For context, we're Americans who travel extensively internationally for both business & leisure. To name just a few countries - Thailand, India, Mexico, Puerto Rico, Peru, Brazil, China, Taiwan, Macau, Czech Republic, Switzerland, New Zealand, Australia, Japan, South Korea...
Our first night in Vietnam was a HUGE disappointment. We checked in late & ended up leaving our initial / this hotel early due to a "malfunctioning" hot tub (the VERY old, small hot water heater couldn't fill the tub - it shouldn't be advertised if it's unusable!). This was the main reason I booked the room (903). Also, the room was VERY grimey and poorly maintained, despite the SUSPICIOUSLY high ratings. 😒
The daytime receptionist, who I believe may have been the owner (he spoke English fairly well unlike the other employees), gave us an insulting 100k VND "discount" for the "malfunctioning" tub, so we ended up paying 900k VND + 33,505 VND card fee = 933,505 VND for a WAYYY overpriced room!!
We looked at the smaller shower-only room for 3 adults (502), but it was also VERY grimey and poorly maintained, so we definitely did NOT transfer. He said it would be the same 900k VND rate, which was insulting & laughable after looking at it!!
We left shortly after noon to try another hotel (A25 Hotel - 88 Nguyễn Khuyến) - the BEST DECISION EVER!! We paid 822,171 VND total by credit card/visa, which included a delicious all-you-can-eat breakfast for 3 of us and TONS of other amenities - please go read my review of that hotel. It was such a pleasant stay that we stayed an extra night in Hanoi (same price). We will definitely stay at A25 Hotel - 88 Nguyễn Khuyến again whenever we return to Hanoi!!
3/16/25: In response to the owners reply, I wanted to provide additional context regarding our recent stay and the challenges we faced - I believe it's important for clarity and improvement.
Following our late check-in, I notified the hotel via WhatsApp around 1 AM regarding the non-functional bathtub. Aware of the late hour, we went to sleep. Your response came around 6 AM while we were still asleep. Upon waking at 10 AM, I followed the instructions provided to ensure the hot water switch was on and the tub’s plug was in place. They were, and I even sent screenshots for confirmation.
The message was marked as read, but there was no follow-up within the next hour. So around 11 AM, my sister went down to the receptionist, she was informed that "maintenance" would now be sent to our room. After inspection, maintenance confirmed the bathtub issue and then handed us his speakerphone with the English-speaking staff member on the line. While I was the primary speaker, all three of us were present and actively listening to the conversation.
The three options presented were as follows: A 100k VND discount for the current room (so discounted to 900k VND per night). Cancel the remaining nights. Transfer to a shower-only room at the "same" price (clearly stated and confirmed when I sought clarification).
We asked to see the shower-only room, and we found it to be smaller and still poorly maintained, making it an unsuitable alternative - we declined this option.
Additionally, I want to highlight broader cleanliness and maintenance concerns, as evident in the 5-minute video I uploaded: ▪︎ BLACK MOLD was visible on the spray bidet and around the bathtub. 🤮 Immediate deep cleaning is essential. ▪︎ The bathroom exhibited significant neglect, including a rotting plant, a discolored pull-down blind, and accumulated grime/dust. ▪︎ Both the entry room door and bathroom door also showed grime/dust accumulation. ▪︎ The closet was only half usable, as one door had been nailed shut. ▪︎ Water stains across the bedroom ceiling require bleaching and repainting. ▪︎ The blue-painted walls are bubbling and need to be repaired & repainted.
This is a stark contrast to the five other hotels/homestays we’ve stayed in so far during our Vietnam trip (all less than 900k VND per night & with bathtubs) - all much cleaner & far...

But after seeing the endless efforts to continue to guilt and pressure me into taking down my review on booking as well, I decided to post my review. We review to give honest feedback from genuine experiences to help guide others into not making the same mistakes or encouraging others to proceed when hesitant following good experiences. Otherwise what’s the point. And as a business owner you should always strive to improve yourself not to pressure your guests into leaving false feedback.
This is a small family run business. A very kind and hospitable family. They truly welcome guests with smiles, kindness and good service. But hotel stays are much more than a warm welcome. The hotel is quite rundown, in need of a full renovation. The room furniture is falling apart with stains and cuts in the fabric. The mattress we had was basically a thin piece of foam over a piece of wood. They were kind enough to move us to a room with a spotter spring mattress but not all rooms are equipped with such. There is very poor soundproofing leaving the noise of the busy traffic to easily come through.
I was shocked to have this experience and first impressions after getting into the room. It only occurred to me after leaving the hotel and posting an honest review that the reason they have 5/5 reviews is bc people are pressured to change or remove bad reviews.
The guilt campagne started within hours of my review positing. I received WhatsApp messages from the property mentioning that their family relies on this business, that they’re in over their head essentially and that a bad review could ruin them. I was told that no guests are booking anymore and even received photos of their family and pregnant wife to sway me.
It went against all my morals but as a husband and a father I fell right into it. I do sincerely wish this family all the best. But this is not a way to run a business. Take your efforts into improving, misleading your guests and guilting people is not a business strategy that I support. And as far as charity is concerned, people should have a right on how they choose to be charitable and to whom, no one should be pressured like this.

I’ve decided to repost my honest review on this property... here it is:||You get what you pay for..||The staff are exceptionally helpful and service oriented. And if I were to rate the staff alone, I would have given this review an easy 5 stars.||But the truth is, the location is about a 30 min drive to Old Quarter with not much near the hotel apart from a few poor quality local restaurants and Mega Mall being a 10 min walk away. The sound of the street passes into the rooms far too easily with poor soundproofing. The bathroom window leaks light across the room through the night bc of the open concept and odd architectural choice of a window on the wall separating the bathroom from the room.||Some of the rooms have a piece of foam passing as a mattress, thankfully bc of the incredible service standards, the front desk moved us and actually upgraded us to a larger room with a proper mattress. ||The hotel is quite run down, rooms are quite aged and in serious need of renovation and furniture upgrades. The accent sofa in the room was falling apart, everything looks very old and beat up.||Overall, notably excellent service, though poor location, poor comfort, and very old rooms and furniture.
