Trees need trimming, and buildings need a facelift. They said the painters are coming soon. 6/18/24-UPDATE...We tried to book this park for a week trip from June 5-10. We were told we cannot stay there EVER again because of the above review!! The review was very light as we intended to use the park due to proximity. Now, here's the whole truth...the place is a disgusting dump! Overgrown grass, swampy/dead dog area, I saw several rats and mice scampering around, old, dilapidated, moldy full time rigs everywhere. They told us they have only 5 non-full time spaces. Bare wires showing on abandoned electric boxes, no WIFI OR Cable. Broken windows (2 years now) in office, torn screens and boarded up stalls in bathrooms. Gross floors in laundry...and across the street from a major train route and crossing which means loud train whistles 24/7. All this for $75 a night!

Lots and Lots of Shade... For Every site. It's very quiet and beautiful here. Management is so kind and helpful! They are great!! There's a small playground that the kids Loved! Laundry and propane here too. No wifi. Just enjoy the outdoors. And there's a horseshoe pit.

Lots and Lots of Shade... For Every site. It's very quiet and beautiful here. Management is so kind and helpful! They are great!! There's a small playground that the kids Loved! Laundry and propane here too. No wifi. Just enjoy the outdoors. And there's a horseshoe pit.

This doesn’t deserve one star. I wish I listened to more of the bad reviews before staying here as well as our friend’s unenjoyable experience when they stayed there a year ago. What a waste of time and energy. Everything was going great before we got there confirmed information the days before. It took so much organizing to move, and I let them know we were having our fifth wheel brought up there by A company we hired, but they ghosted us about three days before so I told them my uncle will be bringing it up because we don’t have a truck (that’s important to the story). Got it all situated in and then the next morning, while I’m outside, talking to a neighbor, Jasmine comes up and I can barely introduce myself before she starts to bite my head off talking about how if we don’t have a truck we can’t stay there which is the stupidest thing I’ve ever heard we’ve stayed at places and that’s never been a requirement or issue as long as you can leave when your reservation is up. And when I told her I was never told that, she said “no you were told that at the beginning”. Absolutely not true! Not a word of that was mentioned in phone call, email, in contract or online!! I definitely would’ve remembered since I know we don’t have a truck! Then she starts talking about my husband’s 2017 Mustang saying that it’s not “up to their standards”, as well as throwing in “this is an RV park not a junk yard” so rude and uhhhh have you looked around?? There are other rigs/ cars staying there look like trash. A car cover was never an option she just wanted us out…I was very flustered, and taken back by her attitude and aggressiveness that I was shaking and on the verge of crying, I guess it was obvious because a neighbor walked up after she left, and asked if I was OK. If it wasn’t for the neighbor, I definitely would’ve been breaking down in the middle of the road. The neighbor was the only good part! Maybe she has something else going on but she needs to not address customers in a pissy mood to ruin another person’s day. If you’re gonna work in hospitality, you need to know how to talk to humans. Later on I tried to call and get a better understanding on the things she said in that conversation outside….and that was going fine until I tried to explain that the reason I didn’t understand what she had said was because when we first interacted, I was taken back from her seeming agitated by something and being aggressive, and I was just thrown by the whole conversation not being able to retain fully what was going on. Which she took as me being rude just explaining my feelings and says “ well now you’re having an attitude with me and you need to find a new place to live” and hung up the phone. 3 1/2 days too long and I’m so glad I wasn’t there a second more! We have had wonderful experiences at other places making friends with owners and still keeping in contact with staff and groundsman, and this makes me miss other spots so much more! This was the worst experience we’ve ever had. The most unprofessional and disrespectful interaction. I've never felt so uncomfortable I am thrilled to know I won’t ever have to hear from her again. I hope this helps you not choose to stay here. You’d think with only 3.8 rating that they try a little harder to make a better impression.

The site was small and run down, but don’t worry they have a picnic table, you’ll just have to sand it yourself if you don’t want...

I booked a site but unfortunately had a sudden death in the family and had to push our vacation to a later date. When I called to explain the situation to see what my options were the gentleman that answered the phone told me there was nothing he could do because I booked on the website not by calling the office I had to cancel on the website and rebook when I knew the dates I wanted. I was frustrated but got onto the website and canceled my reservation. The cancelation fee was hundreds of dollars. We have the new dates set for our vacation and I called the office to book a site, the Lady that answered told me I was not able to book through her I had to go through the website. I explained the previous call I had with her office. She didn't seem to care and simply said that it was not possible to help me. Frustrated at being given contradictory information I did inform her that a review would be left for the confusing communication. I went to their site again and booked it. I thought everything was done and then got a call from what turned out to be the gentleman that originally told me he couldn't help me because I booked online. He was not sure he could confirm our reservation because I was upset on the phone earlier. I explained to him the whole situation and told him I was frustrated at having 2 people from the same place give me contradictory information. He said it was not at all and no matter what way I booked there are very strict cancelation policies. He then went on to explain that "there was absolutely no way he would have said what I heard on the original call with him". Also that it is his job to ensure that everyone at the park has a good time and he was not sure that would be possible with me there so he was not going to approve the reservation because I was unhappy with the park. I explained I was only unhappy with the park office employees and the park itself was fine. He didn't care and I even went on to explain that it seemed like he wanted to escalate the frustration by calling to argue after I had already hung up and paid for the dates that I wanted to stay. He then hung up on me.

100% be warned the office staff is not easy to deal with and the cancelation policies are far more than any other park I have ever stayed at. This trip alone they were the only ones that did not work with me to accommodate the situation I was in. I had 6 other parks work out ways to not charge me an extra penny for the entire rebooking process, one even gave a partial refund.

This park seems to only care about the money and not the people...

We are halfway through a round-trip cross country excursion and this RV park is the worst we've stayed in. The staff are friendly, the RV sites themselves are average and nicely shaded with lots of trees.

Things that are below acceptable are as follows: The bathrooms and showers are simply the worst I have ever seen and that's including tours of duty in Afghanistan, Iraq and Saudia Arabia. The area around the showers (2) are falling apart and moldy. The showers themselves, although closed for cleaning from 0800-0900 every day, are dirty. Part of the problem is the age of the facilities but we've stayed in parks that are just as old and don't have the rundown problems these bathrooms have. I scoured the surrounding area for another RV park to head to for the 10 days we were stationery here but they were all sold out.

They advertise cable but in order for it to work a cable box is required of which there were none available. I talked to some couples that arrived after we did and they had the same problem, no cable box for them so they couldn't get any cable. This doesn't particularly bother us because we don't use the cable anyway, but it needed to be mentioned.

Third the advertised wi-fi just doesn't work. It's one that's just open, no password required but I assume it's limited somehow because the ability to connect to it was nil. I was able to connect my iPad eventually but my wife never got hers connected despite numerous attempts and locations.

There are positives to the park and I'll end with those. The staff is friendly. It's a nice location with plenty of shady trees to help keep your RV cool. The town of Loomis has a great nursery and some quaint stores that are worthy of a visit. They are even in walking distance if you are up for a moderate stroll. Roseville has all the amenities one needs or could even think of. All of the power, sewer and water connections work and safe. They have what looks like a pretty nice pool for an RV park, although it was October when we arrived so it was closed...
