I strongly recommend that you pay close attention to the cancellation terms that are extremely unusual and punishing. The mandatory deposit to be paid upon reservation (i.e. 50% of the total stay cost !) will not be refunded if the Guest cancel the reservation within 30 days of arrival, regardless of any good reason or cause. In my case, due to serious health issues, I had to cancel my visit to the Hamptons and my 7-day stay at The Baker House in East Hampton last December. I was actually expecting to lose 10% of the total stay cost (what they call Administrative Cost which is always due in case of cancellation) and that would have been acceptable, but I never imagined losing all the advance payment requested when I made the reservation online in September. Here following the response received when I asked for the refund of my deposit less the 10%: "I am sorry to have missed the opportunity to host your stay with us. The Baker House is a small bed and breakfast, and we are significantly affected by cancellations. As stated in our cancellation policy that we emailed you at the time of your reservation confirmation with us, if a guest cancels within 30 days of arrival, they will be responsible for the full reservation amount unless we are able to re-book the room. We understand that things in life beyond our control do tend to happen. For that we have offered to make use of 100% of your deposit for a future stay, it doesn't have an expiration time on it. However, I am sorry to inform you that you do not qualify for a refund of any kind. If you have any further questions, feel free to contact us." Please note that this occurred during a period of low season and with several rooms available, so that The Baker House did not miss any potential business because of my cancellation. Basically, The Baker House have cashed the amount of $1,265 for doing absolutely nothing (except for having booked and cancelled my reservation). Upon my request for explanations and details about the pretended loss procured by my cancellation (i.e. what they call "significant impact"), I only received a reiteration of their Cancellation Terms and their best wishes for my problems. That's really, I'm not joking! So, in light of my personal experience, if you ever decide to book a room at The Baker House, you’d better make sure that you stay healthy and in good shape until you get there, otherwise your money are gone and you'll remain with “the mockery in addition to the damage” ("oltre al danno, anche le beffe" as we say in Italy). Where should i start?? we are not usuals in B&Bs mainly because we are too demanding and we prefer Full Luxury Service but The Baker house is there to PLEASE, and it does DELIVER!!! Although frequent visitors to NY never really had the chance to go to the hamptons. We dropped our children at their schools in upper NY and this was just THE PERFECT experience to CHERRY our Trip. Very Private and Quiet but Great Hamptons atmosphere. The bakers house is elegant, charming, perfectly located (walking distance to main town and restaurants) and EXTREMELY Comfortable. Nobody would believe that this property is not only a land mark but hundreds of years old; it smells delicious, it is SPOTLESS clean, homy and private! It has a Great collection of books and magazines throughout the whole property and the Decor is just perfect (even original floors and doors). Also, the linens are Top of the line,a bed that makes you not want to wake up, great amenities , an AC that works not only to perfection but totally noiceless (not very common) and gardens that are simply "To dye for".... I stayed at the Gardiner Room which is a fairly sized room (kind of a junior Suite and i believe the largest in the main building) with a superb view of the pool and gardens (there are 2 outdoor pools and one indoor). Since i liked the property so much i was lucky enough to get a Peek of some other rooms : There are to please all!!!, small and cute and more spacious for people that like to hang out more in their rooms (like us). Also, In the carriage house (a separate building) they have a Beautifull suite with its own spacious balcony. There is no room service but they have a fully stocked self service bar so upon arrival of your dinning experience you can enjoy a drink in the living room or at the terrace. The mini bar at the room is Great and what ever you request they will get for you!! Brunch is also Delicious (don't miss the home made scones!) we are definitely going back in the winter so we can see all those beautiful fireplaces working!! Read moreI spoke with Heather on Thursday night. I expressed interest in a 2 night stay over the weekend. She told me there was availability and followed up that the ´pools are open’. I arrived on Friday and was told that the pools were not heated. It is unusual to swim outdoors in November and as the weather was forecasted to be on the 60s I had looked forward to swimming outdoors. Saturday morning the woman at the desk related that she was telling people the pools are open ´but not heated’ That extra bit of information was left out when I spoke with Heather. She said something about the pool pipes getting irrigated. I sensed a run around starting but she said she would call the owner and ask about heating the pools. I followed up after breakfast and was assured in 3-4 hours the water would be warm. At 4pm the water was still frigid—maybe the temp had risen from 56 to 68 but definitely not swimmable. Sunday morning the water was in the 80s and pleasant to swim in. I did enjoy the pool Sunday morning before checking out. Heather finally admitted it was she who had the conversation with me. She defended her « pools are open » claim to mean a 56 degree pool is one in which guests would enjoy the looks of. While this may have been an innocent optimistic thought, in my view, it was a bait and switch. I asked for a night compensation for a future stay, but she admitted (as stated in another review) that the owner would never approve of this with some implication that they are cheap. Furthermore they advertise ´fresh squeezed’ juice as part of the breakfast which is far from freshly squeezed as it comes in a bottle which the breakfast attendent showed me. Endless jet in the pool downstairs didn’t work a year ago when I was here and didn’t work yesterday either. Bedding is extremely uncomfortable, soft mattresses, soft pillows, (hideous worn looking sleigh bed in the Georgica room) waffle cotton cover felt through the sheets.
