I booked two units. Pictures n video of this review are from unit 324.
324 for me and 227 for my parents. And managed by Garden Properties and not Kapaa Shore Resort.
324 is a two-room unit. The second room is actually more like a loft (a flight of stairs) so it’s “open” and has its own full bath. The unit has ample of beach supplies - 3-4 beach chairs; several beach mats, a couple of beach umbrellas. A set of snorkel gears. The kitchen is well stocked enough and has oil, salt n pepper and even some spices for cooking. Bathtub downstairs doesn’t seem to work for baths but can do shower just fine. The stop doesn’t work. Not a huge deal cuz the one upstairs work. Furniture is a bit with.. the dinning chairs has some trimming that’s falling off a little bit not a big deal to me. TV in the living room and also upstairs in the other BR. The ocean view is great and you can hear the ocean all day of you keep the window open. They stock this 3-in-1 wash/shampoo/bubble bath. I decided to get a travel shampoo myself instead.
227 1 BR unit was for my parents and it’s the second floor end unit closest to the ocean in that block of buildings. Amenities a bit more modern. Overall supplies are the same.
Location is good like other travelers had said because it’s in the middle so going north to Princeville area takes only about 20-30 mins. Going south to poipu is about the same. Kapaa “town” is only 5 mins drive where there are a bunch of shops and restaurants.
No AC but in winter time it’s not bad but I can see why that could be important to some. Also no elevator here, so it could be a little hard for seniors with groceries and for checking in and out. The flight of stairs for one floor has two part of 8 steps so it could be a bit if one was to stay on the third floor. Garden properties correspondence seems nice and accommodating. This is a lil like airBnB though as they ask you to empty all your trash and start a dish wash on your check out. Check out is also at 10 am so on the day of the check out it’s a bit to do.
4 stars because of the stairs and no AC (neither is a surprise cuz it’s described before booking), early check out at 10 am and the need for small chores. All very reasonable but just doesn’t make it to the “omg it’s the best” 5 stars rating for me. It is still a solid place to stay at. I’d give it 4.5 if I could.

Read moreThe good….First and foremost I will say the front desk staff was great. It’s in a great location. That’s the only good I have. The bad…the room was beyond filthy. There were bugs in the room and all around the sink/shower we found what looked like sand fleas and reported it to the front desk. The showers needed to be recalked due to mildew being present. The picture frames had mold and mildew on them. The paint on the walls are bubbling and the floors were warped. The couches were dirty and really needed to be cleaned. The TV remote batteries were dead for the TV in the living room. The room should have come with a warning for people who have seizures or are sensitive to flashing and flickering lights because the lamp downstairs, upstairs and in the bathrooms were constantly flickering when they were turned on. Not trying to be funny by any means, it was that bad. Also, when my wife went to unplug her phone charger, the entire wall outlet came out of the wall. There is no air conditioning in the rooms so it is constantly hot in there so you are required to have the windows open 24/7 and you will be rained on in the middle of the night since you have them open. There is a small closet for laundry hookups but you can tell they removed the machines and are required to use a public room for your laundry which was super inconvenient since we were on the 3rd floor in a different building. We booked a 2 bedroom stay but when we arrived there was a bedroom with a loft on the higher floor. That isn’t considered a “bedroom” because there is no privacy and you hear everything going on directly below and can’t get any rest. They charge you for wifi and even more anything above 2 connections even though it makes zero difference to them how many connections you have. Also very inconvenient that there wasn’t any elevators but not a show stopper. We stayed in the B building room 315 and the rooms are completely run down but when you look on VRBO the C Building has fully upgraded rooms. Clearly cutting costs and nickel and diming their guests…..we won’t be staying there EVER again as it really ruined my vacation. WorldMark clearly doesn’t care about their timeshare owners and it shows. Not sure why they call themselves a resort, its far from it. There are much much better places to stay at with better or comparative pricing. I HIGHLY RECOMMEND NOT...

Overall it’s a great location to explore Kauai. |Pros:|Great Ocean Views unless you are on the first floor in Building B or C where the pool and landscaping block your views. Building A has by far the best Ocean Views. |You can walk to several good restaurants and two grocery stores across the street. |Taco Bell, Subway and Panda Express are across the street. |Plenty of parking. Staff is friendly and helpful. All rooms have full kitchens. |Third floor units are all two bedrooms loft style with laundry in most, otherwise you can use two laundry rooms on site. |Large areas of lawn adjacent to the ocean. |Fantastic views of sunrise and the moon rise. |There is a medium size pool, not heated. |There is a small spa. |Barbecue area for cooking. |Outdoor Shower by the Spa, another one on the lawn area near Building A to wash of dirt or sand. |The chickens seem to stay away from this resort, not sure why. |Maintenance and housekeeping are responsive for any issues. |There is a great long bike and walking path that heads north to several beaches and to the North part of Kapaa, where there are many great places to eat, drink and try Shave Ice. |Cons: |No sand beach at the resort and the beach is not swimmable. |No AC or heat, they do have ceiling fans and floor fans. The trade winds will cool the unit if you leave the patio door and the front door open. The front door has a lockable security screen door. |This resort is older and rooms as well as the outside can be outdated and in need of maintenance. Some rooms have been remodeled. Outdoor furniture around the pools and lawn need to be replaced. Some outdoor furniture has been replaced, but there are several lounge chairs that should be. Pool is not heated. |No security guards, there have been complaints (on Facebook) of theft from people who leave the patio doors open on the...
