What a lovely and memorable experience here! It all starts and ends with the amazing owner and bosslady of the property - Ha. She is soooo sweet, professional, and great at her job! From swiftly arranging a private car pickup from Da Nang Airport (for 300.000 VND which is cheaper than a Grab car) on only a couple hours' notice, to greeting me with warm Vietnamese tea upon check-in, to answering every question I had and responding to every message on WhatsApp promptly and warmly. She also helped arrange a similar car service for me back up to Da Nang Beach the following day after checkout, and it was smooth and the driver was very professional.
The room was very nice, with the only small complaints being a few mosquitoes in the room and the bathroom being partially outdoors (and so very warm), but overall, this did not affect my ability to rest, as I was able to get rid of the mosquitoes before going to bed, and then I slept very well.
Breakfast in the morning was simple but nicely presented and prepared a la carte.
The location isn't perfect, as you have to walk a bit to get into town, and the walk back at night got a little bit sketchy, with several dogs following me and barking at me down alleyways in the residential areas between central Hoi An and the hotel.
All things considered, I can't wait to come back to Hoi An someday (hopefully relatively soon!) and see Ha and her team again, and I will not forget her big smile and friendly voice! 😊 Cảm ơn cô...

Don’t be fooled by all the 5-star reviews praising the “friendly owners.” You’re not staying with the owners — you’re paying for a room, and it should match what was promised. Politeness is the bare minimum — not a bonus.
We booked a “30 m² Deluxe room” and got a small 22 m² box. Later we saw the real 30 m² room — and it became clear there’s only one in the entire hotel. The rest are much smaller but falsely advertised as the same type. That’s deception, plain and simple.
Our balcony looked straight into another guest’s bathroom. No privacy at all.
There’s only one English-speaking staff member, and she’s rarely around. The rest are hard to communicate with, and their politeness felt scripted, not sincere.
👉 Important: It seems that all the positive reviews come from the few lucky guests who stayed in that one real “deluxe” room. Everyone else gets far less than what they paid for.
There are many hotels in Hoi An at the same price point with larger, more comfortable rooms. If you end up in one of the smaller rooms here, it will feel empty and lifeless — no...

Breakfast was fried rice with egg, instant noodles with eggs, ban mi with eggs, cucumber and some fruit. Coffee and orange juice were not the nicest. We had a good time there but i would not recommend buying brraskfast. One thing i did not like is that we were not given toilet roll (when room did not need to be cleaned) despite being 4 of us, so i had to ask each time (could have left the roll just inside the room or outside the door.
