this property ever again. But, if you do, please know what the inside of your room looks like before you go. They put a generic picture on the website, but it is nothing like what the room actually looks like. And please ask for specific rules, such as not supplying clean linens, toilet paper, etc. Had I not been with my best friends and made the best out of our weekend, this would have been the worst...

Accommodations--We rented two 2 bedroom units through our vacation club, one for my husband and me, and one for our daughter's family with 2 kids. One was in tennis villa A, the furthest from the beach, and the other tennis villa B, next to it. Both are directly across from the conference center/front desk/ restaurant building. Both units are updated and well appointed. All appliances worked, no hot water issues or water pressure issues and the beds were comfortable. A unit balcony faced the parking lot. B unit faced the pond which was a decent view, and we could watch the gator. Although the townhouses across the pong had loud parties a few nights (week before school started in Beaufort County.) Unit B had roaches. Property-- The grounds are well maintained and manicured. If you stay in the buildings mentioned above, and have kids or lots of equipment you take to the beach/pool, you will want to drive across the compound rather than walk. It's about 1/4 mile to the beach, which isn't far if you're empty handed, but if you have chairs, coolers, umbrellas, toys etc it can be cumbersome. There is parking available in different locations between the buildings that are "oceanfront". We didn't use the pool but daughter's family did. It was nice, crowded depending on the day, but plenty of chairs available. Not too many shaded areas so be prepared for full sun. Also 99% lounge chairs, very few tables or upright chairs to sit at. There is a separate smaller, secluded pool on the back of the property. We didn't use that either, but seemed tranquil whenever we went passed it. Only restaurant we visited was Cocountz, and it was standard bar food, good and fairly priced. Service was great. Heard the drinks were great at Jamaica Joe's and the treats at the ice cream stand well received. Grills are only near Admirals Row building, not conducive to grilling and returning to your unit to eat. Bike rentals seemed overpriced. Beach was great, where we spent most of our time. Good location, easy to drive to anywhere you wanted go, day trip to Savannah or Beaufort is worthwhile if you've traveled from out of the area. Overall a decent stay, not a 4 or 5 star resort by any means but decent enough, would come back but stay in a unit closer to...

I don't even know where to begin in expressing how terrible the experience was at this place. First off the staff does not understand anything about hospitality. This resort could probably not even compete with a low end motel in terms of service. The security staff leads the way when it comes to being the worst. I appreciate security, but when the staff acts in a way which would be equivalent to the Gestapo I have a problem.

We were in two, two bedrooms located in the Tennis Villas. These rooms are the furthest from the beach. If you plan on bringing a variety of beach chairs or other recreational items for the beach be prepared to carry them a good distance or drive down and be lucky enough to find parking closer to the beach and pool area. If you're elderly or have difficulty walking, DO NOT stay in the Tennis Villas.

The rooms are individually owned and decorated, but that does not take away the importance of maintenance and cleanliness which I would assume falls to the resort management. We had stained bed linens and a comforter which had blood on it. The towels were also questionable with one hand towel almost fully stained by makeup. One table lamp base which was totally broken and other lighting fixtures with either missing or blown out bulbs. We found a box of tampons left behind in one of the bedroom drawers from previous guests. The kitchen items which were provided were mostly all dirty and had to be cleaned in the dishwasher prior to using. Instead of normal drinking glasses our room had only wine glasses.

The second room in our group had unmade beds upon arrival along with a nice full bag of trash in the kitchen. That room also had stained linens and towels. Some uninvited guests by the way of roaches also inhabited that villa. Additionally maintenance is only available from 9-5, so if you have an issue like a stuffed toilet in the evening, you're out of luck until the next morning. If you're going to Hilton Head I would not consider this resort. I would even hesitate to send someone I really disliked to stay here. Find other...
