XB Ranch RV Park — Hotel in Mesa

VERY, VERY SLOW INTERNET!!!! I live in this community, and would rate it much higher if it weren't for this critical flaw. The only available Internet Service Provider at this location is CenturyLink, and due to the archaic wiring, the best available package is their UP-TO 5Mbps ADSL connection, which will average around 2.5Mbps if you're lucky. To translate this for non-technical folks, you can check your email and browse Facebook at slower speeds than you currently do on your cell phone when you're getting poor reception, but be prepared to reacquaint yourself with constantly buffering videos when you're streaming Netflix, Hulu, YouTube, etc. Unfortunately, the only WISP (Wireless Internet Service Provider) that covers this area is not able to service this park due to some obstruction in line of sight to their nearest tower, and if you're thinking about tethering from your mobile hotspot, then consider the costs associated with data plans, and the fact that you're unlikely to get excellent reception. Everything else about this park is wonderful, and so is the surrounding area. Brand new trailers are being set up regularly, and prices are very fair, but the lack of [actual] High Speed Internet in nearly 2018, especially in a big city, is ludicrous. Several of us tenants have decided that we will not renew our leases once they expire, and are currently investigating our options for...

If I could give a zero star I would... THEY DONT TAKE OLDER RV/MOTORHOMES and had my elderly father whom has health issues and needs meds refrigerated, they knew about this before we moved in and they also knew exactly what the coach looked like because they required pictures.... They approved it, but all of a sudden 2months later and the hottest days so far coming up, we were told; "Please be advised that this decision stems from observations regarding the aesthetic standards of the property, specifically concerning the presence of your RV the presence of your RV." We Asked for clarification and was given run around and no answer. They don't warn you or tell you of any issues with your unit, they just give u a 10day non renewal notice. They shouldn't have sent us a statement for July Rent either like get it together! Really professional too Mar management company! I've been a resident here for over a year, and I have to say, this place has truly exceeded my expectations. My initial plan was to stay for a shorter time, but the kind and respectful way I've been treated, along with the well-kept and safe environment, has made me feel right at home. I have also never had a single bug issue, which is incredibly important to me.

Everyone I have spoken with—including Denver, Alexandria, Joseph, Connie, Mark, and more—has always been prompt and caring. They handle any minor interruptions for things like pool or water maintenance (a normal part of life) with transparency and efficiency. The fair rates have also been a great help in managing my finances. Back when I moved in, they gave me the place super clean and already nice and cool for move-in day, which was very much appreciated! My little home is cute and comfortable. I highly recommend this park to anyone looking for a great affordable...
