Story time about my terrible experience with Fish Lake Beach, now that we have sold and huge red flags and buyer/owner beware. 🚩🚩🚩🚩 My mom, bought her park model in March of 2023. My sister and I spent the entire summer painting, decorating and fixing it up for her. And when she arrived she cried the happiest of tears with all our hard work, it was beautiful. That same summer she was diagnosed with stage 4 lung cancer. We made the best of her summer and enjoyed so many memories at Fish Lake, that I will forever cherish. She truly loved it there and so did we. Sadly, she passed the end April of 2024. Prior to that, from her hospital bed, she made sure her entire season was paid for, golf cart fees, car passes, everything was in order. We got car passes, and the plan was for her to be there eventually so we moved all her belongings. Her wishes for us were to enjoy it, and her exact words were for my sister and I to “keep it in the family”. Well, Fish Lake clearly had other plans. They found out about my mom’s passing (no clue how cause we sure didn’t tell them yet) and immediately refused us access. Honestly, I don’t even think they really gave us condolences - just immediately told us they own the land and we can’t enter. I went to the office, explained that we just wanted this season to stay there, since it was paid for already, and THEN make a decision about whether to keep it or sell it. We showed them the will, which left everything of my mom’s to my sister and I. But still they denied us access and told us neither of us can own it, since it’s in the adult section and we have “children”- mind you my sisters step-daughter is 17. We needed to get the perishables and obviously her personal belongings out of there. So my sister and I went to do just that. Susan saw us in her park model and started banging on the door and berating us for even being there. Even when we explained the need to remove perishables (so we don’t get mice) and obviously personal belongings, she treated us as though we were “ stealing” and threatened us with calling authorities. She refused to let us take my Moms car off the property. They made us strip our car passes off our cars and hand them in, as if we were trespassers. Even though we never put the golf cart on the property, they “had to check” if we could be refunded for that too. I guess I still don’t know if we will ever get that back. The way they have treated a grieving family is terrible. It could have been handled with so much more grace. They choose not to do that. Even when we went in to stage it for sale, they questioned us being there. They did cut the grass, but nothing else. Terrible amounts of leaves and sticks on the property. We would have gladly maintained it until it sold but again, they refused us any access. Their reasoning is that they didn’t want a park model to be “abandoned” due to family issues. Well, guess what, it was abandoned this summer, when we could have spent another summer honoring my mom and what she wanted. Plus it was paid for so what’s the big deal? Susan would never give us straight answers and always had to check with “her lawyers” before giving us any answers, which were usually by email. She’s a keyboard warrior for sure. They also informed us that the new policy is that if it doesn’t sell within a year, then the park model must be removed from the property. It’s a new policy and to be perfectly honest, I think they created it just for us lol. Luckily, once they finally put it on the market, it sold very quickly. They made us fix issues that passed the “inspection” when mom had bought it, probably just to delay our sale even more. The fact it sold so quickly is probably also due to the fact that they listed it for less than what it’s worth. I don’t know why Susan and the entire Fish Lake Beach staff chose to treat us so terribly. But I do know, they have ruined Fish Lake for me forever. Read moreBest and the only option that I found in the area. The access road from US-12 is asphalt and in good condition. Another access road is gravel and needs grading. Use the entrance from US-12 for your RV. Roads that I saw within the campground are asphalt and in good condition. They are rather narrow in the area where site E21 is located. We rented a pull through space that had electric and water. The campground had a dump station that we used without problems when we departed. Overall, this is a good campground, especially if you have children. There is a swimming pool, lake and beach, playground, pavilion, scheduled activities, hot tub, and toddler pool. There are special family hours for the hot tub, and special adult only hours for the swimming pool. These special times are only a couple of hours so should not inconvenience anyone very much. I called when I was about two hours away and made a reservation. When I arrived, everything was ready and check-in took only a few minutes. The two women at check-in were polite and explained the map to my site. The grounds are huge and their map is essential. There seemed to be far more permanent campers than there were over night campers. The roadway into the pull-through was adequate to get into the site without trouble. However, it had rained, and there was about 2 inches of mud on the asphalt at the entrance to my site. I was able to pull my 28 foot trailer far enough forward that my stabilizers were not in the mud, but I could not walk behind the trailer. I had just enough room in front of my trailer to park my truck after disconnecting. The roadway in front of my site was narrow. With the adjacent sites closely spaced and the neighbor's tow vehicle nearly in the road, I could not pull through my site and onto the road without causing damage. Rather than wake up people at 7:00 AM to move their vehicle, I backed out of the site. It wasn't difficult to do, but I did pay for the convenience of a pull through. We did not use any of the facilities or activities, but the pool area looked very clean. Considering the location, all the potential activities, and the absence of competition, I thought their price was reasonable. If you have time to use some of the amenities, it would certainly make the price seem reasonable. I was very disappointed in the mud at the site I had (others were not muddy) and also disappointed that I was unable to pull out after paying for a pull through site. Because I did not see any other sites with the mud problem, that can probably be overlooked. So I do recommend this as a place to stay if you are in the area. Read moreI couldn't believe my eyes.||A few feet above my head sat an eagle, stretching its wings and luxuriating from a branch above Fish Lake. The nest looked too bulky to stay balanced on the scrawny tree behind it. The apparent chirping of baby eagles serenaded my ears. Fish literally jumped from the water beneath my boat. Tadpoles and turtles scuttled through the lakeside vegetation. Still more soaring wings--those of hawks and what looked like snowy egrets--sliced through a blazing summer sky. This is the setting of the Fish Lake Beach Camping Resort, and it is nothing short of idyllic.||When my father and I stopped by Volo, Illinois, for a visit to the nearby auto museum, we decided to stay the night at a local campground. Though this property has a two-night weekend minimum stay, we both had work the next Monday and ate the upcharge for an extra night. Even so, the rate was reasonable considering the immense beauty of this property.||There are electrical outlets, running water spigots and bonfire pits at each campsite. By day, the atmosphere is jubilant; music echoes from neighboring RVs while adults fire up their barbeques and children play baseball in the gravel road. In contrast, evenings are almost completely quiet and conducive to a good night's sleep. The only sound I could hear was a train whistle buzzing in the distance.||The lake itself is stunning and serene. Sand, swinging beach chairs and a dock for fishers all make for a paradisial scene. Besides fishing, swimming or boating on Lake Fish, activities abound at this campground. Lively volleyball games and movie screenings by the pool are just a few examples. As for the pool itself, the water was just cool enough to be refreshing--but not jarringly cold. The adjoining hot tub--a rarity for campgrounds like this one--was soothing and steamy.||Showers at the Fish Lake Beach Camping Resort boast hot water (and do not charge a quarter to activate, as competing properties so annoyingly require). The flush toilets, however, should be cleaned more often.||In all, it's easy to forget that one is still in Illinois while walking around this campground. The beach seems a world away from the corporate offices of Libertyville or Lincolnshire, and even further from the bustling streets of Chicago. But my drive here from the northern suburbs took less than an hour.||This camping resort is a first-rate getaway. I am thankful to have seen this picturesque, peaceful place.
